We know that funding projects is often one of the more challenging elements of the development process. We utilise an SDG Action Manager Self-Assessment Tool, developed with the UN Global Compact Organisation, to track progress against goals, ensuring that investments yield measurable, sustainable outcomes. Local Authority involvement enhances the depth of community engagement, helping us identify and overcome challenges early in the project lifecycle.
To create a financially sustainable and commercially viable model, we integrate a mixeduse masterplan that balances community focused amenities with a range of “build-to-operate”, “build-to-rent” and “build-to-sell” opportunities. By incorporating diverse property uses and ownership models, we aim to create a ‘place’ that supports long term financial resilience, attracts private investment, and fosters a thriving community.
Our masterplans envision a holistic space that brings together residential, commercial, recreational and community driven elements, fostering a well rounded neighbourhoods that encourage consistent foot traffic, stimulate economic activity, and create opportunities for commercialisation. This commercialisation strategy ensures revenue through rental income, operational revenue and property sales, establishing a reinvestment fund to support community initiatives and infrastructure improvements.

Our Sport, Leisure and Wellbeing team brings over 35 years’ experience delivering sustainable, inclusive and high performing facilities. We have built long lasting partnerships with local authorities, leisure operators and national governing bodies, reimagining their leisure provision.
We provide leisure strategy and portfolio advice. From assessing existing assets to early stage feasibility, detailed technical design and delivery, DB3 works as an extension of each council’s team, collaborating closely to develop projects that align with local health, wellbeing and active community strategies. Our approach is rooted in partnership, transparency and a shared ambition to design facilities with you, not just for you.
Since 1998, our team has supported Sport England as Design Advisor and Design Assessor, reviewing and improving hundreds of leisure projects nationwide. Today, we champion Sport England’s “Pivot to Active Wellbeing” initiative, helping councils in Greater Manchester, Essex, North Yorkshire and West Sussex transform traditional leisure centres into community wellbeing hubs that truly meet local needs.
We collaborate closely with national governing bodies, including Sport England, British Gymnastics, Sport Scotland, British Cycling, Swim England, Scottish Swimming, British Water Polo, Volleyball UK, The FA, UEFA, the Football Foundation and the Premier League, to ensure every design meets the highest performance and technical standards. Working closely with Conservation Officers and bodies such as Historic England, Historic Environment Scotland & Cadw, we ensure every project respects and enhances the character and significance of heritage assets.

Providing RIBA Chartered sustainable architecture, urban design, landscape design and masterplanning, with supporting services including BIM, visualisation and interior design. DB3’s architectural team comprises 35+ architects, supported by a strong team of 40+ technologists and architectural assistants with the capacity to resource projects across all sectors.
DB3 Building Services Engineering
Offering CIBSE Chartered Mechanical and Electrical Engineering to all sectors. The team have particular experience in the leisure sector, having delivered numerous wet and dry leisure facilities across the UK. The team incorporates Building Physics Engineering, are CIBSE Low Carbon Energy Assessors and offer Thermal Modelling (DSM).
DB3 Professional Services
The team deliver building surveying, retail project management, principal designer, contract administration and NEC supervisor roles, across the UK. Working alongside DB3’s architectural and M&E teams, these roles can be incorporated into a multi-disciplinary offering or procured as an independent service.
