Creating spaces that invite happiness. Schooler Kellogg Interiors partnered with The Container Store to create a luxuriously inviting dressing room for the Kips Bay Decorator Show House. The elegant result featured sparkling glass-front cabinets and LED lighting mixed with Shaker-front cabinets and drawers wrapped in softly textured white recycled leather.

SUSAN BALDWIN’S

RECOMMENDED LIST FOR LISTING AND SELLING

The Way we Live is not the Way to SELL. I love bringing homes to market and getting them buyer ready. Together with my clients, these are the items that make the biggest difference. We are here every step of the way! What is the home worth You never know in today’s market what your home is worth until I run the analysis in your neighborhood. Together we decide the top dollar. It is all about ROI in getting a home ready. This is why a top agent is critical.

Picture perfect Deep cleaning everywhere is one of the least costly and most important first steps. This gives the statement that your home was well cared for and makes a person feel good about living there. Never forget to clean all windows because light and bright gives people a happy view. We can help.

Give Room to Breath Unclutter everywhere – the closets, each space and all surfaces. Give room for the potential buyer to see themselves sitting, cooking and entertaining with ease. Don’t let your stuff cloud their view of living there. Rent a storage unit.

Welcome Home Drive-up appeal. Make sure the outside welcomes and invites people to come in to see the home. The National Association of Realtors says that the outside is the most important factor in bringing the buyer in to make a deal.

Stage to Sell I have a professional stager to work with you to get the home ready. The stager is not an interior designer but a specialist for staging to sell.

Marketing to Sell Your home is everywhere—Launch it across all platforms: Digital, Print and Social is what I do. Starting with architectural photos and creating beautiful print ads, producing videos and animations to be used in Social.

Can you tell us more about what makes your store unique? We provide a unique retail garden environment covering over four acres with an expansive tropical greenhouse, a huge array of plants suited for North Texas, and knowledgeable Garden Advisors to help our guests succeed. We are known for our classes, workshops, and events, and welcome guests to visit Ralph & Rose, our cafe and boutique in the heart of the garden.

NORTH HAVEN GARDENS

Answers by Cody Hoya, General Manager nhg.com

DDB24_North Haven Gardens.indd 40

Please give us a brief history and overview of your company. In 1951, Ralph and Muriel Pinkus founded NHG as a small nursery on nine acres of grassland north of Dallas along Northaven Road. They began with landscaping but quickly included selling retail plants to anyone who would make the drive. With a commitment to quality and value for their customers, the nursery has grown into one of the most respected horticultural ventures in the area. Destroyed by the tornadoes of 2019, NHG has been completely rebuilt better than ever, now reimagined for the future by the third generation of the founding family.

What product range do you offer, and what do you specialize in? Houseplant collectors flock to see what’s new in our tropical greenhouse, always on the hunt for the rare and hard-to-find. We’re known as a destination for gardeners growing their own food and for our extensive year-round collection of native and adapted perennials. Our Garden Coach program was designed to fill the gap between hiring a professional and learning to garden and maintain your landscape yourself. It’s easy, costeffective, and can really boost the confidence of a new homeowner or novice vegetable gardener struggling to meet their garden’s needs.

How would you describe the aesthetic of your offerings? As a destination garden center, we’re constantly changing with the seasons. Throughout the year, we offer indoor and outdoor plants, both native and adapted, for success in North Texas. Our gift and boutique spaces feature housewares, accessories, and works of art in an array of styles. What are the cornerstones of your company? What do you feel distinguishes you from your competitors? We put a great deal of time and effort into training our staff, and we employ experienced gardeners and horticulturists with a variety of specialties across our sales and administrative teams. Our buying team works tirelessly to source and

What’s your favorite way to spend time at home?

I have five acres in the country, east of Dallas, and love working in my home’s garden and wildflower meadow.

secure the best quality and best adapted plants for our area, and we do everything we can to connect the dots for our guests, regardless of their level of expertise. Successful gardening depends on good timing and keeping up with the appropriate seasonal tasks, and our handouts, project lists, classes, and advertising all work toward that objective. For someone who has never visited your store, what can they expect? We have so much to see! Spread across four acres, the nursery areas offer flowers, perennials, shrubs, and trees for every garden space. Our greenhouse is like a tropical oasis packed with exotic plants from around the world, and our gift and boutique areas always have new, fun, and stylish

finds. Stop by the cafe for lunch or a glass of wine to enjoy while you shop. Are you open to the public or to the trade only? We are open to the public. Can you tell us about a particular instance in which you delivered exceptional customer service? We have numerous visitors throughout the year, especially in spring. One of our favorite experiences with our guests is finding someone completely new to gardening whom we can help achieve success. We get many customer responses each year thanking us for a bountiful garden harvest, the perfect roses, or the wonderful memories they’ve created working in their own gardens.

What do you wish more people knew about your store or industry? That success with gardening and green spaces doesn’t have to be intimidating but learning more about the natural plant world does take some time and patience. We like to say that plants are like people; you get to know them over time and learn to recognize their unique personalities and needs. What else would you like readers to know about you? If you haven’t yet visited NHG since the rebuild, we invite you to stop in soon! The experience of shopping our garden center and nursery has been transformed for the better, and even those who have visited for decades will find the new NHG a breath of fresh air for the garden enthusiast.

I nearly always cook, using fresh ingredients from my garden whenever possible. What’s your favorite travel destination?

Budapest and Vienna have been two of my favorite cities that I would love to return to.

What’s one thing you have a hard time getting rid of?

Seeds and old gardening supplies! You never know when they’ll come in handy. What’s your favorite local nonprofit to support?

I’ve been a sustaining member of KERA/KXT for more than a decade and listen nearly every day.

Answers by Rupal Dalal, Vice President aoihome.com

Please give us a brief history and overview of your company. AOI Home has been a staple of the Dallas design scene since being founded by Pankaj Dalal in 1974. We moved from the World Trade Center to the Design District in 2004. We have been a family business since the beginning. We are known for having the best of the best. We have clients who travel internationally to see what items we have sourced.

What do you wish more people knew about your store or industry? When you buy handmade items, you are supporting the artisans who make them and their families. These trades are becoming a lost art, and it is so important to keep these skills alive. Handmade items outlast mass-produced furniture. We also believe in shopping local. We love to support the Dallas community and believe Dallas has some of the best showrooms in the country.

What product range do you offer, and what do you specialize in? Our showroom is a little different, as we don’t rep brands. Everything we carry is our own. We carry large architectural elements—such as doors, ceiling panels, and columns— as well as furniture and accessories. Most people think we only carry Indian designs, but we have so much more!

What else you would like readers to know about you? Our doors are always open to everyone. If you can’t make it in, give us a call and we can shop for you. We will take photographs and dimensions of the pieces we think you will love so you can shop from home. You can also shop online, and we will hold the item for you so you can save on shipping costs. Designers can also always count on us for show houses.

For someone who has never visited your showroom, what can they expect? All of our pieces are in stock, so you will never experience long lead times! You can always count on us if you need something right before your install day. We are a small family business and love to help you find the perfect piece. We are happy to work with retail customers as well as with the trade. Even if you have never been in our showroom, you have probably seen our pieces around Dallas. Our pieces can be found in Rise restaurants, Al Biernat’s Oak Lawn, Hotel ZaZa, and more. What upcoming trends or products are you excited about for 2024? We are excited to show off our new collection of lampshades. They are all hand-blocked and such an easy way to instantly make your home look more custom and tailored.

Will you take on projects of any size or scope? Yes. Some of the smaller spaces are by far the best and most rewarding. While we have the capacity to handle large projects, we’re motivated not by size but by creating spaces people will love to be in and use. What’s your favorite type of project to work on? Our favorite projects are with clients that are engaged. We also love to take on a challenge. Whether that be in the design or construction, we strive to rise to the occasion and create something special. What trends do you expect to see in 2024? With recent freezes and 2023’s hot summer, I feel we’ll all be streamlining our plant selections to better work in our new environment.

If I was not in the landscape industry, I would still most likely be in construction work of some sort that supported great design. What’s your favorite way to spend time at home?

CANTONI Answers by Stuart Tinsley, Vice President, Marketing cantoni.com

Please give us a brief history and overview of your company. Cantoni opened its doors in 1984 and has always kept our clients at the forefront of everything we do. We take a bold approach to designing spaces that reflect our clients’ personalities and lifestyles with exceptional modern design from around the world. Where is your company based, and how many locations do you have in the Dallas area? Cantoni is based in Dallas. We have two retail stores located side by side on Alpha Road and a tothe-trade showroom in the Dallas Design District on Dragon Street.

PH OTOS C O U RTESY O F VEN D O RS

What product range do you offer, and what do you specialize in? What are some of the most soughtafter lines you carry? We are well known for luxury and

Italian furnishings; however, we offer modern furnishings and accessories to fit a wide range of budgets, aesthetics, and lifestyles. Some of our most sought-after lines come straight from Italy: Cattelan Italia, Gamma, and Malerba, the last of which is available in the United States exclusively at Cantoni. How would you describe the aesthetic of your offerings? We cater to all modern aesthetics and pride ourselves in the fact that there’s something for everyone at Cantoni. Every piece we carry is luxurious and of the highest quality. We carefully curate our portfolio to only include pieces that we know will last and are crafted with the utmost care so that you can enjoy them for many years to come. What are the cornerstones of your company? What do you feel distinguishes you from competitors? Other than the fact that Cantoni introduced modern furniture to

the Dallas–Fort Worth metroplex well before its time, we also believe that our design services set us apart from other modern furnishing retailers. Cantoni is more than just a furniture store, we are an experience. For someone who has never visited your store, what can they expect? First-time shoppers can expect to find hundreds of modern designs that are displayed in lifestyle vignettes that will excite and inspire. Our team of designers offers a no-pressure atmosphere. They are more than willing to provide you with additional information on a product, ideas on the best products and styling tips for your space, and interior design services if you need a little extra help. COBIE RUSSELL STUDIO

Tell us a bit about your background. I was born into a family of artists and academics. I have great memories of learning how to come up with ideas, how to approach the creative process, and how to handle materials. The truth is, the idea you start with is never going to be one you end with—there’s always an evolution of an idea. I also learned how not to be overwhelmed by a big idea. Making art is all about problem solving, deciding on what to take and what to leave, and being open to new pathways. How and when did you decide to pursue art professionally? I was born an artist. It is how I see the world. It never occurred to me to be anything else.

Answers by Cobie Russell, Artist cobierussell.com

If you could describe your style in just a few words, what would it be? My work is about energy and optimism in a visual form. What is your preferred medium? I’m primarily drawn to color. I use everything from acrylics, oil sticks, and pastels to gouache and colored pencils. When I’m re-centering, I draw in black and white with graphite and carbon.

DESIGN BOOK

Do you do commissions? If so, how collaborative is that process? On occasion, I do commissions. I like to work with other people who are engaged in the creative process— collaboration is often a good way to stretch and challenge my thinking. Why do you feel art is so important in a home? Original artwork animates a space with immediacy and vitality. It creates context. Where do you create your art? I work best in my studios here in Dallas or in Santa Fe. Obviously, they’re very different. The one in Dallas is much bigger, but Santa Fe feels big because of the endless sky and light. I can work outside in New Mexico, so I can focus on both the distant and the close-up—it’s much different than working indoors. There’s a reason art created in places like Santa Fe tends to reflect the landscape more frequently than art created in an urban setting. How can a client purchase your art? My work is available through Cobie Russell Studio. Contact us through our website.

When we moved here, our big oak door wasn’t all that friendly, so I mixed together a custom wash of blue-green that relates well with the Japanese maples, live oaks, and red oaks that surround our home. If you could snap your fingers and have any one item for your home, what would it be?

I could really use the tidying-up machine from The Cat in the Hat! What was your last Amazon purchase?

A 30-pound bag of dog food. I have two studio pups—Rocky and Tallulah—so kibble is just as in-demand around here as good light and art supplies. What’s one thing you have a hard time getting rid of and why?

Fifteen pounds, and you tell me. But it may have something to do with my ongoing search for the best cheeseburger in town. What’s your favorite local nonprofit to support?

I was fortunate to serve on Parkland’s Board of Managers, and I was constantly impressed by the services the hospital provides to medical education, their commitment to our wider Dallas community, and our community’s commitment to Parkland.

DALLAS MARKET CENTER

PH OTOS C O U RTESY O F VEN D O RS

Answers by Theresa O’Dea, Vice President of Business Development for Design dallasmarketcenter.com Can you explain what Dallas Market Center is for readers who are unfamiliar with it? We are a wholesale trade center for interior designers, home and gift retailers, apparel buyers, and more. We are the largest open-daily design marketplace in North America, with more than 1.5 million square feet dedicated to shoppable showrooms for interior designers. We host four Total Home & Gift markets each

year as well as design celebrations, education, and networking events. We aim to be a year-round resource to the design community. How many exhibitors do you represent, and where can buyers find a complete list of exhibitors? We have more than 500 design exhibitors across three buildings: the Trade Mart, World Trade Center, and Interior Home + Design Center

(IHDC). You can find a list of all showrooms in the Dallas Market Center app. Also, during our Total Home & Gift Markets in January and June, we have temporary exhibits throughout our campus. Can you explain how the various Dallas Market Center buildings work in concert, and what each houses? It’s worth a visit to all design “neighborhoods” across our campus. For instance, Trade Mart has the largest residential lighting marketplace in North America as well as showrooms for home accents and decor, gifts, tabletop, and housewares. The World Trade Center has multiple floors of home decor and hosts our High Style Dallas temporary exhibitors during Total Home & Gift Markets. The IHDC has approximately 250,000 square feet of design showrooms and includes Global Views, Palecek, Currey & Co, Visual Comfort & Co., American Leather, Phillips Collection, GO Home, Wendover Art, Unique Loom, and many others. It also houses a collection of

more than twenty unique exhibitors in an area called The Gallery. How can non-trade members experience your exhibitors? We are open to the trade, but we welcome clients of interior designers to join them on visits. What support and services do you provide for exhibitors and buyers? We believe that a visit to Dallas Market Center begins at the front door. Upon your arrival, we offer plenty of parking as well as year-round valet (with the exception of a few market periods). We’re also making registering and getting a badge even easier for retailers and designers. Once inside, you’ll see showrooms are organized in easy-to-navigate neighborhoods. For lunch, we offer a southwest inspired restaurant, Fountain Café, under the skylights of the World Trade Center. Finally, and perhaps most importantly, our staff and the showrooms are focused on customer service. We want everyone to feel welcomed and supported.

The brand offers an enormous selection that is unmatched in the industry and includes all the latest fashion-based, on-trend products. We provide an unrivaled breadth

and depth of products to bring our customers’ design visions to life, regardless of their aesthetic, application, or budget. Very popular in Dallas are our many product programs and collections that create outdoor living spaces. Daltile’s comprehensive product lineup enables you to easily take tile outside with our outdoor tile and countertop options, including porcelain pavers, pool tiles, and natural stone slabs. What are the cornerstones of your company? What do you feel distinguishes you from your competitors? Daltile has some of the most talented product designers in the industry, who are intimately plugged into the worlds of fashion, interior design, and home decor, and upcoming trends. Furthermore, Daltile has the technical ability to create just about any product our designers can envision. For example, using proprietary printing and structure/texture technologies, our Daltile brand is able to offer tile that replicates the look and feel of today’s most popular materials, such as wood, stone, marble, metal, concrete, and fabric.

For someone who has never visited your showroom, what can they expect? We have laid out our two Dallas flagship design studios to showcase our entire product line. In addition to product samples arranged in an easy-to-peruse manner, our studios feature vignettes as well as storyboards, flat lays, and generous slices of product. Accessing take-with product samples is very easy for designers, architects, and homeowners. And the stylish atmosphere of our studio, complete with worktables and conference rooms, provides such an inspirational ambience for a meeting. Daltile also offers complimentary design services. Though our 250plus locations nationwide sell only to trade professionals, members of the public are welcome to come in and work with our in-house designers to select the perfect tile or countertop. This Daltile design service is always free. We encourage appointments to ensure individuals get our undivided attention during their design visit to our showroom.

What inspired you to pursue this line of work? Many of my cherished childhood summer pastimes were playing games with friends. A recurring favorite was building mud houses. Interestingly, my focus was consistently drawn to the garden design rather than the construction of the house itself. Little did I know, these youthful endeavors were silently shaping my path toward the profession I now hold dear.

Will you take on projects of any size or scope? We take pride in extending support to returning clients, irrespective of budget. For new clients, we establish minimums based on the extent of the envisioned work. Our minimum project thresholds start at $30,000 for planting-centric landscape projects and go up $250,000-plus for projects that incorporate a pool. Our standard projects, encompassing features like outdoor living spaces and kitchens along with comprehensive landscaping, tend to have budgets between $100,000 and $150,000.

Answers by Sarah Harper, Architect harperdesignprojects.com

What inspired you to pursue this line of work? My parents convinced me to declare architecture as my degree track my freshman year of college. While I did well the first two years, it didn’t click for me until I spent a summer in Italy on a study abroad trip. It was there that I developed my love for architecture and my drive for design as a career. What is your philosophy as it pertains to the work you do? I believe design ought to be consistent in terms of style. Eclecticism is fine in its own right, but, for example, when a clearly Tudor home has a French dormer, it feels

What’s your favorite type of project to work on? My favorite projects begin with great clients and are closely followed by amazing locations. What trends are you excited about for 2024? The pandemic showed us the need for away spaces, putting a damper on the completely open concept design that had become popular. For entertaining, I think most people still want an open concept living and kitchen space, but secondary living areas, multiple home offices, small away spaces and nooks, even completely separate guest quarters and studios have all become more prevalent. I love designing these sorts of spaces, as I get more opportunities to develop design solutions.

Please give us a brief history and overview of your company. After graduating from LSU with a Bachelor of Landscape Architecture, I moved to Dallas and started Jason Osterberger Designs out of my apartment with a single paycheck and two weeks’ vacation. We’ll celebrate our 20th year next year. What inspired you to pursue this line of work? I’ve always loved nature—especially gardens. When I was a child, I drew a picture of my parents’ garden, and my mom framed it. It’s still on their mantel today. What services do you offer? We offer luxury exterior design and

architecture, project management, and property maintenance. What is your philosophy as it pertains to the work you do? We create spaces that inspire, connect, and grow. Our outdoor living solutions are rooted in connection; they’re designed for families and friends to create memories together. We’re also intentional about the way your outdoor space is designed for growth for years to come. It’s why I love gardening; it’s ever-evolving. Will you take on projects of any size or scope? We still maintain our first customer’s yard. We’ll never be too big to do the right thing.

If you had to describe your style in three words, what would they be? Exuberant, inspired, custom. What’s the measure of a successful project? I recently had a client tell me that we changed her family’s life—that the outdoor living space we created in their backyard made them the “go-to” house for youth group gatherings, hangouts, and social scenes. She said it changed the way they raised their family, how well they knew the kids their own children spent time with, and how they became a home to many who needed one. That’s kind of awesome. What do you love most about what you do? I spend half my time with people and half my time with nature. Nothing better. What’s one thing people often don’t understand or realize about your line of work? We’re an integral part of the homebuilding process. The highest satisfaction comes when we’re seated with the architect, interior designer, builder, and engineer at the onset of the project.

KEY RESIDENTIAL

Please give us a brief overview of your company. Key Residential is a high-end remodeling contractor and custom home builder. We pride ourselves on our approach to customer satisfaction and personalized attention given to each project.

PH OTOS C O U RTESY O F VEN D O RS

What services do you offer? We specialize in custom kitchens, bath remodels, whole house renovations, additions, and customdesigned home construction.

Answers by Kevin Key, Founder keyresidential.net

What is your philosophy as it pertains to the work you do? Our goal is for our clients to know who we are, like what we do, and trust us with their homes. It starts with developing relationships with clients to understand their ideas and long-term goals for the project.

If you had to describe your style in three words, what would they be? Collaborative, craftsman, professional. What do you feel distinguishes you from your competitors? Key Residential purposefully does not employ in-house designers or architects. This allows clients to bring their preferred design professionals to the remodel team. Further, by partnering with our trusted trade partners and relying on close supervision by members of our team, we can ensure that each project receives the highest quality workmanship possible while still maintaining our clients’ aesthetic. Will you take on projects of any size or scope? While Key Residential is not the contractor for everyone, we are

always willing to visit with and assist potential clients in achieving their remodeling goals. We want everyone to have a positive remodel experience, with or without us, for the benefit of the remodeling industry. Most of our projects fall in the $50,000–$300,000 price range. What’s the measure of a successful project? In the current, unpredictable remodeling climate, providing excellent communication to our clients is high priority. As obstacles arise, we feel like the project is successful if we maintain strong relationships with both the trade partners and clients involved. Further, we want the clients to like the end result not just six weeks after the work is complete, but six years after the work is complete—to enjoy it for years and years to come. DESIGN BOOK

THE KITCHEN SOURCE

Answers by Jennifer Johns, Director of Operations thekitchensource.com

Please give us a brief history and overview of your company. For more than 30 years, The Kitchen Source has provided clientfocused design and transformation services to Dallas, Fort Worth, and surrounding areas. We partner with homeowners, designers, and builders to fully understand their ideas, needs, and goals for kitchen, bath, and living space remodels. What services do you offer? We offer anything from just cabinets and appliances to full turnkey remodels. The scope is highly dependent on the homeowner. We will do as much or as little as they would like during a project.

What is your philosophy as it pertains to the work you do? Listen to the client and do what we say we are going to do the first time. Will you take on projects of any size or scope? Yes, we have worked on projects from 2,000 to 70,000 square feet, from a powder bath to a whole house. What’s the measure of a successful project? We love when a client refers us to a friend or sends us pictures in their new kitchen over the holidays. There is no greater compliment.

What’s one thing people often don’t understand or realize about your line of work? Many believe they must have an interior designer, builder, or general contractor before even walking through the doors. We are open to the public and invite everyone in.

What else would you like readers to know about you? We are family owned and operated; we are third generation in the business. Each project we work on, we truly understand that we have a responsibility to the client as they are putting a great deal of trust in us by allowing us to work in their home.

Many people are involved in each project from day one, and communication is key to keeping everyone involved and on the same page. Transparency—we are an open book, from our bidding process and subcontractor invoicing to our client’s final draw request. Being transparent about every cost along the way is vital. Quality—we have quality standards that exceed much of our competition’s. Our team knows there will be challenges along the way, but our ultimate goal is to deliver the quality project we expect of ourselves and our clients deserve.

Please give us a brief history and overview of your company. Knox Built Construction is backed by industry-leading talent and a proven process. We challenge the notion that “they don’t build them like they used to” by championing craft, comfort, and style on the highest level. What is your philosophy as it pertains to the work you do? Our philosophy revolves around our core values: 1. Find a way. At Knox Built, there is nothing we can’t make possible or

bring to life. 2. Assume positive intent and have a positive attitude. 3. Deliver legendary customer service. 4. Honor the team. 5. Care. The work we do at Knox Built matters, and each team member approaches every home or project as if it were their own.

Can you tell us about a particular instance in which you delivered exceptional customer service to a client?

For us, the list of exceptional customer service is a long one—we love going above and beyond. To name one instance, we once had a client mention to us at our very first meeting that they loved fruit trees. One year later, upon project completion, we installed a fruit tree in their yard as a surprise on move-in day. What trends are you excited about for 2024? Some of the specialty millwork we are seeing make a comeback. Many more clients want unique paneling configurations and more transitional casing and crown styles. Additionally, we are doing a lot of “lounges” that incorporate a more adult atmosphere with stylish wet bars and wine displays.

If you had to describe your style in three words, what would they be? Communication—the building process is not a straight line, and there are ups and downs and ins and outs. DESIGN BOOK

What services do you offer? We are a one-stop design shop. We offer architectural services, interior finish selections, and furnishings, and we even recently added landscape design. Our goal is to solve the problem of “who do I call for this?” You can call us! What is your philosophy as it pertains to the work you do? Our motto is: Sticky fingers, muddy paws welcome! I come from a large family and love the chaos and fun that ensues when we all get together. I believe a home should help

facilitate that kind of joy, not get in the way of it. Having kids and pets and having a beautiful home are not mutually exclusive. As a mother of three, I’ve used my own home as a laboratory to determine what finishes are truly durable and employ that knowledge in all my designs. If you had to describe your style in three words, what would they be? Comfortable, collected, and timeless. I love to incorporate both modern and traditional elements, plus a smattering of vintage pieces. My goal is for no one to ever look at my work and think, “Well that house was obviously done in 2023.” What do you love most about what you do? Easy: My clients. Working on someone’s home is an intimate

experience. My job is literally to understand how someone lives in their space. I always tell clients that a consultation is like a first date. It’s a chance to see if we click. Because the process of building and furnishing a home is a long and personal one. By the end of it, I’ll likely know what kind of shampoo you use and where you keep your underwear. (Shampoo brand, by the way, is very helpful information for determining shower niche dimensions). I really value those relationships. What trends are you excited about for 2024? Color is back! While we do both neutral and colorful projects, color has my heart. It’s been fun to see it start to creep back into our clients’ inspiration photos. Cheers to color!

I was one of the first designers registered in the state of Texas after passing the National Council for Interior Design Qualification exam and have been consistently recognized by my peers as one of the top designers in Dallas. My love of all things creative began as a child and included primitive architectural drawings. I have designed from coast to coast and even worked on projects overseas. What inspired you to pursue this line of work? I loved helping others as a professional counselor for almost 10 years, but I hungered for more creativity. I once read that if you could find a career that mirrored how you loved to play as a child, you would find your calling. As a girl, I had a dollhouse, and all I did was decorate it. That idea of creating a career out of play is what led me to open Michelle’s Interiors in 2008. What is your philosophy as it pertains to the work you do? I see my job as helping others by creating a happy, peaceful, and safe environment in which to live, raise a family, and welcome guests.

What do you feel distinguishes you from your competitors? Our goal is to provide personalized one-on-one service to clients, not to grow as large as we can. We stay small on purpose in terms of client load, and I am completely handson with my designs. Our clients work directly with me as the owner and senior designer. I meet clients where they are, taking their style and “waving my magic wand” to create a space that uniquely reflects what they love and what brings them joy. We care deeply about relationships with our clients. We want them to know their homes matter immensely to us, we understand the significance they represent, and we are available and responsive to whatever needs they may have.

Where is your company based, and how many locations do you have in the Dallas area? We are based in Dallas, and we have one location. What product range do you offer, and what do you specialize in? What are some of the most soughtafter lines you carry? We specialize in 17th-, 18th-, 19th-, and mid-century antiques from Europe and South America; vintage furniture from storied designers; lighting; and decorative and fine art collected from estates in Beverly Hills, Chicago, Manhattan, and

Palm Beach. We are also a dealer for Alfonso Marina. How would you describe the aesthetic of your offerings? We carry pieces from the classic to the opulent but which are always in taste and never out of style, styled in inspiring vignettes. What are the cornerstones of your company? What do you feel distinguishes you from your competitors? We have new merchandise arrive almost every week because of our constant pursuit for great interiors, but it is edited. If I wouldn’t want it in my home, then I am not buying it for the store. We have a vast supply of resources for designers. For someone who has never visited your showroom, what can they expect?

Hopefully the same feeling we have when we enter the store after an absence: “Wow, there are a lot of gorgeous and incredible items in here—how could somebody go home without a new treasure?” Are you open to the public or to the trade only? We are open to the public. Our main clientele is the interior design trade and antiques dealers. Can you tell us about a particular instance in which you delivered exceptional customer service? Always! Is there anything else you would like readers to know about you? We have a 5,000-squarefoot showroom in the Dallas Design District, next door to the Dallas Design Center.

After I received my first order, Peacock Alley was born, establishing the luxury linen market in the U.S. Where is your company based, and how many locations do you have in the Dallas area? PREP MY LAKEHOUSE

Answers by Maria Terrell, Owner prepmylakehouse.com

Please give us a brief history and overview of your company. My husband and I purchased a lake house in East Texas. We both worked 60-plus-hour work weeks, so we’d find ourselves leaving Dallas at 7 p.m., arriving to the lake after dark, and realizing that the patios were covered in cobwebs or that we had six mustards and no ketchup. We were spending the first four to six hours of our “relaxing lake weekend” working like crazy. And then on Sundays, we were booting guests out of bed at 6 a.m. so we could do all the laundry. It was exhausting! We needed someone who could start our “lake life” before we arrived so we could walk in and relax. Out of our own need, the idea for Prep My Lakehouse (PML) was born. We’ve been in business over seven years and boast of team of more than 20, with a client list of over 600 homes on Cedar Creek Lake, Lake Athens, and Lake Palestine.

What services do you offer? PML handles anything that owning a lake house can throw at you. Obviously, housekeeping is a strong piece of our business offering. Our handyman services are a life saver; we can handle requests from hanging a towel rod to rebuilding decks. If it’s a project that requires a licensed professional (plumbers, electricians, etc.), we have a network of insured and respected businesses that prioritize PML clients. We can also help with boat and dock maintenance, shop and stock, food prep, private chef experiences, catering and entertaining support, and more. What do you feel distinguishes you from your competitors? 1. Professionalism. There are so few responsive and professional service providers in lake communities, which makes getting work done at the lake one of the biggest challenges our clients face. We execute as a highly efficient company, bringing

the same level of responsiveness we expect in the metroplex to rural lake communities. 2. Documentation. All projects the PML team executes are documented before, during, and after. There’s never a discrepancy of what was or wasn’t done, and the transparency of us showing the work in real time to our homeowners puts them at ease. 3. Safety. The entire PML team is background checked and drug tested upon hire and monitored throughout the year. We make sure that we keep your lake house safe by ensuring that we put the most qualified and safe individuals on the team.

If you had to describe your style in three words, what would they be? Unexpected. Layered. Livable. What do you feel distinguishes you from your competitors? We have created a distinct process for getting to know our clients and how they live in their spaces. This, along with structured business processes and procedures, allows us to professionally manage our clients’ design projects, leaving room to have fun and enjoy the creative process. Will you take on projects of any size or scope? While our services are best suited toward whole-home projects, we will take on projects of any size as long as the budget and expectations are feasible. Our goal is for the end result to be a fully designed and completed space with all the finishing touches, whether that be a whole home or a singular room. What’s one thing people often don’t understand or realize about your line of work? People often underestimate the value a designer can bring to a project. Whether it’s a new construction, renovation, or furnishings project, we bring the experience and expertise that allows for the proper

planning and execution to avoid costly mistakes. What’s the measure of a successful project? We get a lot of our projects through referrals. It’s a huge sign of success when our clients are so happy with the end result that they share us with friends and family. What trends are you excited about for 2024? The last few years have resulted in a high volume of purchases from big-box retailers, resulting in many homes looking and feeling the same. We are excited to see the pendulum swing back toward highly personalized and customized design in both the construction and furniture sectors. Many people don’t realize that one of the most valued benefits of working with a professional designer is their knowledge and access to the latest innovations and workrooms that can create beautiful pieces made just for them.

SAMANTHA FISHER INTERIOR DESIGN

Answers by Samantha Fisher, Founder samanthafisher.net

Please give us a brief history and overview of your company. Samantha Fisher Interior Design was founded over 20 years ago at our kitchen table while I was busy at home taking care of a baby and a toddler. Now, we are a team of four who work on full-scale projects across the country. What is your philosophy as it pertains to the work you do? Your home should be a haven. Each space should be thoughtfully designed for the client’s needs—whether that is space for hosting large gatherings or a nurturing place for a family. Selections should be well thought out, unique, and of quality. If you had to describe your style in three words, what would they be? Organic, clean, and warm. What do you feel distinguishes you from your competitors? We are a small firm. We are intentional about our project selection and workflow so that I can be very hands-on with the design work. Each project and the subsequent

selections are unique and solely suited to the client and the space. What’s your favorite type of project to work on? I love projects that start with beautiful, smart architecture, where we are able to craft the final product. The client relationship is also so important—having the space and trust to take risks elevates the final product. What’s the measure of a successful project? A happy client and work we are proud of. What’s one thing people often don’t understand or realize about your line of work? That designing is the easy part! The most difficult, time-consuming part is the execution of a project. What trends are you excited about for 2024? I’m not really a trend gal. I love what I love, and it really doesn’t change much. However, I do really like the organic, curvy upholstery that is the rage right now.

STUDIO STEIDLEY

Answers by Staci Steidley, Creative Director and Owner studiosteidley.net

Please give us a brief history and overview of your company. Studio Steidley was founded in 2015 and specializes in creating beautifully livable environments that stand the test of time. I lead my team with over 25 years of experience, including a strong architectural and corporate design background, which is reflected in the details that are included in each design.

architecture and the layering of architectural details gives Studio Steidley a unique ability to imagine all the possibilities within your space. Our team is expert at translating these ideas into the documents needed to make sure the vision comes to life, and our processes of layering on the furnishings, art, and accessories brings the “wow” factor that our clients are looking for within their homes.

What inspired you to pursue this line of work? As a little girl, I was fascinated by architecture. My parents built two of the homes we grew up in, and my mom and I would study floor plans and talk about why she liked one versus the other. For fun, we would walk houses under construction and try to figure out each room’s purpose. It was no surprise that when I went to college, I wanted to study architecture and interior design.

If you had to describe your style in three words, what would they be? Refined. Unexpected. Fun!

When hosting, do you cook or order out? (And what’s your best dish/go-to place?)

We cook! Even if it is a simple meal on the grill, we love to entertain. Both my husband and I love to cook, so we are always creating something new. What’s your favorite travel destination?

I love a mix of relaxing travel in the Caribbean on a boat and exploring anywhere in Europe.

Will you take on projects of any size or scope? We really like to have a variety of projects on our books. We like to have some that are full-home design, some that are remodels, and some that could be a few spaces with furnishings. This provides a great balance for us, and we enjoy mixing it up!

DDB24_Studio Thomas James.indd 78

Please give us a brief history and overview of your company. After spending several years in Colorado designing high-end vacation homes, I decided to make Dallas the home base for my business. I launched Studio Thomas James in 2012 and set to work building a dynamic team of specialized individuals. I feel our long-term success is largely due to our meticulous attention to detail and hands-on approach. What inspired you to pursue this line of work? My grandfather was a master craftsman, machinist, and woodworker, and he spurred my love of handiwork. My mother and grandmother were always experimenting with the spaces in our home, often moving furniture in and out. I knew I wanted to be an interior designer by the age of 10. I even asked Santa for a new chandelier for my bedroom one year for Christmas. What is your philosophy as it pertains to the work you do? Great interior design should evoke an emotion—a challenge that is best achieved by fusing the architecture, finishes, and furnishings into one cohesive thought.

If you had to describe your style in three words, what would they be? Classic. Innovative. Refined. What do you feel distinguishes you from your competitors? Although our focus is on interiors, our team unitizes our vast architectural expertise to give a room’s form and function mutual consideration. What’s the measure of a successful project? Spaces can be beautiful and highly detailed, but if you have missed the client’s true desires, then the project is a failure.

Please give us a brief history and overview of your company. I have had the fortune of celebrating 20-plus years of residential real estate sales. I have enjoyed every minute. I love working with both local clients and also executives moving here from out of town. Over my career, I have averaged close to fifty-fifty on buyers and sellers, and I enjoy working with both equally. What areas/neighborhoods do you specialize in? My main areas are Park Cities, Preston Hollow, and North Dallas, but I also do quite a bit in Plano, Frisco, and beyond (like Celina and McKinney), as well as in Southlake and Flower Mound. How do your clients benefit from your background as an attorney? Buying and selling a home has become more complicated and also

more competitive. I practiced law for over 10 years in a transactional practice, mainly in commercial real estate. My background as an attorney and my negotiating skills are in use every day! I pay attention to detail and think through problem areas. My background helps me to keep calm under pressure and not lose my cool, something my clients tell me gives them confidence. What are some of the top features today’s buyers are looking for in a home? A home that is move-in ready is always in demand. I tell my buyers that there is an opportunity if you can find a home with a good layout that just needs a little tweaking. Workspaces for adults and kids are popular, as are pools and indooroutdoor living spaces. Kitchens where people can live and cook. And buyers always love a good closet!

How do you ensure client satisfaction? I will do almost anything to make sure every transaction is a success. I will work through problems, listen to what my clients are telling me, and we will keep working until they are satisfied. Buying and selling a home can be stressful for many reasons, but there are very few instances where you can’t do something to make a client happy.

TWILLY AND FIG

Answers by Dee and Danielle Frazier, Co-CEOs and Principal Designers twillyandfig.com

Please give us a brief history and overview of your company. After working for years in the corporate world, Dee wanted to go back to her visual arts roots and opened the studio’s doors in 2010. During Dee’s tenure, the business gained momentum and became a highly sought-after design firm in the area. After working as an attorney for several years, Dee’s daughter, Danielle, decided to pivot and reenergize her creative gene by joining the firm in 2020. At this point, the design studio expanded in both geographic and aesthetic reach. What services do you offer? We are a full-service design studio that works with clients at every stage of the process, whether it’s a new home build, a remodel project, or furnishing a space in their home.

Our services include space planning, concept development, material selection, furniture procurement, and project management. What do you feel distinguishes you from your competitors? Our diverse portfolio demonstrates our commitment to keeping our clients at the core of every design and demonstrates to our prospective clients that we do not design with one style. Whether we’re remodeling a kitchen in a circa-1800s Victorian in Old Town McKinney or designing a bedroom in a modern home in downtown Dallas, we have the most fun in designing to different styles and taking on that challenge. What trends are you excited about for 2024? What is being referred to as “dopamine decor”—creating spaces that bring the homeowner joy and that are much more personal. Another is the reinfusion of warmth into home color palettes. With the recent popularity of gray and cooler tones, spaces began to start feeling too cold, too similar, and impersonal. The trend toward warmer tones invokes a sense of comfort and helps to bring in other colors.

Getting to the heart of who they are and what they need from their home is a little like therapy, and it’s our job to utilize design to enhance their lives. If you had to describe your style in three words, what would they be? Tailored. Curated. Detailed. What do you feel distinguishes you from your competitors? We carefully evaluate a project in its entirety, ensuring that the architecture, interiors, and landscape design are cohesive. We’re methodical in

the way we design and pay attention to every detail. What’s your favorite type of project to work on? Our favorite projects are with clients who have a shared love of design and want to be involved in the process. We find that the more involved they are, the more perfectly we can tailor their home to their specific desires. What’s the measure of a successful project? In our opinion, at the end of a successful project, everyone involved— including the client, interior designer, architect, and landscape architect—is pleased with the outcome. Also, it’s such a joy to remain friends with our clients when a project is complete. We love to catch up with them over a glass of wine! Can you tell us about a particular instance in which you delivered exceptional customer service to a client? We bend over backward for each and every client. If a mistake is unfortunately made during the design process, we immediately alert the client and come to the table with a solution.

What’s one thing people often don’t understand or realize about your line of work? People don’t understand how much work and dedication goes into each project! They think we’re simply choosing a few pillows and ordering sofas. There are so many details involved in our line of work, and each of them is carefully thought through. What do you love most about what you do? I love interacting with our clients and educating them throughout the design process. DESIGN BOOK
