design parameter_“permeable massing” ISSUE/CONDITION: Creating a linear building along the length of Water Street would effectively disconnect the neighborhood East from the river and waterfront to the West.

RESPONSE/INTENT: Break down the massing of the buildings and orient them perpendicular to the long edges of the site. Allow visual and physical movement into site between river and city, allow access to daylight and views for all units, while breaking down scale of the buildings.

design parameter_“variety of outdoor space” terrace roof decks courtyards

riverfront

ISSUE/CONDITION: Urban areas without green space, especially those along rivers, lack a experiential quality necessary to human experience. Additionally, large open and unattended outdoor areas fail to attract people and often become feel like leftover space.

RESPONSE/INTENT: Include a variety of enjoyable outdoor spaces that are integrated into the context and work in unison with the buildings.

design parameter_“minimize vehicle presence” ISSUE/CONDITION: The paved surfaces associated with surface parking and roadways on site that slopes towards the river has the potential to runoff into and pollute the Milwaukee River. Furthermore, the presence of automobiles has a noticably negative impact on the environment.

RESPONSE/INTENT: Locate parking underground, minimize the amount of hardscapingand impervious areas, locate garage entrance ramps directly off of Water Street within the building footprint to reduce roads on the site.

design parameter_“negotiating the grade change” ISSUE/CONDITION: There exists a substantial change in elevation across the short dimension of the site. This creates difficulties in moving back and forth between the two areas.

RESPONSE/INTENT: Employ a network of gentle slopes, terraces, ramps, and stairs that provide ample opportunity to move in and through the site.

design parameter_“pedestrian connectivity” ISSUE/CONDITION: A site as large and lengthy as this one that does not provide ways of moving about freely will not properly merge into its context.

RESPONSE/INTENT: Design an internal network of pedestrian and bike paths that connect to Marsupial bridge, Water Street, and Brady Street so as to encourage transient occupants, and integrate into the context. unrestricted movement dispite site slope and building footprint

design parameter_“active edges”

ISSUE/CONDITION: Nearby streets such as Water and Brady are full of life and activity.

The current condition of the site’s street edge is far from what it could be.

RESPONSE/INTENT: Locate retail, dining, entertainment, and other amenities along street to attract people and activate the site while maintaining a strong street edge with the building form.
