Client Testimonial

“My husband and I are so pleased with Kris Moxley. We felt very supported throughout the entire selling process. We enjoyed living in our Pleasanton home for nearly 30 years. Kris helped us navigate this emotional time and even helped us relocate to our new home in San Diego. - Steve and Chris 1/2020, Sellers

“It was my pleasure to represent Steve and Chris is the sale of their home. It was their home to which they lovingly updated and remodeled to show great detail in style and fashion. I was able to gain them the highest price to date for a home in this neighborhood.” - Kris Moxley

Enveloped by Pleasanton’s rolling hills on the southeast side of the city, Kottinger Ranch is a neighborhood complete with picturesque views overlooking the city, large lots and hiking trails.

Luxurious but unpretentious, Kottinger Ranch is surrounded by open space hiking trails and oak-studded hills and canyons. The homes are one- and two-stories from roughly 2,700 to 4,000 square feet, equipped with threecar garages. They can range in price from about $1,400,000 to more than $2,000,000 for the larger, custom homes. The neighborhood was developed between 1992 to 2000, making it one of Pleasanton’s newer communities.

“We love living in Kottinger Ranch and have amazing, supportive neighbors,” said resident Kathleen Hinek. “There are great schools, from elementary to high school. And the hills — especially in the winter when they are green — are beautiful.”

Kottinger Ranch provides a quiet, exclusive atmosphere and is conveniently located just minutes away from Pleasanton’s lively downtown, the Alameda County Fairgrounds and I-680 freeway. Three shopping centers are conveniently located just outside the neighborhood for residents to shop, dine or play.

Savannah Smith initially moved to Kottinger Ranch in 2017 to be closer to the salon she has worked at for six years, but over the years she found so much more to her neighborhood area than just her new home.

“I’ve grown to love and appreciate this little town and all of its charm,” Smith said. “I moved here not just to be closer to the salon, but to be a part of this community and I’m so happy I did. It seems like everyone who lives in this town loves being here.”

“Downtown is in walking distance, a favorite place to spend a Friday night, and the farmers’ market is always on our schedule for Saturday mornings,” said Bob Holmgren. Bob and his wife, Kathleen, raised their family in the neighborhood.

“I like that it’s walking distance to downtown but not the hustle and bustle of living downtown,” Hinek said of Kottinger Ranch. “It’s a peaceful setting.”

“We initially bought in Kottinger Ranch primarily for its setting, views and sense of community neighborhood,” Holmgren said. “A secondary benefit was its proximity to elementary, middle and high schools, all of which are highly rated.” Kottinger Ranch
