TELL US ABOUT THE ORIGINS OF ALLAN KNIGHT AND ASSOCIATES. HOW DID EXPRESSION THROUGH DESIGN BECOME A PASSION FOR YOU, ALLAN?

I think the passion was always there. I knew at the age of 7 I wanted to be a designer. I started by gardening at our home and for neighbors, then at 13 worked for the design studio where my mother was a designer. Eventually I evolved to buyer for a home furnishings store in Dallas, and then designer after receiving my degree in Architecture from UT Arlington. After graduation, I met a future partner who owned an acrylic company, Innovators Inc., later styled Merritt-Emanuel/Innovators. Though I wasn’t an owner, I did the design work for the brand, ran production and sales, and started an import division focused on Southeast Asian treasure. When that relationship ended, I had learned about manufacturing and managing production. And a whole lot of important “don’ts!” I consulted for a number of years before my second incarnation – a brief stint in retail with another partnership, Vineyard Group. We created lines of accessories, potpourri, candles and home fragrances. It was clearly not my thing in the end, but I learned a lot from it and expanded my Asian experiences even more. Then I connected with Ben Goldfarb who owned an acrylic company my first partner had once worked for. He said if I ever wanted to create a showroom to the carriage trade, he would be interested in investing. So that was the beginning of my third incarnation, and 20 years ago, Allan Knight and Associates was founded.

WHEN YOU STARTED, WHAT WAS THE VISION/MISSION YOU WERE TRYING TO FULFILL, BOTH FOR YOURSELF AND FOR DALLAS?

My original vision for Allan Knight was to offer lush treasures from the Pacific Rim, infused with acrylic furnishings and other products of my design, in a bazaar of garden-like dreaminess. It was quite expressive! We were living in a time preChinese infatuation, where the beauty of handmade treasures and imagination were just emerging, and the English period that swept the U.S. was ebbing. Before long, the showroom had expanded to a full 39,000 square feet at the corner of Edison and Hi Line with 20,000 square feet devoted to Asian treasures from the Philippines to China. We marketed ourselves as Allan Knight East. We enjoyed that time, but soon the treasures from Asia were becoming difficult to find, and China had exploited most of the oldest and most valuable. We and a few others had also secured the best of the best from Thailand and other ports of call in the far east. Also at this time, we began placing our manufactured items – mainly lamps and acrylic furnishings – in showrooms around the U.S. This eventually led to our representing other great designers’ creations in the showroom.


Design

As fate would have it, our corner of the Design District was sold for a high-rise. We moved 14 years ago to the International on Turtle Creek, into a 40,000-square-foot space we still occupy. It was at the height of profitability and viability for Design Centers around the country. We replaced much of the space devoted to my first love, Asian treasures, with a large array of amazing home furnishings lines, and expanded our own product line to include lighting, upholstery, case goods and acrylic furnishings. My vision had changed, but not the vibrancy of the showroom. As with all designers, time alters your course. I started to feel a stirring to combine my own heart-driven design aesthetics with a response to current trends. The new vision became to assemble a formidable group of artisans, blending their desires and passions with my own to create a seamless experience. Both designer and customer could now come here and find their heart’s desire. Ultimately, we evolved into a dual company. Designers would think up projects of their own, and we’d produce and deliver. We also increased our own projects. Executing the beautiful creations other designers come up with – that is to me the highest form of honor. Because my background was so varied, and my experiences pushed me into so many categories, we expanded our support staff allowing us to better serve others. In addition, my life partner, Cearan Henley, had been involved and linked to our clients’ and my work seriously for many years. So by the time we opened in our current location, we were working together on projects from high-rises to vacation homes to primary residences. I always credit Cearan and our staff with making the showroom successful. Cearan, a published author, wrote our successful blog, allowing clients to understand the people in our orbit. Only when the demands of the showroom grew to a roar, did he cease writing the blog. But his marketing and advertising efforts help set expectations for people when they come to the showroom.

WHEN DO YOU KNOW YOU ARE REALLY TRACKING WITH YOUR CLIENT?

When we see the light in someone’s eyes, we know the project is on its way. We have encountered lately that as everyone moves at a faster pace, our clients have less time available to devote to laying the groundwork with us for their projects. Project success is dependent on their input. Many people, designer and end user alike, typically don’t know exactly what they want, so time must be devoted to understanding the direction and scope of the project, with time devoted to perfecting it. Then everything is copacetic. I never have a problem expressing myself and selling beautiful design elements, but the trick is to apply those elements appropriately and in an innovative fashion. This requires mutual agreement.

WHAT KEY DIFFERENTIATORS SET THIS BRAND APART FROM ALL THE OTHER DESIGNER SHOWROOMS AROUND TOWN, AND EVEN AROUND THE COUNTRY? IF YOU HAD TO CHOOSE ONE THING YOU FEEL YOU DO BEST, WHAT IS IT?

Our brand is made in America, with traditional bench-made methods. “By hand” means by artisans. We do things that many people do not do. I look at other upholstery and case goods when I am out and around. I see the difference, and so do our clients. We have generational clients who pass our furnishings down as classics. I’ve always veered away from the trends of the moment. I like to “kiss them, but not marry them.” Taking the best of the best from the English phase in the U.S., for example. The rest of the “stuff” that accompanied the rage is on the junk heap – no one wants it. But the treasures remain. That’s what we do best.

TELL US ABOUT A CHALLENGING PROJECT AND HOW YOU DELIVERED FOR YOUR CLIENT.

I am totally bored if I do not have enough to do in life. I am a workaholic, and I think of creating the next great thing every day when I wake up. I did this even at 7, redecorating my grandmother’s bathroom. I still have that sketch. And I advised her how she could do it on a budget! I have never lost the passion, and that is what is required. This is not a business; it is my passion.

One Ritz project has really challenged us. It is tied as our most favorite also! Our client travels constantly, but was really clear on his vision: a London flat in Dallas. He’s a big game hunter, who also wanted it to look sexy and sleek. (Those are all great elements.) Oh yes, and everything he was drawn to was oversized.

WHAT HAS BEEN YOUR MOST FUN PROJECT TO DATE?

So after chopping through ceilings in the public spaces to wedge the dining table and other gargantuan creations in the building without incident, it finally happened. Logistics are ever important.

One we are working on right now for a close friend. It is a reprieve after the traumatic loss of her partner. It’s been so beautiful to watch the glow in her face every time something lovely happens. It’s her day now, and her high-rise home has “love” written all over it.

Funny sidebar: we were photographing the dining room on a tight schedule for production, and just as we set the dining table, there was the window washer 18 floors up, with nothing on his mind but washing the windows. You’ve got to laugh …


YOUR LIGHTING IS ALL CUSTOM DESIGNED AND CREATED IN-HOUSE. HOW DID THIS PARTICULAR PRODUCT LINE, ALONG WITH ACRYLIC FURNISHINGS, BECOME YOUR SPECIALTIES?

I have always looked for things I did not see on the market for my projects. Cearan and I both are in design and sales. What we cannot find for a project among the many beautiful lines we represent, we make. We have a large repertoire as a result of filling in the blanks in the market with things we are looking for for our clients or designers. The oldest products I have in my lineup are acrylic, which I established with my hand years ago. It is a constant, but we also mix mediums, combining acrylic with other elements, creating a totally different dynamic. Not many designers combine the materials this way.

DESCRIBE (GENERALLY) THE TYPE OF HOME WHERE ONE MIGHT FIND SOME OF YOUR PRODUCTS? WHAT’S SOMETHING THEY ALL HAVE IN COMMON?

We have to be at the very top. After a certain level, there are no benchmarks or rules. That is the territory we wish to inhabit. Line our projects up and it would be difficult for anyone to guess that the same person designed them. One thread is common to all though: we demand comfort. No hard sofas or uncomfortable dining chairs!

HOW DO YOU DETERMINE WHICH LINES/ARTISTS TO REPRESENT? WHAT ARE SOME QUALITIES YOU LOOK FOR IN THE INDIVIDUALS YOU DO BUSINESS WITH?

Some lines come knocking. Others come as a result of circumstances. Still others we pursue. We look for originality of design, classic interpretations of both traditional and modern designs and ability to deliver on time. Just as importantly, we have to like the artist. Our company has been shaped by many companies we represent, they have expanded our horizons, and in one or two unfortunate instances, fallen down. But even then we moved on, and made a new day with new creatives. There are a lot of great designers out there. Not all can deliver, and some age out of the game. We look for longevity, but we also realize that it is a continuous search from the start. Another rule: don’t cannibalize the lines you already have. It takes a lot of intellectual property to manage a large showroom and support sales. You can never overlap. We have passed on lines before as we were already covered in a category. That is hard to do, but you must keep it clean.

You lift the burden of cumbersome work from them as much as you can, and then that, in effect, changes the dynamic. It suddenly becomes more fun and less arduous. Sometimes clients do not take the time to assess what goes wrong when it does. This is a part of design life. You cannot be disillusioned if you hit a bump in the road. Just shoulder your cross, have a smart cocktail as needed, and move on with that passion in tow. But make sure you’re doing your part all of the time. Perform and understand every aspect of your business.

DO YOU HAVE ANY DREAMS YET TO FULFILL? WHAT WOULD YOU TELL A YOUNG ALLAN KNIGHT, JUST GETTING STARTED?

What’s next? There are elements of our history that, due to trends, have diminished in scale. We want to bring some of that back, with a new twist. We are doing that in our current favorite project. It is about avoiding defined styles and just finding that lush look that speaks of our client’s desires.

I live by my mom’s advice, but sometimes living in a dream world is difficult. I would tell any young, passionate professional, that dreaming is a small part. You have to fulfill the dream, and that is going to be a lot of hard work. If you’re not a worker, you’ll never make it. Commit to a life of devotion and passion. I have a few other tips. Logistics are not given to you, you must figure that part out for yourself. Work for a professional designer or architect, pay the price for schooling if you desire it, then get to work. And always remember that your work is only as good as the satisfaction of your clients.

BUYER PROFILE

The number of sales in 2017 compared to the two previous years, decreased by one-third. Turnover in the market has declined, however, the level of decline is not as large in the luxury market.

Currently about 3–4% of buyers are non-New Zealand residents. Anecdotal information suggests the most common nationalities of nonresident buyers are British, North American, Australian, Chinese and South Korean.

SOFIA, BULGARIA

There was a high demand for listings in 2018, but not a great supply for what buyers are looking for. Affluent buyers are seeking contemporary spaces with smart home capabilities and large yards, and unfortunately these listings are in short supply.

Affluent buyers in Sofia are mostly Bulgarians who are returning from abroad to purchase a primary residence or a property for an investment. Bulgarians from the countryside are also venturing into the city to purchase homes.

SAN MIGUEL DE ALLENDE, MEXICO

Recently, buyers have been looking for homes with cleaner lines and contemporary design, which differ from the arches and Spanish colonial aesthetic that is dominant in the area.

Most buyers coming to San Miguel are from the U.S. and Canada. As a secondary market, many buyers travel to the region to purchase a vacation home.

CAYMAN ISLANDS, CARIBBEAN

Due to its stable economy and safe environment, the Cayman Islands have become a very attractive place for international investors. Currently, in a boom market, prices in key areas are rising in an exponential fashion.

High-end buyers in the area are comprised of both local and international buyers. On an international level, most of the residents come from North America with a recent increase from Asia and the UK.

5-YEAR PREDICTION

Predications anticipate prices will remain flat with sales numbers increasing within the year. The current market is best described as being in a stable trading environment. Prices have stayed firm long enough to suggest that prices are unlikely to decline.

Buyers in Sofia are attracted to the location, but they are also looking for new and contemporary buildings with sustainable features and smart home technology to fit their modern needs.

High prices and limited inventory are creating challenges for buyers. It is predicted that more of the new developments that buyers are looking for will be completed within the next three years.

Things are looking positive for the Bulgarian market, but it may not see rapid growth as it did 10–12 years ago. The next two years will show growth with 6–10% increase in prices with new construction projects completed in the next three years.

Buyers in San Miguel come to the town for the vineyard and equestrian offerings as well as the culture and architecture.

There has been an influx of new construction just outside of the city within the past 5–7 years, and many high-end buyers have been attracted to these new developments.

Currently, San Miguel is seeing significant price improvement in the area, which may stabilize the market for the next quarter. Demand for real estate is high as more retirees and expats flock to the area.

Quality design, amenities and above all safety are bringing in buyers. The area has managed to avoid many of the hurricanes and natural disasters that have plagued other countries throughout the past 20 years.

New construction is very prevalent in the Cayman Islands and includes high-net-worth-individuals moving to the islands to build their own properties.

The current market in the Cayman Islands is quite strong and if this trend continues, the area will continue to see growth in the next 5 years (between 3–5% per year). 73

If you don’t know of inspired artist/ businesswoman Kristi Kennimer, it’s okay — your designer likely does. In fact, she’s probably had a hand in your interior or art world whether you know it or not. She’s much more comfortable behind the scenes: she’s not a socialite, can’t abide the ‘who’s who,’ and readily admits to not watching the news. “You know they got Bin Laden,” Kennimer quipped, making fun of how out-of-the-loop she can seem. But don’t be fooled. She’s brainy and philosophical and will out-sage you with her level-headed understanding of the world. But what’s most contagious is her brio. You can’t leave her presence without feeling revitalized. Kennimer’s overflowing passion for life and vivacity is evident in her mannerisms, her speech, her sparkling green eyes and, most especially, in the art and décor lining the walls of Scarlet Reagan Gallery + Events. She opened the self-proclaimed “anti-gallery” in 2018, where she sells curated artwork, interior finds and mega-customized everything. Her party-ready gallery (it’s also a fully furnished and decorated event venue) is anything but stuffy. A pink wall covered floor-to-ceiling in colorful abstract art, a prop unicorn, and to-die-for sculptural decor make you wonder if this rookie shop owner is, in fact, a rookie at all. And that is where your hunch would be correct. Although her gallery is new(ish), Kennimer is an established artist whose collectors and designers have been buying her work for 20 years. She’s a designer’s best-kept secret with her

This accomplished oil painter-cum-gallery owner has taken an interesting path to get to this point and is already dreaming of where to go next.


HER ART START Growing up, Kennimer’s parents knew she was different. In elementary school, they learned she was one of those rare “wholebrained” humans, meaning she was as comfortable employing critical thinking, logic and numbers as she was being creative, reading emotions and using color. She was part of the school’s gifted and talented program, where using the whole brain was celebrated. “My world transformed … from the expected black and white test answers to an entire rainbow of creative solutions,” Kennimer reports of her experience. “My brain came alive.” In high school, she worked for a photographer named George who pretty much gave her free reign. So the uber-confident teenager took it upon herself to pitch his business for prom photographer – and won it. In return, George made her responsible for creating the various photo packages with price points and profit margin as well as designing and painting the set. Kennimer loved that job, and got her first savory taste of what it was like to (almost) run the show. In college, Kennimer studied advertising. She was in awe of getting paid to essentially create short stories that would endear brands to consumers in only 30 seconds. It was also during that season she learned something life-changing while home sick one day.

Kennimer had borrowed paints and began to create over a used canvas she’d found in a friend’s attic months before. She describes the discovery of her life’s passion like this: “I painted all night having no idea hours had passed. In the morning my roommate came out of her room with her backpack on asking me if I had painted all night. Had I? I pulled out of my trance, and we decided the painting was really good. From that day forward, I understood the meaning behind the word ‘pastime.’ And I wish that feeling upon everyone.” Though Kennimer didn’t know then what she’d be doing now, seeds were planted that night. She was so “all-in” from that point on, she started working on a business plan for a combo art studio/ restaurant. In her vision, it had a full-length glass wall that split the place in half: restaurant on one side and bustling artist’s studio on the other. She envisioned various artists creating their work in view during restaurant hours. (Though it hasn’t yet been realized, Kennimer still thinks the concept has merit!)

FROM THERE TO HERE Kennimer’s “real job” was advertising at The Richards Group, and she sold her art on the side. She learned a lot about how to run a creative business, how to customize creative for clients, and how

to communicate the story behind the creative work. In between herding art directors and copywriters, working late nights and traveling, Kennimer painted and sold custom art to coworkers. To this day, those first sales are very special to her.

She continued her “side hustle” painting through many other ventures, including antique furniture makeovers, set designer, residential and commercial interior work, becoming a mom and stepmom, and even two failures: inventions and patent applications that she abandoned before bringing them to market. The eventuality of Scarlet Reagan was just a matter of gathering those varied experiences she would need. Along the way, Kennimer says she was humbled so many times in so many ways. But she also learned some invaluable lessons, including why she is here.

“I use giant paint brushes, palette knives, paddles, spatulas, Japanese lettering brushes, droppers, squeegees, drywall blades and pretty much any tool that looks interesting.” WOMAN ON A MISSION “I believe my purpose is to share happiness and merriment through my creative strengths,” she said. “Any barriers or failures I came up against in the past were mandatory for earning the wisdom I needed to better fulfill that purpose for others. Failure is the puberty of success. Ugly. Awkward. And embarrassing. But you won’t become an adult without it.” “I look forward to the full realization of my capacity in developing Scarlet Reagan,” Kennimer continued, ”I know we will be an everevolving brand of products and licensed designs. It’s just a matter of alignment.” Scarlet Reagan Gallery + Events is a breath of fresh air for both discerning collectors and just real everyday people who want great art that makes them happy. She hopes every curated piece will help someone find joy in the small things, believing that if we inject bits of giddiness and surprise into our everyday lives, it’ll pay itself forward.

HER CREATIVE PROCESS Ponder. Investigate. Translate. Flow. Kennimer developed this fourstep methodology to guide her work. Each painting is her visual depiction of a non-tangible idea. She uses the example of how we’re able to feel a person even when they’re not with us – that strong sense of connection in our hearts. Kennimer finds it almost impossible to refrain from illustrating and narrating that feeling through paint. “I ask myself questions like ‘What does “togetherness” and “spiritual connection” look like? Would we be entangled? Would we be linked? Would we feel sunshine? Would we be lifted? Would that connection look different if our perspective changes?’ Then I paint.” By the time Kennimer begins a new piece, she’s fully investigated a particular concept. (And if it’s a commission, she’s done her homework on where it will live, lighting in the space, who will look at it, etc.) Leading up to the start of the piece, her mind transforms that idea into materiality. She consciously has a discussion with herself, but then gives it over to the subconscious, which faithfully provides her with answers when it’s ready. The painting reveals itself to her, and the details within the work begin to take shape as symbols for the facets they’re intended to represent in support of the concept. But the exactness of the piece is left open-ended. Once Kennimer goes to the canvas, flow informs the composition so it is completed naturally as she paints. She confirms this method works for her every time.


She paints with oil because it is unmatched in quality, and mostly on large-scale canvases. Her style is characterized by large, free-flowing brushstrokes, multiple layers, contrast and uplifting, meticulously planned color palettes. Note the balance of structure versus flow, a concept that’s important to her because it embodies that delicate balance we all seek in life. Typically included in the price of one of her pieces is the framing, which Kennimer builds herself from molding and often adds her signature corner hardware, which designers love. She made it up one day, and it became her signature thing that no one else does.

LIFTING OTHERS UP When Kennimer became a gallery-represented artist (before her own gallery), she says it was bittersweet. She had the recognition, but felt uncomfortable in the pretense of the art scene. She wondered if there was a way to be a serious artist creating seemingly unserious work and selling to serious collectors who don’t take the art scene seriously. With her own experience in mind, Kennimer has made Scarlet Reagan a place others like her feel comfortable. Artists must have a developed and distinctive style, excellent technique, connected inspiration and sell well, but to her it’s just as important they see eye to eye with her in life. That is why she only represents a handful of artists and not 50. Her original group are women who are incredible artists and who have a positive outlook and bright shining spirit. They are also the kind of people who are game for trying new things. For example, Kennimer has asked them all to create a limited series of gift-able art for this holiday season. She’s passionate about offering her customers affordable original art to give to their loved ones instead of forgettable China-made trinkets. The items are under $100, and each purchase helps a local Dallas area child in need with school supplies, food, clothing, toiletries and uplifting words of encouragement.

Lake Highlands is known for its family-oriented atmosphere, miles of nature trails with breathtaking views of White Rock Lake, and exemplary schools. Over the years, businesses have been working on providing something different in the Lake Highlands community, all while putting the developing neighborhood on the map. Local shops at the up-and-coming Lakeridge Village are taking advantage of changes at the corner of Audelia Road and Walnut Hill Lane. The retail center, originally built in the 1960s, is undergoing a multimillion-dollar revival, and locals are making the most of what is already there.

BUSINESS BORN & RAISED For Cheryl Calvin, owner of The Store in Lake Highlands, this neighborhood is a place she holds near and dear. Before opening in 2002, the Lake Highlands native grew up helping at her mother’s gift shop. Oftentimes, she would find trinkets there and share with friends in the neighborhood. That’s when Calvin decided to follow in her mom’s footsteps. “When I opened up 17 years ago, we were having this same conversation in Lake Highlands,” she said. “We didn’t have lots of small businesses, and my friends were like, ‘Cheryl, that stuff you bring from your mom’s store is so cute. Open a shop!’” Over the years, Calvin says Lake Highlands residents dealt with the struggle of having to drive out of the neighborhood to hang out or shop around. The Store is curated with Lake Highlands in mind, making every effort to carry local brands, Lake Highlands-

Calvin says her inventory has only evolved with the growing community over the years. ”I have ladies coming in with their babies, because their moms brought them in when they were younger,” Calvin said. “Now, they bring their kids, their mom, and grandma shops here too. These are people who want to buy in their community. Yes, they can go to a big box store – this is Dallas after all. But they are making a deliberate decision to shop local.” Seeing different generations of customers come through Calvin’s doors feeds her love for providing more to her community. She says it’s a special place that many families end up calling home forever. “[Staying in the neighborhood] is common in Lake Highlands. My husband and I had one house in Lake Highlands, and then we moved three blocks,” Calvin said. “I have seen a great resurgence in

young families and couples moving here because they want to live closer to downtown, and Lake Highlands is a perfect fit for that.” With many people discovering the neighborhood, Calvin believes there is a local business renaissance underway in Lake Highlands. She says moving her shop to the Lakeridge Village shopping center in August was the best decision, allowing her to be a part of that momentum. “Sometimes you need to redo your house,” Calvin said, “and you’re trying to figure out, ‘Am I going to redo my current house or am I going to find a new house?’ Well, I decided to find a new house. I think it goes hand in hand; more people are moving to Lake Highlands because we have more things to do here. You’re not having to drive to Lakewood or downtown.”

THE NEIGHBORHOOD HANGOUT Across the parking lot from The Store lives RM 12:20 Bistro – a fine French restaurant making its mark in Lake Highlands. Owner and Executive Chef Erin Willis considers the area to be Dallas’ best-kept secret. “It has been awesome to see how the community comes together for any reason, whether it’s in support of a restaurant, a store, or a family in need. It’s kind of like ‘Hometown, USA,’” Willis said. After years of traveling, Willis decided to settle down in Lake Highlands more than 20 years ago. As a longtime caterer, she decided to incorporate her travel experiences and her grandmother’s cooking into a neighborhood bistro. Willis’ goal? For locals to have a place to call their own and escape the city hustle-and-bustle that surrounds Lake Highlands. “There really wasn’t a place where Lake Highlands people could drink a good cocktail, have a steak or enjoy seafood without going everywhere else,” Willis said. “The only other place we could go for a white tablecloth was across 75.” To fill that gap, Willis went to work, quickly finding investors for the bistro. Not surprisingly, 90% of the team involved with bringing RM 12:20 to fruition were Lake Highlands residents.



“RM 12:20 is basically a verse of forgiveness. I always think when you come and have a meal, you have no enemies. That you welcome everyone with food and drink and then when you leave the table, that’s something different.” ERIN WILLIS

“This neighborhood is something special. It’s not just that you know everybody, but this community is so close-knit. People are pretty real here,” Willis said. Almost a year later, Willis and her team have been serving up a variety of French farm-to-table dishes. From potato gnocchi for lunch and chicken paillard for dinner to a smooth specialty cocktail, the menu changes with the seasons. However, if the locals have a customer favorite, expect it to stick around a little longer. In addition, Willis and her team are creating events for everyone to enjoy. Live music, spritz cocktail nights and happy hours for parents are just some of the fun on the events menu. All in an effort to bring so much more to the already-desirable Lake Highlands community. “We are starting to get places to hang out so that more people can stay in Lake Highlands. And the word is getting out, which is so much fun,” Willis said. Like many around the neighborhood, Willis can’t wait to see what the continuous growth will bring to the budding Lakeridge Village shopping center and Lake Highlands as a whole. “If it’s gotten this far in the four years that I’ve seen it grow, I think it will be even more incredible in another five years; I really do.”
