Hello and thank you for the opportunity to introduce myself and present to you the advantages of listing your property in The Lodges at Eagles Nest with me and Premier Sotheby’s International Realty. In this presentation, I’ll detail my long history of success here on the mountain, the tools I have that are unique to me alone in our marketplace, and why I am the most qualified agent in the High Country to sell your property. Before doing so, I would like for you to know a little about who I am and what I have achieved in my career thus far. Listing your home or homesite for sale with a real estate professional requires a significant amount of trust, so here’s a little of my personal story and why I’ve earned the trust and confidence of so many of my clients here at The Lodges at Eagles Nest.

I was born in Louisville, KY and instilled with a mid-westerner’s tenacity and strong work ethic. My family moved to North Carolina when I was very young, and I was raised just outside Chapel Hill. I studied at the University of North Carolina at Wilmington and started my real estate sales career fresh out of college there in 2004. Following my older brother’s path, I went to work for a local developer of amenity-rich, lifestyle communities. Starting as a broker’s assistant, I learned the fundamentals of both land and home sales. After two years of rigorous and invaluable training, I became a fully licensed real estate broker. Specializing in luxury waterfront and country club properties, I contributed to numerous $10+ MM development launches in my time on the coast and became a multi-million dollar producing agent during my first year in the business.

By early 2008, many of us in the developer land sales business were on the move to new places and projects due to the onset of the Great Recession. After researching areas and projects I was interested in, I specifically chose Banner Elk and The Lodges at Eagles Nest as places that I wanted to be a part of. From the moment I drove into town and through the gates of Eagles Nest, I knew immediately just how special this mountain was and what an incredibly unique community it had the potential to be. It’s been said that to sell anything well you have to love it. Well, I truly fell in love with Eagles Nest that day. In my first year working for the original developer, I was promoted to Director of Sales and Operations for the community and also became affiliated with the Sotheby’s International Realty brand.

During my time here on the mountain, I’ve witnessed and achieved a great deal. I’ve participated in the community’s transition from an incredibly unique concept to a completed master-planned development. In that time, I’ve sold more dollar volume in real estate than any other general broker in the history of the project. I have been the one constant sales presence in the development nearly throughout its entire history. From artist/developer John Turchin’s visionary concept and early success, through market collapse of the Great Recession, foreclosure and purchase by The Waterfront Group, and to today’s vibrant and thriving community, I’ve been here through it all. I have a unique 360-degree insight to the history of the project, the original concept that’s made it such a huge success and the property owner’s experiences throughout the years. Prospective buyers want the whole story of where they are investing, and I am better positioned than anyone in the local marketplace to provide that.

In the following pages, I’ll list some highlights from my personal sales resume here at Eagles Nest and throughout the High Country. I’ll also detail the advantages my community expertise combined with an elite global brand will bring to you, and how I intend to market your property should I be given the opportunity. INVESTMENT PROPERTY EXPERTISE

The Lodges at Eagles Nest offers a thriving, world-class luxury vacation rental experience, which I personally helped to create from the beginning. Due to the onset of the Great Recession back in 2008, the original Eagles Nest covenants were amended to allow for short-term rentals so homeowners could generate some income during those rough economic times. As Director of Sales and Operations back then, it was my task to help create and perfect the Luxury Vacation Rental program here on the mountain. From 2009 through 2021, I operated and eventually co-owned Mountain Realty & Rentals, specializing in White Glove service and managing some of the most impressive homes Eagles Nest has to offer. As such, I have a keen expertise and understanding of how to market and sell homes and homesites in Eagles Nest to buyers ranging from those who just want to cover some yearly expenses by renting their 2nd homes, to those who are specifically looking for a high-income-producing investment property. I also work closely with the leading vacation rental management companies at Eagles Nest to smoothly coordinate selling my home listings while they are available for rent and have even successfully converted numerous qualified renters into buyers. I tastefully introduce opportunities to families while they are here “in the ether” so to speak, and the results follow naturally.

MARKETING STRATEGY & PLAN

In coordination with our world-class internal marketing department, I have developed a time-tested and proven plan to successfully market your Eagles Nest property to prospective buyers. I will immediately begin putting these items into action upon listing.

1. PHOTO SHOOT & CUSTOM BROCHURE

I believe photo presentation is everything in showcasing truly stunning luxury properties. I employ the best photographers in the area to bring my Eagles Nest listings to life and put them out to the world. I also incorporate my own proprietary stock photography of the community, featuring the highlights of Eagles Nest in all four spectacular seasons. This includes a high quality brochure to be distributed to every showing and in the PSIR office at all times.

2. LIST WITH HIGH COUNTRY ASSOCIATION OF REALTORS / MLS

This step ensures delivery to and visibility by all area Realtors and association members.

3. RELEASE LISTING TO SYNDICATED WEBSITES

This includes distribution to PremierSIR.com, SothebysRealty.com, The Wall Street Journal, Luxury Estate, James Edition, Mansion Global, Financial Times, Juwai, Zillow.com, Realtor.com, Trulia.com, and many other highly trafficked luxury real estate search engines. The listing will then also distribute to all IDX-enabled local real estate websites.

4. CUSTOM E-MAIL BLAST

I will design and release a custom email blast of the property to my 100,000+ database of qualified prospects, brokers, owners, past vacation renters and influencers.

5. SOCIAL MEDIA PUSH

I will organize a social media push to my combined 10,000+ followers on all social media outlets.

6. ADDITIONAL ELECTIVE MARKETING OPPORTUNITIES

We will discuss a number of additional marketing opportunities that may be beneficial in the sale of your unique property. These include professional video production, digital targeted marketing, and direct mail targeted marketing campaigns, along with social media, newspaper, and magazine ads.
