April was another excellent month for the luxury market with monthly sales up 39% compared with April 2012 and dollar volume up 37%. In addition the number of pending listings is 20% higher than last year. Although the number of active listings rose by .8% between April 1 and May 1, the months of supply dropped to 6.3 because of the faster sales rate. The monthly average price per sq. ft. has increased by 5% over the last year and, with the average $/SF for pending listings up 2.5% in the last month alone, we expect more price appreciation to come. The average number of days on market continues to fall and the market distress index, although up slightly from last month, remains modest at 6.0. Several ZIP codes have no distressed inventory at all- namely 85086, 85226, 85248, 85250, 85251, so we don’t expect to see many bargains in these areas. Overall inventory is fairly low in 85016, 85050, 85086, 85249, and 85258 but remains relatively plentiful in 85044, 85253, 85252, 85268, 85331, 85377, and 85383. MID-YEAR HOUSING BYREPORT MICHAEL ORR The Greater Phoenix housing market was the first in the country to recover. Hitting its lowest point of $117,000 in April 2011, the monthly median sales price for single family homes in Maricopa County has rebounded explosively reaching $190,000 two years later in April 2013. That 62% jump indicates just how much the market has changed, but gives a misleading impression of increases in normal home values. Back in April 2011 the majority of the market consisted of bank owned properties and short sales. In the summer of 2013, these have declined by two thirds and the majority of transactions are now between normal sellers and buyers. Distressed properties often sell at discounts of 25% or more, so we have to allow for the change in the mix as well as the change in home values. If we look exclusively at normal transactions, median sales prices have increased by a more modest 13% from $180,000 to $204,000. Now that we no longer have a large number of foreclosures, we have far fewer homes available for purchase. New home builders are ramping up production in areas such as the Southeast and Northwest Valleys, but are still at production levels that are down by 70% or more from the heights of 2005. Many existing homeowners are still trapped by negative equity and unwilling to consider selling until they can do so without having to bring cash to the close of escrow. The widely held myth that banks are hiding

large numbers of homes in a so-called “shadow inventory” has proven to be unfounded. As a result, buyers are facing many challenges mainly caused by the fact that they heavily outnumber sellers and therefore have to compete with each other. Multiple bid situations are commonplace especially at the lower-end of the market. Here first-time home buyers compete with investors for anything that might work for them. It is no good being too choosy because that will likely result in potential buyers getting nothing at all. At the top end of the market, luxury sales are now at their highest volume since 2007. For homes over $1,000,000, prices dropped between 2007 and 2011 but much less than the rest of the housing market. Since the middle of 2011, the recovery of the luxury market has been much less spectacular, but no less welcome. The strongest upwards movements have been for the most affordable homes within the luxury areas. The price range between $500,000 and $1,500,000 is seeing strong demand, especially in areas that are close to shops and transportation. Arcadia, Paradise Valley and the southern parts of North Scottsdale are especially popular. The market slows down a little as we move up in price, but even the market above $3,000,000 has had a busy spring season. There is little chance of supply increasing significantly in the near time but market pricing continually adjusts to move
