WHO SAYS THIS IS A BUYER’S MARKET?
Finally leaving the era of a brutal “buyer’s market” where sellers have been forced to accept very low offers, we are now seeing what I have predicted for months. Fountain Hills luxury homes have been selling at a very rapid pace. Please review the properties that have been placed under contract and the amount of newly listed properties. This is the activity that has occurred during the last two months. In gated luxury communities, demand is far exceeding supply. Of course, quality and proper pricing is still critical. Sellers of quality homes are now saying “NO” to low offers and buyers are stepping up and paying the price. The most impressive thing about the last couple of months was the huge unit volume of closed sales. Last month saw the 5th largest amount of home sales EVER in Maricopa County. The other 4 months with higher sales figures are all from the “boom years” of 2004-2005. While supply is falling quickly, demand is accelerating. Sellers are receiving multiple offers. Buyers are realizing that while prices are still an excellent value, they do have to pay market value for quality. “Low-ball” offers don’t work anymore. Currently the trend is for supply to fall further and demand to increase, and if this continues than at some point it is likely to lead to prices moving higher.
