Welcome to Sarabah Estate Vineyard Sarabah Estate Vineyard comprises of a 20.27ha “Rural Countryside� zoned parcel currently improved with an outstanding private dwelling, a cellar door and function centre, marquee, landscaped grounds, work sheds, greenhouses, a working market kitchen garden, a citrus garden, two olive groves and two dams.

Sarabah Estate Vineyard also has 5.6 hectares of grape bearing vines under cultivation. They may sell their grapes to wineries to be used in wine under a different label, or they may produce their own label by taking their grapes to a bonded/licensed winery to use their equipment and facilities to produce the finished wine.

The eastern section of land rises to a steep tree lined ridge before plateauing in the north-eastern corner and falling to the southern corner. The land then features a gently undulating and cleared western portion accommodating the improvements and vineyards.

Location Sarabah Estate Vineyard is located within a popular tourist region with upwards of one million cars passing by each year. It is approximately 9.5 kilometres south of Canungra Village. It forms part of the Canungra Creek valley, which is developed with rural residential allotments and primary producers. This area is also well known for breeding racehorses, with very good bloodstocks. Canungra Village offers a fair range of retail outlets, bowls club, RSL Club, café, newsagent, primary school are within a further two kilometres.

The proximity to the Gold Coast is 38kms by car or 12 minutes by helicopter to Marina Mirage.

Sarabah Estate Vineyard is located in a mecca of tourism with Lamington National Park and “O’Reilly’s Rainforest Retreat” tourist destinations being situated approximately 24 Kilometres south, which incorporates day spas, walking tracks, café/restaurant, gift shop and a range of accommodation options taking advantage of the serene environment. O’Reilly’s also has a winery operating as Canungra Valley Vineyards approximately two Kilometres north of Sarabah Estate Vineyard on Lamington National Park Road.

The land on which Sarabah Estate Vineyard sits was purchased in February 2002 for the express purpose of establishing a vineyard and building the Mansion. Over time extensive landscaping, vineyard GPS plotted vine trellis and a 5000 dripper irrigation installation was completed. Two dams were constructed, with detailed land repatriation to direct over land water flow to the dams. The stables were also renovated into a cellar door and function center and the Mansion was built culminating in the high quality and appealing nature it is today. The vineyard is a landmark in the area and very much a trophy lifestyle property with the optional potential to earn a significant income.

Mansion A magnificent building, the Mansion features a large formal entry with multiple living area extending over two levels and across two wings.

Including four bedrooms, each with ensuite bathrooms, five fireplaces, three metre high ceilings with ornate cornices, painted cedar timber door and window frames and bi-fold external doors, plumbed gas, fully ducted air-conditioning and central heating.

The ground floor comprises a grand granite floor entry under a columned portico, via twin three metre red front doors to the two-story foyer with French chandelier and custom marble & porcelain powder room. The vineyard cellar (15,000 bottles capacity) is underground below the foyer.

The main stairs up to the Mansion are 3m tall Australian Lilli Pilly with small white flowers and fragrant leaves and berries. A special feature of the formal garden is the outdoor chess set with its solid teak chess pieces. At the rear of the home, surrounding the pool are pencil pines and jasmine hedges interspersed with unique topiary white hibiscus with white stamens.

Terroir and L’Eau The terroir described as the unique aspects of a place that influences the wine made from it, is paramount for a good vintage and Sarabah Estate Vineyard site was suitably handpicked accordingly. Sarabah valley itself has a magic microclimate enabling property owners to grow almost any produce, hence the high quality of the Sarabah Estate Vineyard terroir and location.

Vines The Merlot and Cabernet Sauvignon Vines were first planted in 2004 and others at subsequent timeframes as experiments and extensions to the portfolio.

Currently there are approximately 5.6 hectares of vines planted on the property comprising several grape varieties.

The operations involve growing and harvesting the grapes from the property then transporting them to winery, at which point the grapes are mixed or blended for additional volume required and subsequently bottled with Sarabah Estate Vineyard labels.

The wine produced has historically been used by the owners for cellar door sales and consumption, private functions, weddings and sold to other specialized venues like local Cafes and notably Kooralbyn Resort. These activities would be optional for new owners.

Export Because of the specific producer’s licenses held

by Sarabah Estate Vineyard, there is also an opportunity to increase potential by introducing purchased grapes from other vineyards to substantially increase your production and sales.

With the correct business model potential export could be as much as 15 containers or 260,000 bottles annually.

Cellar Door & Restaurant The “Chalet” has been utilized in the past by the current owners as a cellar door, restaurant and private function center on weekends, however these activities would be optional for anyone purchasing the property. The building is a renovated core filled besser, sandstone and timber clad building with metal roof on a concrete slab. It incorporates approximately 263 sqm on the ground, 30sqm of toilets and 80sqm of loft.

Ground floor comprises double door entry, breezeway, “Lounge” area, Bar with double door drinks fridges, coffee machine, ice maker, full stainless steel commercial kitchen suitable for catering for up to 200 person sit down function, cold room, store room, 70 seat function area inside and 30 seats in the “Secret Garden”.

The German made marquee by Höcker GmbH is raised off the ground on a galvanized sub frame finished with a thick PNG teak timber floor to make for an all-weather event space capable of seating up to 180 people. The marquee comes with lighting and internal silks and has been a popular wedding reception venue.

Weddings/Functions The current owners chose to open their property as a vineyard wedding venue and in the past, have hosted an average of 25 weddings per year. This level was set by the current owners, for a comfortable mix of lifestyle and income, however as an established, well reputed venue, there is potential to continue this business aspect of the property, with significant income earning potential.

Wedding couples and guests have previously expressed an interest in also renting the Mansion. Although the current owners have chosen not to open their home for this, there is a great opportunity for future owners to do so. In fact, the Mansion could quite easily become a hotel. Potentially weddings and functions could be conducted more frequently adding to the potential for significant future earnings.
