Year-End Update

2009 was an exciting, interesting and challenging year in the real estate industry. It seems as if Lender-Owned properties and Short Sales have become the “New Normal.” Throughout the year these types of properties far out sold “traditional” listings. The government gave us tax credits as incentives to purchase homes and it appears to have been successful. The 2009 version of the First-Time Home Buyer Tax Credit was so successful that it was extended and expanded. Please see the guidelines below. On a personal note, 2009 was an exciting year for me. I began the year affiliated with Russ Lyon Sotheby’s International Realty. During my time there I had the good fortune to work with wonderful clients and agents on many transactions. In November I changed real estate companies. I am now affiliated with RE/MAX Fine Properties in Scottsdale. RE/MAX is the market leader worldwide. Long-Time Residents of Same Principal Residence • Tax credit of $6,500 or 10% of sales price. • Must have owned home for 8 years and lived in that home consecutively for 5 years out of those 8 years. • Current home must have been principal residence.

Income Limits Increased • $125,000 Single • $225,000 Married • Modified Adjusted Gross Income – can earn up to $20,000 more than income limits and still get a partial tax credit. Additionally there are tax credits available for Members of the Armed Forces. *There are some age limit restrictions, proof of purchase requirements and some buyers are ineligible.
