New homes are also selling quickly, averaging less than 30 days on the market after the home has completed construction, further demonstrating the bifurcation in the home market.

As it relates to lots, the market is strong based on the fact that there are currently 9 homes under construction and another 11 homes in design. Of the 9 homes under construction, 3 of the homes are spec homes while there are 3 spec homes in design. Based on our calculations approximately 10% of the lots remain in the community where homes can be built, and currently about 10% of the Estancia lots are under construction or in some phase of design. As a result, lots are becoming scarce and we expect an increase in demand over the next few years.

Another factor affecting sales in Estancia is the shift in the buyer profile over the last 5 years, which is beginning to create a bifurcated market for home sales in particular. When we review the luxury HOME market in North Scottsdale we utilize the 85262 and 85266 zip codes and include homes that closed at $2,000,000 or greater. In this market we see consistencies with the Estancia real estate market, with fewer homes selling at a lower average sales price. Overall, 44 homes have sold in the last 12 months compared to 55 sales during the previous 12 months; a 20% decrease in units sold.

Average sales price is $2,587,550 this year compared to $2,877,245 last year. This translates into a total sales volume decrease of 28%. However, the average sales price per square foot has increased, averaging $470.61 this year compared to $454.53 last year. This increase is consistent with the fact that the overall market is bifurcated similar to the Estancia market with new homes selling at a 30% premium over resale homes.

As it relates to days on market for luxury homes selling over $2,000,000, the average this year is 242 days versus 292 days to sell last year.
