Your Home - Choose the design you love
So your search is over, and after all those hours of research you have found just the right block of land, and a Simply Living floorplan that you love. With the help of our New Home Consultant, we will work with you to bring your dream home together.
If you are just beginning your search our New Home Consultant will be more than happy to help you find a Simply Living floorplan and block of land that will suit your lifestyle and your budget.
At this point your New Home Consultant will be able to provide you with a quotation on your new home.
Once your preliminary deposit is paid you will receive a site plan with your new home sited on your land. At this stage you will also need to speak to your bank or mortgage broker to ensure that finance is available to you. If you don’t have a broker our team will be happy to help you find just the right person to find a home loan that suits your needs.
Your Land - Let’s check out your block
We will organise your soil test and a site survey and request your land title information.
Contract - Fixed price contract
All of your documentation comes together in your HIA fixed price contract and the second part of your deposit is due for payment.
Step Three
Colour Selections - We make your choices simple
Now it’s time to turn your house into a home! At Simply Living, our experienced colour consultants have taken all the hard work out of colour selections by creating a contemporary range of interior and exterior colour schemes for you to choose from. With six exterior and six interior schemes, such as Simply Resort, Simply Industrial and Simply Natural, there is something for every taste and style, allowing you to concentrate on adding your unique touches in furniture, drapes and decor.
Step Five
Let’s get started - Permits and ordering stage
Once the contract is signed, we will organize all of the permits required to commence construction and begin ordering materials from our suppliers in preparation to start building your home. You’ll also need to have unconditional finance approval from your lender.
At Simply Living, it is our aim to simplify the process and make new home buying and building as simple as 1,2,3… so that you can be in your dream home sooner.
Step Six
Construction - Turning the soil
All of your documentation comes together in your HIA fixed price contract and the second part of your deposit is due for payment.

The First Home Owner Grant
As a first-time home owner, you may be eligible for the Victorian or NSW Government’s First Home Owner Grant which will help you get into the property market and be on your way to owning “the great Australian dream”.
The First Home Owner Grant (FHOG) scheme was initially introduced to offset the effect of the GST on home ownership. It is a national scheme funded by the states and territories and administered under their own legislation.
Under the scheme, a one-off grant is payable to first home owners that satisfy all the eligibility criteria.

How much is the FHOG?
Victoria - For new homes (house, townhouse, apartment or unit) built in regional Victoria and valued up to $750,000, with contracts signed from 1 July 2017 to 30 June 2020, the FHOG is $20,000.
New South Wales - From 1 January 2016, the First Home Owner Grant for first home buyers building a new property will be entitled to a $10,000 grant on homes worth up to $750,000.
