Luxury Condo and Resort Home Stats Mid-Year Report: In comparing the first half of 2013 to 2014, we see a volume decrease of $14MM from $103MM over 200 transactions sold in the first half of 2013 compared to $89MM and 176 transactions year to date. Average price per square foot in 2013 was $285/Sf with the priciest condo or resort home selling at $3.6MM, while 2014 still averaged a higher per square foot of approx. $291/Sf. The priciest luxury condo/resort home transaction year to date is $2.45MM. The average days on market were similar within both periods. Although fewer number of transactions in 2014, we certainly see a healthier market with nearly zero distressed transactions in the luxury condo market. Inventory is at the lowest level in several years. Prices have completely stabilized and I expect to see prices continue to rise between five and seven percent over the next 12 months. Our clients who have purchased throughout these two years are certainly enjoying this more stable market and the appreciation. The short period of being able to purchase below replacement costs are almost gone! Several new communities are being announced and our current communities including Pinnacle Pointe across from the Four Seasons already sold 36 of the 84 homes since public report in November showing strong buyer demand.
