FROM HOMELESS TO HOME, SWEET HOME In January, twenty-six Dave Perry-Miller Real Estate agents joined CitySquare in their fight to alleviate poverty and homelessness through the new Cottages at Hickory Crossing. The Cottages comprise 50 homes, each 400 square feet, with enough room for a bedroom, bathroom, kitchen, living area and a front porch. A public registry at Target provided furnishings and basics to stock each cottage, and the agents assisted in setting up and staging 12 of the new homes. Our brokerage also purchased new nightstands for the Cottages, once it was determined that need had not been met. CitySquare, headquartered in the shadows of the I-30/I-45 interchange along Malcolm X Blvd, has been a lifelong friend to Dallas’ homeless. They started 29 years ago as Central Dallas Ministries, with the mission to fight the causes and effects of poverty through service, advocacy and friendship.




In addition to lending manpower, agents got a first-hand look at CitySquare’s pioneering approach to easing chronic homelessness, one based on a concept called “Housing First.” The model prioritizes providing the homeless with permanent housing as quickly as possible – and then providing voluntary supportive services as needed, such as mental health and medical services, job training and more. Studies show that when potential loss of housing is taken out of the equation, recovery and rehabilitation is more likely to be successful. We are thrilled to have played small role in the work they are doing, and look forward to a continued partnership with CitySquare!

Have you ever driven by a local residence after dark and marveled at how, with just a few perfectly placed moonbeams, the home easily eclipsed its neighbors – even with no moon that night? As the term “outdoor living” has grown in use over the last few years, a desire for aesthetically appealing -- and effective -- outdoor lighting is growing, too. “More and more landscapes are being designed as outdoor rooms for year-round enjoyment,” Lentz says. “So strategic lighting plays an integral role in this.”

LED lighting is currently the most popular industry option available to create these landscapes, because of its broad color temperature range and excellent coverage spread.

Whether it’s for the more common outdoor kitchen, firepit, or water feature, or for the less conventional putting green or sport courts, the lighting system the homeowner chooses is crucial to their overall satisfaction and utilitization of the space. Lentz predicts exterior lighting will only continue to improve, giving homeowners a creative way to enhance and secure their outdoor lifestyle, as well as a practical one.

“All the enhanced capabilities of the LED are ultimately giving lighting designers more creative freedom,” Principal Richard Lentz says. “Its array of color spectrums, color temperatures, dimming features, and doubled lamp life make LED lighting superior to its mercury vapor predecessor.” LED lighting is also preferred for its cost-efficient light emission and ability to produce more light per watt than a regular incandescent bulb, which only has a life expectancy of about 24,000 hours. Another perk? The low-wattage lamps allow lighting systems to run at a fraction of the cost of older systems, making them both budget- and environment-friendly. “If you still have a mercury vapor system, we can retrofit it, which will save you from having to install a completely new system,” Lentz adds.
