ANALYSIS
Establishing its new headquarters was particularly significant for Emergent because the company had been seeking to define itself, its mission, and its core values for several years. Emergent had previously leased an office in Rockville, Maryland, which, as a turnkey space designed to appeal to a wide range of prospective tenants, did not speak to the company’s objectives or reflect its brand and identity. Having recently articulated its forward-thinking mission of “protecting and enhancing 50 million lives by 2025,” as well as its corporate core values, Emergent viewed the move to Gaithersburg as an opportunity to create a headquarters that would serve, according to Jeffrey, “as a physical descriptor of the company’s character.” This goal, he says, was “the driving force behind every design decision that we put into the space. Buying the building and building a new headquarters gave us the chance to physically put into place the things we have been saying for a number of years. [It] gave us a chance to put our money where our mouth was.”
PROCESS From visioning kick-off meetings to project closeout, the DBI design team worked with Emergent to integrate the company’s mission and character into every aspect of its new space.
visioning As a vaccine manufacturer seeking “to protect and enhance life” by thwarting chemical and biological threats, Emergent wanted to establish an appropriate tone throughout its space—one that maintained the high level of corporate professionalism that a biological defense research company requires while also incorporating collaborative, dynamic, and even playful design elements. DBI and Emergent, envisioning what the realization of this design objective might look like, gravitated toward an open, spacious office environment—a significant
departure from the company’s enclosed, non-windowed offices in Rockville. Forwardthinking and modern in its approach, the open office design, as Jeffrey notes, “spoke to where we were headed as a company.” Still, the design team had to consider that the office would be used not only by Emergent employees, who most benefited from the open office format on a daily basis, but also by visitors and distinguished guests of the CEO, the Chair of the Board, and Senior executive staff. Meetings with governmental representatives and potential business partners required the team to incorporate formal conference rooms and private office spaces in the plan, punctuated by sophisticated, sleek architectural design elements. DBI, through the copious use of floor-to-ceiling glass that facilitated the flow of natural light, skillfully prevented these enclosed spaces from being weighed down by a staid “boardroom feel.”

To balance Emergent’s need for collaborative and private spaces, DBI created an equal proportion of open workstations and enclosed offices. All workstation occupants, to benefit from the natural light projected throughout the space, are located along the window line. The DBI team included many collaborative zones throughout the office, providing informal gathering areas for impromptu conversations or meetings. In addition, a new monumental stair was centrally located within the reception area to conveniently connect the fourth and fifth floors and enhance daily workflow and collaboration. Notably, this stair required the removal of a 30-by-30 slab between the two floors to increase the openness of the reception area. State-of-the-art conference rooms, located adjacent to the new stair, utilize the latest in audio-visual technology, allowing Emergent to collaborate with any staff member or team in any of its global offices.

design development
DBI’s design philosophy was to keep the palette simple, using only a few materials, while infusing Emergent’s strong scientific brand, mission statement, corporate logo, five core values, and corporate commitments into all aspects of the design. Branding throughout the space was inspired by monoclonal antibodies, as seen under a microscope, to reflect that Emergent is a company steeped in the science of protecting and enhancing the human immune system. Images of 10 famous scientists and humanitarians were placed within each quadrant of the building to assist in wayfinding and identifying conference rooms. Each image is accompanied by a quotation from the respective luminary that correlates with Emergent’s core values and commitments. The breakrooms are centrally located within the same area on each floor. In keeping with the branding approach, a world map “word find” was designed to highlight Emergent’s values and commitments as well as mark the location of all Emergent global offices. All furniture was selected so that it could be easily moved, allowing a multifunctional space for both dining

and teaming. Collaborating with DBI Director Michael Boyer during the design process, Jeffrey explains, “really helped push the steering APPROVED WOOD team out of their comfort zone and to think about meeting the goal, which was to build the space that’s going to take us to 2025 and help us achieve our vision.” The steering team, for example, considered reusing furniture from the Rockville office and filming the new space’s glass walls, which would have impeded the flow of natural light and diminished the space’s brilliance. “This space is very open, very bright, very transparent, and visible,” Jeffrey notes, while “Rockville was the complete opposite. You couldn’t see into most of the conference rooms; most of the people had closed door offices with maybe a little side window at best.”

To convince the steering team to adopt such a fundamentally different NEW RED CARPET (SEE PLANS) design approach was a “real achievement on Michael’s part, on the team’s part, and on DBI’s part….[They] A knew the vision and what STONE we were trying to accomplish and didn’t let the steering team slip backwards into the comfort zone and instead kept trying to push the envelope.” Jeff points out that DBI even arranged a field trip to a furniture manufacturer’s showroom, as well as to the site of a recently completed project, to ensure that Emergent could see the proposed MILLWORK design solutions in person. Having finalized the construction documents and received all necessary permits, DBI oversaw the construction process as the space underwent its transformation. Jeffrey comments that DBI’s construction administration of the project was skillful and vigilant, ensuring the correct implementation of every design detail:
