BIM began when 3D modeled geometry changed from being simple shapes to intelligent objects. These objects were no longer defined by only their exterior form, but given identities (name, unique identifier, type, function), attributes (material, color, properties), and relationships (location, connection, ownership).

But with all this technological advancement, the human component which creates, manages and uses all this information was required to evolve. New responsibilities were placed on Owners, Designers and Contractors to ensure successful collaboration. Detailed contracts were created to define every team member’s role, duty, and liability relating to every information management task (just as the 3D model defined all objects' identities, attributes and relationships).

With all the building's components and systems modeled with realistic accuracy, abstract concepts and processes could be easily applied to the model data such as conflict detection, performance simulation, code evaluations and costing info. This realistic model led to not only rapid visualization and reliable coordination but also increased confidence in the completeness of the scope.

The building information model led to speedy and accurate updating of changes allowing for close collaboration, and the new contracts structured how this increase in communication will support better design decisions during all stages of the project. However, to allow for truly better information management it is important that Owners, Designers and Contractors make decisions based on what’s best for the project and not themselves. As the practice of BIM grows the traditional design/bid/build approach will increasingly evolve into the integrated project delivery team.

Building Waterfront Section

Parti Selection The goal of this design was to bring to life tall masts supporting billowing sails which create a suspended architectural space seemingly inside a ships elevated rigging.

This Parti was chosen for its structure which allows for a cable system stemming from spires creating a balanced backdrop for ornamental screen walls forming the sails.
