Principal Reduction Program Yes, it is true! A Principal Reduction Program has been approved and we are currently ONE OF THE ONLY LENDERS IN ARIZONA APPROVED ON THIS PROGRAM. Equestrian Manor and Paradise Manor continue to see record low inventory as spring 2013 is here. The summer selling season is just 3 short months away, and I am hopeful we will have some additional homes come on the market. Our relocation department at Prudential has seen quite a spike in activity, and they forecast many professionals will be transferred to our area in 2013. In fact, it’s the largest increase we have seen since 2005. Working with transfers through our company is extremely efficient, these buyers have already SOLD their homes, and they are anxious to buy when they arrive in Scottsdale.

The foreclosure mess we’ve seen over the past several years seems to be cleaning i tself up. Arizona is now ranked 40th in non-current loan rates and 34th in percentage of homes in foreclosure. Over the last month we fell below Iowa, Oregon and Utah.

The only 10 states with lower delinquency rates than Arizona are: North Dakota, Alaska, South Dakota, Wyoming, Montana, Colorado, Minnesota, Nebraska, Virginia and Idaho.

The highest delinquency can be found in Florida with 19.7%.

The number of single family homes, condos, and townhomes purchased by buyers with a Canadian mailing address dropped 19% between 2011 and 2012. The fall was higher for Canadian owner-occupiers (24%) and lower for Canadian landlords (12%). Californians increased their purchases by 5% between 2011 and 2012. Overall, the number of homes purchased by people outside Arizona between 2011-12 dropped by 9%, so Californians were bucking the overall trend with an increase in Arizona property purchases.

TUNA TARTARE WITH AVOCADO AND SOY-LIME DRESSING 18 ounces fresh tuna, trimmed and cut into 1/8-inch dice 6 tablespoons extra virgin olive oil 2 ripe Haas avocadoes, peeled and diced Toasted sliced ciabatta bread Crispy Shallots: Peanut oil for frying 3 tablespoons finely chopped shallots 2 tablespoons Wondra flour Fine sea salt Fry the Shallots: Pour the oil into a small saucepan to a depth of about 1 inch. Heat the oil until a small piece of shallot sizzles rapidly when added to the pan. Toss the shallots with the flour.

Carefully add the shallots to the oil and fry until golden brown, 30 to 60 seconds. Remove the shallots with a slotted spoon and drain on paper towels. Season with a pinch of salt.

Dressing: 1-1/2 teaspoons wasabi powder 3 tablespoons reduced sodium (light) soy sauce 2 tablespoons white mirin 1 tablespoon mustard oil 1 tablespoon rice wine vinegar 1 teaspoon lime juice 1 teaspoon honey Freshly ground black pepper Make the Dressing: In a medium bowl, stir together the wasabi powder and 1 tablespoon water to make a smooth paste.

Whisk in the soy sauce, mirin, mustard oil, vinegar, lime juice and honey. Add black pepper to taste. Set aside.

Make the Tartare: Toss the tuna with the olive oil, salt and pepper to taste. Season the avocadoes with salt and pepper to taste.

To Serve: To mold the tuna into a disk, place a 3-inch tartlet ring or an empty tuna can with the top and bottom lids cut out on a chilled plate. Fill the ring with a layer of avocado and top with the diced tuna and fried shallots. Lift off the ring.

Drizzle the sauce around the tuna. Serve with the ciabatta or homemade potato chips.

With the recent passage of Proposition 117, now is the perfect time to make sure that the values set by the Assessor accurately reflect the market value of your property. Proposition 117 will alter the way the Maricopa County Assessor determines your property’s assessed value. Beginning in tax year 2015, your Limited Property Value (“LPV”) will determine both your primary and secondary taxes. As a result of Proposition 117, a property’s LPV can increase by no more than 5% per year.

Because the Full Cash Value will serve as a cap on how high your Limited Property Value can be, it is important that your assessment be reviewed THIS YEAR to grandfather in the lowest base starting value for next year when Proposition 117 takes effect.

Principal Reduction Program Yes, it is true! A Principal Reduction Program has been approved and we are currently ONE OF THE ONLY LENDERS IN ARIZONA APPROVED ON THIS PROGRAM. There are some requirements. The loan must first be eligible for HARP (Home Affordable Refinance Program). HARP Eligibility Checklist: 1. You must be able to make your mortgage payments moving forward.

2. It doesn’t matter what you owe or how upside-down you are.

3. You must have a fair credit score.

4. Subject property can be your owner occupied residence OR a rental property.

5. Property can be a 1-4 unit property.

6. Your loan must be owned by Fannie Mae or Freddie Mac. Once you establish that you have HARP eligibility, there are some additional requirements to meet with Maricopa County. Maricopa County received Principal Reduction Funds through the Hardest Hit Fund Act. There is up to $150,000 for each qualified homeowner to be applied to the principal balance of a loan.

Equestrian Manor and Paradise Manor continue to see record low inventory as spring 2013 is here. The summer selling season is just 3 short months away, and I am hopeful we will have some additional homes come on the market. Our relocation department at Prudential has seen quite a spike in activity, and they forecast many professionals will be transferred to our area in 2013. In fact, it’s the largest increase we have seen since 2005. Working with transfers through our company is extremely efficient, these buyers have already SOLD their homes, and they are anxious to buy when they arrive in Scottsdale.

The foreclosure mess we’ve seen over the past several years seems to be cleaning i tself up. Arizona is now ranked 40th in non-current loan rates and 34th in percentage of homes in foreclosure. Over the last month we fell below Iowa, Oregon and Utah.

The only 10 states with lower delinquency rates than Arizona are: North Dakota, Alaska, South Dakota, Wyoming, Montana, Colorado, Minnesota, Nebraska, Virginia and Idaho.

The highest delinquency can be found in Florida with 19.7%.

The number of single family homes, condos, and townhomes purchased by buyers with a Canadian mailing address dropped 19% between 2011 and 2012. The fall was higher for Canadian owner-occupiers (24%) and lower for Canadian landlords (12%). Californians increased their purchases by 5% between 2011 and 2012. Overall, the number of homes purchased by people outside Arizona between 2011-12 dropped by 9%, so Californians were bucking the overall trend with an increase in Arizona property purchases.
