Luxury Home Inventory on the Rise
While the number of luxury home sales at the end of the year was down 20% (20 sales) compared to 2023, the number of active luxury home listings has surged by 82%, with 31 homes currently on the market. Following this trend, the average list price for these properties is breaking records at $19.9 million, an increase of 6% from 2023.
Despite the increase in active listings, current inventory is still only half of what it was at the end of 2017, when buyers could choose from 62 luxury homes. Back then, the average list price was $7.275 million. While the rise in inventory provides some options, buyers are still facing constraints. For instance, the 31 active listings span the entire valley, and of those, 17 are over 20 years old, 12 have fewer than 5 acres, and only 9 feature live water. Additionally, many luxury homes cater to a specific type of buyer, making targeted marketing essential for successful sales.
WHAT DEFINES “LUXURY” IN REAL ESTATE?
Nationally, a home is defined as luxury when it lands in the top 10% of a given market. In Jackson Hole, based on the 169 homes sold in 2024, the top 10% starts at $11.25 million.

LOOKING AHEAD
Looking ahead, we anticipate a slight increase in demand due to the ongoing shortage of inventory in the luxury market. While home inventory has risen by 82% and townhome/condo inventory has increased slightly, vacant lot inventory has decreased by 42%. Overall, inventory levels remain at historic lows, even as more buyers enter the market. Meanwhile, the average listing price for single-family homes has increased by 6%, reaching $19.9 million.

An Off-Market sale refers to a property that was not publicly listed on the MLS or was briefly posted and then removed before going under contract. Notably, in 2024, only 43% of closed luxury sales were reported to the MLS; the rest were categorized as Off-Market. These transactions typically still involve a Realtor.

We recently surveyed general contractors in Jackson Hole to assess the average cost of building a luxury home. The results show that construction costs start around $2,000 per square foot and can reach as high as $4,000 per square foot.

Jackson’s Disappearing Workforce
For so many, Jackson, Wyoming is synonymous with iconic mountain ranges, the antler arches, The Cowboy Bar, world-renowned skiing, and our beloved wildlife. And yet, everything we love about Jackson is either protected by or made possible by people.
A consequential imbalance between supply and demand, however, has made it nearly impossible for our local workforce to afford a home. For a household earning median income in 2023, purchasing a median-priced townhome required a $1.1M down payment.
Affordable housing not only provides stability for the people we rely on every day, it supports and strengthens everything we care about in our community. Every sector in Teton County struggles to provide services—big and small—because truly affordable housing for our workforce is in such short supply.
Since 1992, the Jackson Hole Community Housing Trust has been building homes for people who make valuable contributions to our community but cannot afford to live here.
The Community Housing Trust has broken ground on 20 Affordable townhomes in East Jackson.

Mara is a nurse at Teton Outpatient Services and St. John’s Urgent Care; her husband is a physical therapist. Despite two healthcare incomes, they’ve been priced out of Jackson and the surrounding areas.
The stress of the housing market transcends their personal lives and is felt acutely at work: “We keep losing nurses which impacts the rest of the staff who are still here, and there’s a trickle-down effect on patients, like longer wait times for care. We get used to working more with less–the workload has not decreased, if anything, it’s gone up and that’s in addition to the normal increases we see seasonally.”

MLS: A multiple listing service (MLS) is a database established by cooperating real estate brokers to provide data about properties for sale. An MLS allows brokers to see one another’s listings of properties for sale with the goal of connecting homebuyers to sellers.
Median sale price: the price of a property that falls in the exact middle of the price scale, as in there are the same number of sales above and below it.
Average sale price: the total combined dollar volume divided by the number of sales.
Market value: the value of property in terms of what it can be sold for on the open market; current value.
