CONCEPT F Street NW, located in the historic Penn Quarter neighborhood, became Washington’s commercial hub in the early 1900s. Stores and businesses lined both sides of the street for many blocks. The street coined the phrase “Heart of the Old Downtown”. Although ways of life have evolved since the early 1900s, F Street NW continues to be a central hub for those traveling through Penn Quarter. Today on F Street NW, you’ll see restored 19th-centur y brick facades, many with elegantly adorned cornices, seamlessly integrated with modern residential and office buildings. The architectural interplay of old and new is also seen in the NEXT Hub.
MONUMENTAL STAIR The monumental stair is located in the center of level 10 leading to the center of level 11. Highlighted by NEXT Hub’s bright green, it draws users to the stair encouraging them to be used over the elevators. A lighting element beginning in level 11 drops into level 10 through the stair opening leading users up. The stair defines the level it begins in as well as the level it is leading to and all of the spaces around.
Learning Commons Elevation NTS
RECEPTION The NEXT Hub Reception is located on Level 11 as soon as you exit the elevators. The Reception is located immediately adjacent to the Childcare space. The Reception allows those with children to check in the child to the childcare program and provides supplies for mothers needing to use the Mother ’s Room.

CONCEPT Located in Roanoke, Virginia - the site was originally a baker y/ bread warehouse in the 1920s. The space is celebrating the histor y and original architecture of the building, along with incorporating innovative solutions to create an efficient workspace. Herman Miller furniture was strategically placed in order to create the most efficient work strategies for the users of the space. Various positions and levels of privacy allow for integration of disciplines within the space.
