In real estate sales there are two sides to each transaction – the buyer and the seller. When you represent both sides you get credit for it twice in terms of total production as compared with other real estate brokers. $35,820,000 of total production is over 5 times more than our closest competitor’s production during the same period. Activity continues to be brisk with no sign of it stopping anytime soon. It is clear that Covid helped increase a migration of Americans who are leaving densely populated areas in search or more open space and safety for their loved ones to enjoy. Arizona, and north Scottsdale in particular, appears to be very well positioned to continue to see higher than normal population growth. There was a recent article written with a headline that read “Scottsdale tops all U.S. cities with more people moving in during Covid 19”. In fact, Scottsdale bested all cities with 67% more people moving in than moving out. This is one of the best markets I have seen since well before the recession in 2009. The biggest challenge is a lack of inventory. We had one home come on the market recently that received 2 offers within 36 hours and ended up selling for over asking price. With home prices continuing to rise, If you have been thinking about selling your property this is a great time to explore what your home is worth. As you can see from the chart above, of the 13 sales we made, we represented both the buyer and seller on 5 of the transactions or nearly 40%. This allows us to discount the commission and save our sellers money.
