We have extensive relationships with suppliers and manufacturers who work with us to provide the shortest lead times and an industry-leading product. Nicky Bloom, Account Director

Kensington & Chelsea is one of London’s most prestigious places to live, and one of the most stimulating markets in which we operate - demanding the highest level of service and greatest expertise to achieve optimal performance. Experiencing more than 50% growth in the past year, the area shows no signs of relinquishing its position as the UK’s most expensive place to live, with house prices in 2014 averaging a fraction over £2.3 million. We recently staged two properties in the borough; a five bedroom townhouse in Chelsea valued at £9.25 million and a five bedroom duplex in Belgravia valued at £13 million. Our team worked closely with the property owners at each of these period conversions to produce interior schemes that would achieve fast sales at their respective asking prices, with minimal effort on their behalf. Buildings from these periods often have characteristic features and unique layouts that would be wasted without the correct knowledge and tools; at David Phillips we have access to over 10,000 products with as many subtle qualities as the rooms they are destined for, enabling us to illuminate these often unused areas to create beautifully expressive focal points. Our industry partnerships provide us - and more importantly our customers - with

unrivalled choice and flexibility. The townhouse in Chelsea sold for the full asking price less than 20 days after dressing, representing a rapid return on investment for the homeowner. The interior scheme created for the Belgravia duplex so impressed the owner that they opted to keep the property - purchasing all furniture and instead renting to long-term tenants. home staging ASHLEY GARDENS “Before we begin a home staging project we make sure we have a thorough understanding of what our customers need, and provide detailed concepts and floor plans. Should they wish to make any changes it’s not a problem everyone involved from design to delivery is inhouse and able to work together to accomodate. We don’t use couriers or external companies. Working in this way not only ensures that we provide an unbeatable level of service - we offer the fastest lead times in the industry, too.”

Richie Davison, Associate

Ashley Gardens on Ambrosden Avenue was brought to our attention by an international investor hoping to showcase the full potential of a newly refurbished classic property, situated north of the Thames in the heart of Westminster. Marketed at £3.25 million, the vendor sought an interior scheme that reflected the character and historic nature of the building, and the attention to detail given in the original construction and the later refurbishment. The property owner chose David Phillips over other suppliers thanks to our reputation within the industry and the unmatched level of detail provided in our itemised quotations, mood boards and scheme concepts. As the industry’s leading furniture and specialist services provider, we offer the fastest possible lead times - completing this project in only two weeks - and the ability to source and create one-off pieces to complete the desired look in any location. An offer had been discussed before the last accessories had even been placed, including purchase of all furniture. In the 6 weeks since completion 5 offers had been received at market value. home staging FULHAM ROAD “Our team have over 30 years’ combined experience working within the property and rental sector - and we know how to effectively furnish rental property. The property at fulham road had a lot of potential, but it was struggling to attract a suitable tenant. We opted for a relatively soft-touch approach for this project, using minimal items to prevent affecting the great sense of space found in the apartment, while giving the impression of an inviting and modern living environment. ”

Richard Beltràn Sales Director

Securing tenants for an unfurnished home is sometimes challenging - this property on Fulham Road had great potential, it was difficult to present it to those viewing the property without the use of furniture as a visual aid. The flat was placed on the market for rent on 14th August, and by 20th November had not secured a tenancy. This is remarkably common in locations where there is a high number of first-time tenants who won’t have their own furniture - and is often overlooked. Our team were tasked with furnishing the property on behalf of the client, and we began the process of generating interior scheme concepts and sourcing items for the project. When furnishing rental properties we are careful to ensure all items are selected with a number of important factors in mind; the monthly asking price, property style and location, desired tenant type, and the clients budget. From start to finish the entire furnishing process for this project took two weeks. Installation took place on the 21st November, and the first prospective tenant to view the flat when furnished agreed to a tenancy at the asking price - one day after completion. home staging WELLINGTON COURT Located in the City of Westminster, St John’s Wood is one of the most expensive postcodes in London, demanding the highest rent of any location within the City in 2014. A common issue in such affluent areas is the reluctance of potential buyers to place offers that meet the expectations of the property owners - and one of our projects in Wellington Court suffered from this exact problem. A large family apartment, this property spent three months on the market without success. Prior to sale the property had been tenanted which reduced interest and reduced buyers’ willingness to make realistic offers. The owner attempted a drop in price before approaching our team to no avail, further reducing potential returns. When providing staging services for properties of this calibre, it’s important to consider not only the property’s asking price, but the location, demand, and target market. We sought to create an interior scheme for the property that accounted for these factors, and also reduced viewers perceived shortcomings. Our full service not only includes provision of all furniture; our team create an environment that reflects a liveable home to those viewing property. After staging was complete the client received a number of offers, and the home

sold within a matter of weeks - going under offer above the initial asking price of £2,095,000. We don’t only stage homes to speed up a sale - each property we work on is a chance for our team to showcase the very best products, accessories, and their passion for interior design. We’ve worked for nearly 20 years to produce the most extensive service framework in the industry - and everyone involved in our process is part of our team. home staging CHEADLE & DIDSBURY “I had never heard of this service before and have been pleasantly surprised. David Phillips transformed a vacant space into a warm and welcoming home that enhanced the lifestyle and quality. They listened to my requirements and matched them perfectly. I have already employed David Phillips for my next project. I renovate about eight properties a year, and I have never sold a property so quickly and over the asking price. The buyer even wants to buy the furniture. I would recommend home staging in a heart beat.”

Howard Golombeck, Property Developer

Two Manchester suburbs, Cheadle and Didsbury, are experiencing an increase in competition from both buyers and sellers the town centre in Cheadle is a designated conservation area featuring architecture from the 19th Century, while Didsbury is considered one of Manchester’s most affluent suburbs. Two homes were recently brought forward for staging in these areas, each semidetached with three bedrooms, and within commuting distance of central Manchester. The house in Cheadle was valued at £299,950, while the property in Didsbury was valued at £315,000 - both considerably higher than the regional average. The developer’s goal was to achieve rapid sales for both properties, and the project’s brief sought to appeal to the high-end expectations of buyers in the area, while emphasising the character of the surrounding environment. The budget for staging was around 1% of the value of each home, and the entire process, including design scheme generation, item sourcing, delivery, and installation, was completed within two weeks. The homes both performed exceptionally well when marketed at the end of the staging process - the house in Cheadle was viewed a total of 9 times, going under offer at the full asking price within four days, while the

house in Didsbury exceeded the original asking price within a similar time frame. In both cases, the new owners opted to keep a number of the furnishings used in the staging of the homes. Due to the fact that this is a regular request - especially in cases where buyers are relocating or purchasing their first home - we help by offering all furniture as a package that the vendor is able to buy outright, without the need for redelivery and needless back and forth.
