Top Tips to Sell Your Home Increase your property’s ‘Kerb Appeal’

Make sure the exterior of your home is up to scratch and if your front door or fence is looking tired, brighten it up with a lick of paint, plant some bedding flowers. Move bins out of view and clear away anything unsightly.

First impressions Count

Tidy your entrance reception, move away shoes and coats, make the area feel spacious and inviting (with a new mat or rug).

Spruce up and de-clutter

Making your home attractive to a buyer needn’t mean an expensive décor overhaul, freshen up rooms with a neutral lick of paint. Make sure your rooms are clutter-free and as light and airy as possible.

Little things count

Don’t forget the detail either. Buyers will be nit-picking as they will be looking at a number of properties and weighing everything up. Tidy up the little maintenance jobs such as a long overdue light bulb change.

Define each room

Buyers need to be able to picture themselves living in the house make sure each room is shown off to it highlight its purpose. If your dining room is full of exercise equipment move it out and place a table back in the space.

Allow the buyer time

Don’t rush the buyer around your property, allow them time to wander around and take it all in, ask if they have any questions, be helpful, not pushy!

The Early bird gets the worm – “I like to arrive to the office around 8 o’clock every morning (often earlier, once I have completed the morning routine of getting the kids dressed fed and ready for school ) I set my computer up, make my morning coffee and ensure I have a head start on my competition!”

First things first - “To get the day started, I clear all my emails received overnight, return any voicemails left and prepare for the day ahead. Normally, preparation would include gathering market research for property valuations I will be carrying out that day, printing the property particulars for my viewings and collecting the keys .”

Valuations - “Carrying out valuations is an important part of the role. It gives me the chance to promote a positive image of our company. I will often go over various aspects with a client during a valuation such as, how the market in their area is performing, average sale prices, advised marketing prices, things they could do to improve the chances of selling, plus put to bed any fears they have about moving."

Viewings - "Viewings are a great chance to really understand an applicant’s needs and wants, to help them find their dream home. There is nothing better than seeing someone fall in love with a property."

In the office – “In the office you will normally find me communicating with our Sellers/Landlords to ensure they know how their property is performing, booking viewings and making plenty of phone calls and emails.”

A busy working day doesn’t stop at 6pm, once home I switch into “mum mode” I enjoy my time with the children hearing about their school day and what they have been learning, but once they are in bed, I often switch the laptop back on to complete essential tasks from the day After work – “Busy life outside of work. I go home to my fantastic husband Ricky and three adorable children I enjoy all the aspects of family life and try to attend the gym as much as possible. My biggest passion outside of work is to take my family to see as much of the world as I can!”
