To create a better future for the highquality people of Sydney Since the beginning of last year, Macquarie Park has been attracting public concern in the housing market. Well-paid job opportunities, strong support from the government and the best of educational resources are some of the key driving forces behind the population growth of Macquarie Park. This growth also speeds up the process of modern planning thus resulting in Macquarie Park now being the second largest CBD in NSW.

Government Support At the end of 2015, Macquarie Business Park became the largest commercial district of New South Wales besides Sydney. It was named one of Australia’s top 10 economic districts in its recent report of PWC. With the promulgation of the Sydney 2036 Plan, a secondary development of Macquarie Park will also be launched at full speed as the key support for the global economy. According to the CBD draft plan from Sydney’s municipal government, projects over 55 meters high in CBD must be half residential and half commercial. Therefore, the less attraction of residential development in the CBD, the more decline in the proportion of CBD residentials and the more external expansion around CBD in the future. Combined with the Sydney 2036 plan, Macquarie Park will continue to develop into a mature and high-end centre with well-known global enterprises, universities and research institutes. This will create a high quality, well-designed, safe and liveable environment and ultimately achieve a multi-functional integration of producing, learning, living and business.

Economy Development The new plan of New South Wales for the Macquarie Park business centre aims to secure Macquarie Park’s position as a core business district and to drive further growth in economic advancement and job opportunities in the next 20 years. To enterprises, Macquarie Park is a prestige high-tech area with convenient infrastructures and a superior natural environment. Macquarie Park has become a vital core business district, not only to Sydney but to the whole of New South Wales.

Transport Development The Northwest railway line is currently the largest public transport project in Australia, with a length of 36km and costing a total of 8.5 billion dollars. The project will connect Rouse Hill and Chatswood and is expected to be open in the first half of 2019. The Northwest railway line will provide the most reliable public transport services to facilitate the significant increase in the population over the next 20 years, with an estimation of 200,000 in new

population to flow into the region during this time. The local transportation networks and urban transport facilities will be significantly improved. A threedimensional transportation system will be constructed which will include a slow-moving network based on footpath, the roads will also be broadened. This implementation will resolve any congestion and parking problems and encourage eco-friendly travel like walking or riding a bike.

Urban Planning AMP will spend a total of $440 million on the existing Macquarie Centre in order to upgrade and expand. They will build two world-class pedestrian streets, and with the expansion of the centre, it will soon become one of the largest shopping centres in New South Wales. Romeciti not only evaluated the urban development, government support, resident characteristics and other factors to conduct a detailed assessment of the project, but also provided the “3S” advantage, which is the project’s close proximity to schools, stations and shops. Macquarie University Macquarie University was named after “The Father of Australia”, Lachlan Macquarie. Founded in 1964, Macquarie University is one of the top eight universities in Australia. — The safest area of Sydney

Ryde is Australia’s third oldest settlement, the first and the second are Sydney and Parramatta. Located at the junction of Devlin Street and Blaxland Road and with a total area of 80,000 square meters, it is the largest integrated shopping mall in the area. — The important transport hub

Epping, located on the west side of Macquarie Park, is one of the most important transport hubs in Sydney, featuring three railway lines. According to the government’s plan, Epping is one of the 11 key future development areas of the NSW state government. The NSW state government and the local council will invest hundreds of millions of dollars to upgrade the infrastructure of the Epping area. Epping’s most compelling development plan is the Epping Town Centre.

— Gourmet gathering place

Eastwood is located southwest of Macquarie Park and is jointly managed by Ryde and Parramatta council. The area is about 5 square kilometres with a total population of around 28,000. The proportion of Chinese in this area is close to 20%, followed by Koreans.

— Terrific for hiking and bird watching

Lane Cove National Park is located east of Macquarie Park, not far from Sydney’s city centre, it is the perfect location for a family day out or school excursion. As the Lane Cove River is in the park, many visitors will rent a kayak for the day for an outing activity, although hiking is the main reason why many people venture here. acquarie Park was originally located between Lane Cove River and Parramatta. It was formerly known as Wallumatta, a name given by the Australian Aboriginal’s. It was not until the end of the 19th century that the area was officially named Macquarie Park under the name of Governor Macquarie. 02. NORTH RYDE STATION

Located at the southern end of Macquarie Park, North Ryde train station is governed by City of Ryde. Future development areas will focus on government vacant land and private land around the railway station. According to the NSW’s planning program, 12.5 hectares of land will be developed and utilized, and a vibrant new community is expected to emerge. In addition to the housing supply being greatly improved, the existing public transport system will be significantly enhanced, and more job opportunities will be created in the near future. Future changes: -The area of Tennis World will be reused; the land adjacent to the Bundara resort will be developed; - The height of the tallest building around North Ryde will be reduced by 16 meters (from 108 meters to 92 meters ). Community transformation: -More than 2.4 hectares of park and open space, which will be about 20% of the total area; -3,000 new homes and 1,500 jobs will be created within 10 minutes of the North Ryde train station, -more than $ 17 million in traffic promotion plan; -Public sector and community infrastructure projects; building public squares and a multi-purpose community facility; -Limiting building height, ensuring lighting, and minimizing concealment. 32


03. EPPING TOWN CENTRE

The Epping Town Centre planning area is governed by Parramatta Council and Hornsby Council. The area is located near the Epping train station around a radius of 800 meters. Future changes: -To provide better local employment and educational opportunities; -To further promote the completion of the Northwest Railway; -To increase the number of housing and improve public space and traffic; -To stimulate the development of the local retail industry demand. Community transformation: -Approximately 54 hectares of land in the area of 247 hectares has been converted to residential buildings, 3750 new homes have been added; - Within 400 meters radius of the railway station, the building of 8 to 22 layers of commercial and residential complex can be constructed; -$2.5 million from Hornsby Council to upgrade the sportsground at West Epping and to develop guidelines for the public space around Epping Town Centre. -$2.5 million from Parramatta Council to upgrade Boronia Park and to improve safety around Rawson and Bridge Streets. -Four new conservation areas, an expanded Epping/Eastwood heritage conservation area and 17 new heritage items.

04. WENTWORTH POINT

Located about 12 km from Sydney CBD, Wentworth Point is a Peninsula Waterfront, once known as Homebush Bay. It is adjacent to Sydney Olympic Park and across the shore from Rhodes. It was formerly a warehousing and logistics centre, but has since been transformed to a new waterfront community with convenient transportation. Future changes and the transformation of the area: -To build a school building, to provide primary school, preschool and child care services; -To build a pedestrian bridge connecting to the other side of Rhodes; -To build a new yacht wharf and establish a waterfront highend club; -To build a new Town Centre providing a fashionable leisure living environment

05. CARTER STREET, LIDCOMBE

Located in Lidcombe, Carter Street is governed by Auburn city hall. The 52-hectare planning area is adjacent to the Sydney Olympic Park and about 800 meters from Olympic Park Railway Station. At present, most of the reconstruction programs are for the purposes of employment. Future changes: -Increase housing supply, providing more offices and improved infrastructure; -Improve public transport facilities; -Increase international sports facilities, entertainment venues and entertainment district retail service portfolio. Walking along the Goods Line - the most enjoyable corridor. Can you imagine that it was previously a disused industrial railway track between Central Station and Darling Harbour? Now it has become a holy place, reflecting a transformation from industrial civilization to modern civilization, the space has exerted the imagination of some of the most talented designers. Before the rail line was decommissioned, it was an operational rail line that carried cargo into the city. The project was designed by Aspect Studios who is Romeciti’s long-term partner in projects. The project was awarded 2016 AILA National Awards – Civic Landscape. “It’s a place to celebrate the new industrialism,” says ASPECT Studios’ director Sacha Coles about The Goods Line.

The project designed a residential building that responds to and respects the ancient landscape of the adjacent Lane Cove National Park. The project has preserved many significant trees, making it an extension of Lane Cove National Park. This close proximity has established an exclusive harmony between the project and the bushland.

Environmental Science concept In addition to the landscape, Shout Ridge has been equipped with lots of communal facilities supporting the subject of environmental protection, such as the vegetation coved forest corridor, the large outdoor garden and the outdoor cooking dining area. Shout Ridge is mainly focused on energy, water, indoor environmental quality, ecology, community and innovation. The design team were committed to achieving the highest available Green Star Rating which reflects on the combination of responsible material selection, rainwater reuse, solar hot water heating and photovoltaic energy generation.

Weaving the sustainable elements into the landscape design “This 6 Star Green Star project is the direct result of a strong client vision and a collaborative design team. Exploring the many possibilities in the design phase was key to the project staying on budget while still delivering increased amenity for the residents through innovative sustainable design.” Architectus Project Leader, Russell Isaac-Cole said. 3. Ventilation effect Can your window positioning provide good ventilation? There are two criteria’s for window types and positions. Flat windows and shutters provide better ventilation than an awning window. Outdoor noise can effect the homes ventilation as when your surroundings are very noisy, such as traffic congestion, the windows will be closed more often which effects ventilation.
