Principal Reduction Program Yes, it is true! A Principal Reduction Program has been approved and we are currently ONE OF THE ONLY LENDERS IN ARIZONA APPROVED ON THIS PROGRAM. There are some requirements. The loan must first be eligible for HARP (Home Affordable Refinance Program). HARP Eligibility Checklist: 1. You must be able to make your mortgage payments moving forward. 2. It doesn’t matter what you owe or how upside-down you are. 3. You must have a fair credit score. 4. Subject property can be your owner occupied residence OR a rental property. 5. Property can be a 1-4 unit property. 6. Your loan must be owned by Fannie Mae or Freddie Mac. Once you establish that you have HARP eligibility, there are some additional requirements to meet with Maricopa County. Maricopa County received Principal Reduction Funds through the Hardest Hit Fund Act. There is up to $150,000 for each qualified homeowner to be applied to the principal balance of a loan. Working with transfers through our company is extremely efficient, these buyers have already SOLD their homes, and they are anxious to buy when they arrive in Scottsdale. The foreclosure mess we’ve seen over the past several years seems to be cleaning itself up. Arizona is now ranked 40th in non-current loan rates and 34th in percentage of homes in foreclosure. Over the last month we fell below Iowa, Oregon and Utah. The only 10 states with lower delinquency rates than Arizona are: North Virginia and Idaho. The highest delinquency can be found in Florida with 19.7%. The number of single family homes, condos, and townhomes purchased by buyers with a Canadian mailing address dropped 19% between 2011 and 2012. The fall was higher for Canadian owner-occupiers (24%) and lower for Canadian landlords (12%). Californians increased their purchases by 5% between 2011 and 2012. Overall, the number of homes purchased by people outside Arizona between 2011-12 dropped by 9%, so Californians were bucking the overall trend with an increase in Arizona property purchases.
