DESCRIPTION OF PROJECT:
This is a 4,200 square foot house plus basement. It is a single family residence located adjacent to the campus of the University of Chicago built for a U of C professor and his family. The neighboring buildings were primarily built in the late 1800’searly 1900’s. The site is positioned between a block of 2 and 3 story stately brick homes and a limestone clad university building that is 4 stories tall. There was much discussion of whether to incorporate brick, limestone or perhaps stucco (which was the material of the original house on the site) into the project. Ultimately the combination of limestone and stucco was selected and applied in order to emphasize separate volumes of the house and to break down the scale. The location of this house plays a role in the context as a whole. This house is now a part of the architecturally renown University of Chicago campus; a campus full of significant architectural works by: Mies van der Rohe, Rafael Viñoly, Walter Netsch, and Frank Lloyd Wright, just to name a few. This house is intended to be a functional modern statement contributing to the broad range of architectural styles in Hyde Park, including Frank Lloyd Wright’s Robie House located just two blocks away.

DESCRIPTION OF EXTERIOR:
The overall form of the house is simple in its lines and edges, but dynamic in its formal expression. The exterior surfaces fold throughout the building’s mass, defining spaces while also creating the enclosure. Exterior spaces are integrated with interior spaces to provide unique living experiences while filtering light into the interior through floor to ceiling glass doors and windows. Stucco and limestone also helped to blend into the surrounding context and allow the house to have a bold, yet non-aggressive presence. The stucco portion of the buildings envelope is defined by 2 interlocking volumes; one is light grey and the other is dark grey. Other exterior materials for the house include: steel, equitone (cementitious panel), glass, cedar, bluestone pavers, and architectural concrete. A black break metal was used to wrap any exposed structural steel. Limestone copings were used to cap all masonry walls and Thermoplastic polyolefin (TPO) single-ply roofing membranes were used on the roofs. The gates, fences, and handrails were all custom designed made out of steel. This house also incorporates energy saving features such as geothermal heating and cooling as well as a photovoltaic solar panel system.

INTERIOR: FAMILY ROOM
DESCRIPTION OF INTERIOR:
The family room is designed to be a relaxed and playful space. With 15’ ceilings, it is the most open space in the house. There are 3 entry points into the family room: (1) is a stairway leading down from the kitchen (2) is through the sliding glass doors leading in from the back patio and (3) a hidden door built into the millwork by the bookcases; it is a secret passageway with a slide leading into the basement. A custom entertainment center was created to house the TV as well as to provide storage cabinets. Bose speakers are installed throughout the room for surround sound and for music. The family room has a polished concrete floor with radiant heat from the geo thermal heating system. On the west end of the room is a curtain wall with (2) awning windows. On the east end of the room is a pair of sliding doors which open out to the back patio. The back patio has a 36” outdoor gas grill, planter area, outdoor fireplace feature and a lounging space.

INTERIOR: LIVING ROOM
DESCRIPTION OF INTERIOR:
The living room has (4) main features: a steel staircase, a glass panel separation wall, a fireplace and a grand window wrapping the south west corner of the room. This is the first main space you proceed into upon entering the front of the house. It was important this space feel inviting and open. Having the glass separation wall located at the stairwell functions as a guard rail and also allows the living space to be full of natural daylight. The living space is a place of gathering and activity. It was important to feel relaxed and to not have confining opaque walls. The transparency of the glass panel wall allows your line of sight to move through the entire first floor. The window at the southwest corner opens out to a perfect view of a medieval church directly across the street. The fireplace is positioned on the south wall creating a space for lounging. The powder room is connected to the living room and past that you enter into the dining room which continues on to the kitchen/courtyard. All these open spaces are bridged together by a corridor that ultimately leads you down into the family room.

DESCRIPTION OF INTERIOR:
The kitchen centerpiece is a custom designed service island. This service island houses the dishwasher, garbage disposal, soap dispenser, drinking water filtration system, storage and book cases. Installed at the bottom of kitchen island is a “Sweepovac” (under counter kitchen vacuum) for removing debris from the kitchen floor. The millwork design reads as one continuous surface while containing all the appliances including the fridge, freezer and storage. The millwork was designed to have a minimal aesthetic with a warm texture to soften the space. Floating stainless steel shelves were anchored into the stud wall on the north elevation above the cooking counter space. Hafele puck lights were installed underneath the stainless steel shelving units to provide additional lighting. The north wall backsplash is made from two very large pieces of marble with each half measuring at 6’ x 8’. To the south is a double acting sliding glass panel wall. These massive panels are floor to ceiling in height and span the entire width of the courtyard. When opening the sliding panels the kitchen and the outdoor courtyard become one space, blurring the line between the interior and exterior.

DESCRIPTION OF INTERIOR:
The master bath has a 6’ x 9’ shower sloping to one single trench drain. The shower has 6 body sprays (3) on each side, one rain shower head above, one regular shower head in front, and one hand shower on the west wall. All fixtures are polished chrome and there is one large Barcelona soaking tub at the opposite end of the bathroom. Each person has their own sink and corresponding mirror. The countertops are pure white quartz. Transom windows to the north and east sides of the bathroom allow for natural light to enter. The tile used for the floor is marble while the tile used for the walls are porcelain. A toilet room is also connected to the bathroom for privacy. The Master Bedroom is located down the corridor at the furthest east end of the building. The master has sliding glass doors opening to the balcony on the east end and a curtain wall with awning windows on the west end. All the windows have electric shades and operable curtains. The bed is framed with a partition wall to provide privacy from the windows and to create an enhanced sense of intimacy.

DESCRIPTION OF PROJECT
The foundation and framing were of key importance to ensure the building’s geometric forms would all line up. Very detailed measures went into making sure all the edges and material transitions happened exactly where they were supposed to. For the foundation, a ledge diagram was created to give the contractor the exact heights and dimensions of each wall. The foundation was very complex rising above grade in some locations by over 5’ in order to create the most structurally sound building possible. The structural steel was critical in achieving the buildings form. Once it was correctly engineered, everything else followed. At the front end of the building is a second story volume floating over the main entrance overlapping the limestone facade. The material contrast and transitions helped break down this enormous mass. The south west corner of the building was expressed by 1st story and 2nd story windows defined by a custom steel profile window surround. Equitone cement panels were used to in-fill the space between the top and bottom story windows.

DESCRIPTION OF PROJECT
The east side of the building is the back of the house. The master balcony reads as a separate volume defined by square edges and dark gray stucco in contrast to the light gray stucco. The balcony is a form which cantilevers outward and wraps the north corner. Guardrails for the balcony were made from glass to create a feeling of lightness through transparency. Once the framing was completed, the stucco team had to use square jigs to achieve the crisp edges on all the forms. Followed by the application of stucco and limestone, cedar slats where applied to steel posts creating screen walls to enclose the back entry and patio. Bluestone pavers were used for the back patio, exterior stair treads / risers and to clad the stringers. The backyard also includes a three car garage that sits on a single sloped pad.

The existing building, titled “The Flame”, is a historically significant modern landmark cocktail lounge in San Diego, CA. Throughout the design we worked with the developer to restore the lounge, its façade, and keep the iconic sign. The 6,000 square-foot lot was already zoned for multi-use, so the addition of six apartments didn’t require rezoning. The apartments were to be built in relationship to the existing building. The new apartments were designed to be within the existing structure above and behind the renovated cocktail lounge. The newly renovated lounge was reduced in size to 2,000 square feet and the new apartments would now rise up a total of 3 stories.

This project is a major renovation overhaul on Philip Johnson’s iconic post modern AT&T building at 550 Madison Avenue in New York City. The scope of this project includes renovations of the interior, exterior and a ground up landscaping re-design. This is a very fast paced architecture of record project that requires extensive coordination’s with all trades and architectural design firms Snohetta and Gensler who are the creative forces behind the renovations and new design additions. The lobby’s design is grounded in respect to the original Philip Johnson design: minimal, sophisticated and pure. Our job was to take Genslers design and generate the complete set of construction documents for pricing, permits and building.

CONSOLIDATED RENTAL AGENCY COMPLEX (CONRAC) - DESCRIPTION OF PROJECT:
The new Consolidated Rental Agency Complex (CONRAC) and Public Parking structure is a multimodal transportation center combining airline, light transit, rail, bus, shuttle as well as both rental and privately owned vehicles at one location to facilitate travel within the Chicago metropolitan area and to destinations throughout the world. Most of the building is dedicated to the storage of automobiles with three (3) floors dedicated rental car operations, three (3) floors to public parking, and an additional three (3) floors of public parking in the future. At approximately 500,000 square feet per floor, the facility will become one of the largest structures in the Midwest at over 3 million gross square feet. The functional and visual focal point of the building is the Customer Service Center (CSC) and the airport transit System (ATS) station. The design combines these two operations into one space that creates for all practical purposes another “terminal” for the airport.
The CONRAC was designed using the architectural framework developed in collaboration with the Chicago Department of Aviation. Part of the framework was consideration of the rich architectural history of the airport, and the visual impact this massive structure would have on the surrounding area. In addition, a major portion of the airports visitors will pass through the ATS station making it a “gateway to Chicago”. Because of its size and location, the facility will be highly visible from all angles including the air. One of the challenges is making a 3 million gross square foot structure a welcoming and memorable experience for people driving on Manheim Road, arriving on the ATS system, viewing from the Metra train, or when taking off or landing at the airport.

CONRAC COURTYARDS
To humanize the structured parking, the facility features two (2) 60-foot wide courtyards planted with evergreen and deciduous trees. The courtyards’ many benefits include providing natural light, ventilation, and wayfinding. The openings aid in orienting the visitor by breaking-up each level of the floor plate into three (3) sections. They act as visual landmarks and an obvious circulation path to the CSC and ATS station. In addition, each courtyard is unique visually to cue individuals to which end of the facility they parked their car. The courtyards are open to sky to help ventilate the parking facility and to provide the plants with sunlight and water while the edges of the courtyards provide a sheltered circulation path in inclement weather. Appropriate plant species shall be chosen for their low maintenance, hardiness and drought resistance. The facility shall include a drainage system to collect stormwater that in turn will feed an irrigation system for the landscaping on site and in the courtyards. Symbolically, the tree-filled courtyards counterbalance the building’s main function of storing automobiles. According to the EPA “driving a private car is probably a typical citizen’s most polluting daily activity.” Cars are major contributors of air pollutants producing 33% of the carbon dioxide (CO2) released into the atmosphere. On the other hand, trees or forests are “the earth’s lungs,” converting carbon dioxide (CO2) to oxygen.

ARCHITECTS: BLUE LINE VISIONING PROJECT _
INTRODUCTION VISION
The Blue Line Forest Park Branch will be easy and a joy for customers to use. It will be easy for staff to work in and maintain. It will be integrated into the neighborhoods through which it passes, seamlessly connected to transit, pedestrian, and bicycling networks. It will support existing, and spur new, residential, commercial and institutional life at each station.
PURPOSE
The purpose of this study is to develop and evaluate station alternatives, and neighborhood connections to the stations along the Chicago Transit Authority’s (CTA) Blue Line Forest Park Branch. This study includes the Blue Line from Clinton Station to Forest Park Station. This study will guide CTA’s transit service, station, and neighborhood connection improvements in the nearterm (2023) and long-term (2040). It will also assist CTA and the Illinois Department of Transportation (IDOT) in coordinating transit improvements associated with IDOT’s Interstate 290 (I-290) multi-modal studies.
A range of alternatives were considered at each of 15 stations, three of which are currently closed and may be reopened. The open stations are organized into six categories based on their recommended future design. A representative station was used to evaluate alternatives and make recommendations for layout improvements and neighborhood connections. The representative stations are: Austin (double-entry, asymmetrical); Kedzie – Homan (doubleentry, symmetrical); Western (double-entry, compact); Illinois Medical District (triple-entry); Clinton (subway); and Forest Park (terminal). Austin, Cicero, and Oak Park stations will be representative of how neighborhood connections can be improved.
CHALLENGES AND GOALS
The Chicago Transit Authority’s mission is to “deliver quality, affordable transit services that link people, jobs and communities”. Clean, well-lit, inviting stations, that are identifiable and integrated into their neighborhoods, directly affect people’s sense of well-being and security and are essential to attracting riders to the system. In turn, a well-used Blue Line will stimulate economic growth in the neighborhoods that it serves. The goals of this study flow from current challenges for the Blue Line. These goals are organized into two groups, those that will improve the station and those that will improve the connection between the station and the neighborhood.
STATION HOUSE IMPROVEMENTS
Current station houses, apart from their physical condition, are insufficient to handle passenger volumes, are difficult to monitor, and lack visibility in their neighborhoods. As they are rebuilt, the station houses will create a focal point for the neighborhood and be a fluid expression of the movement of people between the platform and street. Canopies will extend over the sidewalks, especially where transfers between bus service is expected.
Where trains berth beneath the station house, there will be an open flow of space between it and the platform below. There will be a clear line of sight from the customer assistant’s kiosk down the stairs and to the platform below. Improved platform supervision from the station house will make stations feel more secure to customers.
CIRCULATION IMPROVEMENTS
As stations are rebuilt, circulation will be improved for all users and be made ADA-compliant. Elevators will supplement or replace ramps. Where possible, trains will berth beneath or near the primary station house, reducing the distance to be travelled between street, fare collection, and boarding.
PLATFORM ENCLOSURE IMPROVEMENTS
Most Blue Line platforms are particularly exposed to intense wind, rain, and snow, as well as a constant barrage of noise from the expressway on both sides. During a visit to the Illinois Medical District, noise levels on the platform were measured at up to 80 decibles, long-term exposure to which could cause hearing loss. It is important for customer experience and well-being to improve weather and acoustical protection on the platform.
The study area is the existing Blue Line from Clinton to Forest Park, and continuing to Mannheim Rd for review of IDOT transit proposals
The 55-year old Blue Line / 1-290 facility was completed in 1958 as the 1st integrated transit / highway facility.

Station Location and Approaches
The Forest Park Station is located west of Des Plaines Avenue just south of Van Buren Street and just north of the Dwight Eisenhower I-290 Expressway.
The Forest Park Station has park-n-ride lots both north and south of the stationhouse building. There is another park-n-ride lot to the south of the I-290 Expressway, on the west side of Des Plaines Avenue. One can enter the stationhouse from two locations. One set of entry doors on the south side of the stationhouse, adjacent to a car drop off and taxi waiting area.The other set of entry doors is located along the north side of the stationhouse, adjacent to the bus drop off area. The vehicular approach to the station from the south requires a left hand turn from Des Plaines Avenue into the south drop-off and parking areas, or a left hand turn onto Van Buren Street to access the park-n-ride lot to the north of the station. The vehicular approach to the station from the north requires a right hand turn onto Van Buren Street to access the park-n-ride lot to the north of the station or into the driveway to the south to access the drop off area and park-n-ride lot to the south of the station.
The pedestrian approach from thesouth is along an inclined sidewalk, approximately 5 feet wide along the Des Plaines Avenue bridge over I-290. From the south one must cross the entry ramp road at the crosswalk along the west side of Des Plaines Avenue, however there is no pedestrian crossing signal or traffic signal. From the east side of Des Plaines Avenue, one can cross Des Plaines Avenue at a signaled crosswalk, just north of the south parking entry driveway. The pedestrian approach from the north is along an inclined sidewalk, approximately 5 feet widealong the west side of Des Plaines Avenue. One must cross Des Plaines Avenue at the pedestrian crosswalk at Jackson Boulevard. There is no other pedestrian crossing between Jackson Boulevard and the station entry on Van Buren Street on the north side of the stationhouse.
Several Pace Bus connections are available at the Forest Park Transit Center. Connecting routes include Pace route numbers 301, 303, 305, 308, 310, 317, 318, 320, 747, 757, and 767.North bound Pace buses 303, 305, 310, 317, 318 and 320 also stop at the corner of Jackson Boulevard and Des Plaines Avenue just north of the Forest Park Transit Center. South of the station near the corner of Harrison Street, north and south bound buses301, 305 and 308 also pick up near the intersection of Des Plaines Avenue.
