The Barton, West Buckland

THIS magnificent former rectory is set within its own peaceful, private grounds. The Barton is believed to be of 17th century origins, showcasing later additions as it has been the subject of extensive refurbishment over the years. Impressive high ceilings feature within the principal re-

ception rooms, reminiscent of the property’s history. There are six main bedrooms, the majority of which present decorative ceiling cornices and plasterwork. Three of the bedrooms benefit from their own en suites. A self-contained annexe is also available at the home, per-

fect for a dependant relative, housekeeper or additional income. A Georgian-style pillared entrance leads into the grand home, through to the reception hall. Arches lead to the inner hall/family room, presenting a turned staircase with an original balustrade. The stunning dining room

offers two fireplaces and sash windows, continuing in the original style of the home. Marble work surfaces and a walk-in larder make the farmhouse kitchen a notable attribute of this remarkable home. Complete with a superb range of units, an integrated fridge, freezer, dishwasher and double

oven, this is a most attractive room. Outside, a range of outbuildings can be found, including a boot room, laundry/ boiler room, gardener’s toilet, open shed, carriage house and stables barn. There is potential to convert the former carriage house and stables, subject to the necessary consents. The

beautiful grounds incorporate a large level lawn, quaint walled garden and gently sloping pasture paddocks. In total, the grounds extend to seven acres. The Barton is a truly wonderful property, full of character yet with modern touches to create a comfortable home.

the ground floor. The impressive home includes five bedrooms, three bathrooms, two reception rooms, a kitchen and utility room. Notable features include an exposed stone fireplace and sash windows. Light Italian marble floor tiles extend throughout the kit-

chen, complemented by contemporary dark wood units and matching wall cabinets. This stunning space also has granite-effect worktops, a Kensington range oven, a dishwasher and fridge/freezer. A unique feature is a bespoke triple panelled folding wood door, which, when fully opened

out, creates a 10 feet opening connecting the kitchen to the outdoor decking. This is perfect for dining outside in the summer months. The rear garden can be accessed from the kitchen or behind the off-street parking area, which has space for two cars.

The Old Vicarage, Ilfracombe

THIS imposing former Vicarage is now on the market in Ilfracombe. With views over the town’s picturesque harbour and coastline, the property takes full advantage of its prime location. The Old Vicarage has seven bedrooms, two of which are en suite, and three further bathrooms. The property also houses a potential self-contained suite.

Built in 1860, the home is described as one of Ilfracombe’s iconic houses from the Victorian era. Originally, this was St James’ vicarage. This name is still inscribed within the stone wall alongside the entrance gates. The Old Vicarage was the childhood home to Jonathon Edwards, the Olympic champion and world record holder.

The design is reminiscent of the home’s Victorian roots, showcasing grandeur and great character. Many original features have been restored, including rare “rising” shutters in the drawing room and a dumb waiter in the dining room. The large basement bathroom was originally the meat larder. This quirky space includes

the original ceiling hooks and is now perfect for hanging wetsuits out to dry. Though the property is full of character, improvements have been made over recent years, including a new roof, electrics, plumbing, windows, central heating and new decorations. The Old Vicarage has been run as an occasional home for the current owners, combined with a thriving holiday let pro-

ducing a good annual income. There is great potential to develop sections of the property, if desired. A store room at the lower level could be converted into a small separate kitchen, subject to the necessary consents. The vast dining room sits up to 18 people and is perfect for celebrations and gatherings. Further notable features include a den, the stunning fitted

£895,000

kitchen and the grounds. Outside the home, the gardens are completely wall enclosed and extend to just over half an acre. Upon approaching the property, it becomes apparent that The Old Vicarage is essentially its own world. This stunning property offers an incredibly unique opportunity to purchase a piece of history

1 Town Estate Cottages, West Down WITHIN walking distance of the village centre and showcasing immense character and style, this property is particularly special. The impeccable interior design is a result of considerable expenditure, carefully blending the original features with modern refinements, such as underfloor heating in the bathrooms. Numerous character features sit within the cottage, such as an Aga, inglenook fire-

place with a wood burning stove and roll top claw foot baths. The home has three bedrooms, including a luxurious master bedroom complete with an en suite bathroom. There is also potential to create four bedrooms by sub-dividing one of the rooms, if desired. On the ground floor, the kitchen/breakfast room emulates a farmhouse style, complete with stunning oak flooring and

window shutters. The sitting room continues in style and comfort with a beamed ceiling and fireplace. A range of outbuildings, thought to have been stables, offer a wealth of potential to create a workshop/studio or conversion, subject to the necessary consents. Plenty of parking space and a delightful rear garden complete this wonderful home, creating an idyllic property in the heart of rural Devon.

Record bookings for Ocean Cottages

The Long House 2015 has got off to a record start for Ocean Cottages, which specialises in high quality holiday homes in North Devon’s top coastal villages including Croyde, Saunton, Woolacombe and Georgeham. More than 80% of high season availability across all the agency’s properties is now booked up by holidaymakers. “Bookings have been coming in very fast throughout January and early February, and if we continue at this rate, by the end of this month all our properties could be fully booked for the summer holiday period,” says Jane Taylor, owner and founder of Ocean Cottages. “In the first half of January the number of bookings we had taken for 2015 was nearly 500% more than at the same time last year. Clearly we are delighted with these figures which show that our customers like what they get from Ocean Cottages, and we are keen to take on more properties of a similar high standard. Among our most popular holiday homes this year are Pebbles Rest in Croyde, Home House in Croyde, the Penthouse in Woolacombe and Amana in Croyde. “We are very excited that among our new properties for 2015 is Vention House on Putsborough Beach, which must be one of the most stunning beachside homes in North Devon. It has six bedrooms and four bathrooms and direct access to the beach. Not surprisingly, this house is attracting lots of attention from holidaymakers and has already taken plenty of bookings. We have another fantastic property in Croyde coming onto our books shortly, with five bedrooms and a wonderful sea view. Also newly on our books is White Plaice in Croyde, which sleeps six, and is very close to the beach.” Demand from holidaymakers is particularly strong for Ocean Cottages’ larger properties, which are ideal for family get-togethers and celebrations. Among those currently on Ocean Cottages’ books is a beautiful five bedroom property, The Long House, in Nethercott, near Georgeham, decorated throughout in a French style. “We are always keen to hear from home owners wanting to

01271 320330 let out larger properties, even if it is just for the summer months, as demand is highest then,” explains Jane. ”Because we offer a very flexible service to our home owners, we are happy to take on properties for just a few months at a time. This can suit some owners who may be planning to spend time

out of the country in the summer, or are away from home visiting friends and family.” This flexibility of service is one of the reasons, Jane believes, for the fast growth in the number of holiday homes on Ocean Cottages’ books. “We provide home owners with exactly the management service

that they want for their property, whether this is for just two months or twelve months of the year. Some of our owners only want us to handle enquiries and bookings, while others, who are not based locally, need us to look after everything at their property, including all the maintenance and cleaning.

Our aim is to take the worry out of letting a holiday home while at the same time ensuring that our owners receive excellent value for money, which is why so many home owners are choosing us rather than other holiday cottage agencies in North Devon.” In addition to the flexible and

tailored service for owners, Jane says the continued expansion of Ocean Cottages is down to the exceptional quality of all the holiday homes on the agency’s books. “Quality is our watchword,” she insists. “The quality of the properties, the quality of their locations and the quality of the service offered to holidaymakers by Ocean Cottages. We have visitors who book a different property with us every year because they know they can rely on the quality of all our holiday homes and the quality of the customer service they will get from the team at Ocean Cottages.” This year, more of the agency’s holiday homes will have hot tubs and more will have other little extras that make a holiday special. “We believe that luxury is what holiday makers now want,” says Jane. “Families holidaying in the UK are much more discernible than they used to be. They want to stay somewhere that is decorated to a higher standard than their own home. They are looking for properties where all the little comforts have been considered and where every gadget, including wifi, works without a hitch. At Ocean Cottages we are happy to provide this and more.” A large number of the properties at Ocean Cottages have sea views or are very close to the beach. Some of the properties are in truly spectacular locations, with breathtaking vistas. It is not unusual to find reviews from guests such as, “this is an amazing property and has the WOW factor,” and “this house is real luxury living” and “your attention to detail is amazing”. Not surprisingly, many of the visitors are attracted by the growing number of reviews online, particularly on Trip Advisor, and via the agency’s strong social media presence. Ocean Cottages’ wide selection of holiday homes includes pet friendly accommodation, houses perfect for families and large groups, and also pretty cottages and apartments ideal for romantic retreats. “We seek to delight our holidaymakers with our fabulous properties and our attention to detail,” says Jane, “and at all times we aim to exceed their expectations.”
