t is hard to believe Mirabel’s 15 year anniversary passed recently on November 1, 2016. The Mirabel Golf Club has done a fantastic job in keeping the clubhouse current with several major renovation/addition projects that have been completed over the past several years. And a major renovation of the golf course will commence this summer, insuring that the golf course keeps its status as one of the premiere courses in the southwest. The Homeowner’s Association has also invested significant money to continue to maintain and enhance the community with major landscape and signage improvements as well as several major road and perimeter wall projects about to commence. With many of the homes in Mirabel now being a decade old or more, homeowners need to make the same commitment to their residences to invest in improvements or changes to keep their homes current to maximize their value when it comes time to sell. The best place to invest in your home to get the most bang for the buck is in the kitchen and bathrooms. The current trends in these areas are for lighter stone surfaces, and lighter cabinetry, walls and millwork as opposed to the dark colors that were popular in the mid 2000’s. You would be surprised how economical it is to replace granites or marbles in kitchens and baths, repaint walls, and in some cases resurface cabinetry to make the homes feel lighter and brighter. Any homeowner who has a home that is more than 6 or 7 years old needs to start thinking about investing in updating their house or they should expect a buyer to want a significant discount when it comes to the sales price of a home to offset the inconvenience of having to remodel it after the purchase is complete.
The luxury second home market has not fully recovered from the recent recession and there are more sellers than buyers in most cases. If you want your home to sell quickly and for top dollar when it comes time to sell, consider investing in updating your property the way the club and community have done. This can seem like a daunting task especially if this is a part time residence for you. Below are some simple steps you can take to get the process started:

• Consult with a design professional to get ideas and share your thoughts as to what improvements/updates make sense for you. • Interview several contractors that specialize in smaller projects like kitchen and bath remodeling. • Come up with a budget that you can live with and then prioritize which improvements will provide the best return on investment for you. Your design professional should be able to give you guidance as well.
