The Val Vista and Valley Trails neighborhoods are ideal for families. With views of Pleasanton Ridge, these neighborhoods are centrally located in Pleasanton, with a host of restaurants, stores and parks within walking distance.

“The two neighborhoods are side-by-side and conveniently located off of Hopyard,” said Realtor Connie Cox. “They are close to the Lucky’s grocery store, and many other shopping and dining options are within walking distance.”

Built by Singer Homes between 1968 and 1973, the Val Vista neighborhood features ranch style homes ranging in size between 1,370 and 1,997 square feet on larger lots of 6,000 to 7,000 square feet.

“We decided to move here because it is a safe area for our family,” said Randy Hoerz, who is relatively new to the Val Vista area. He and his family have only lived in the community for a year.

“We also love the top-notch school districts and the great athletics programs that they offer our children,” Hoerz added.

Donlon Elementary School is located within the Val Vista neighborhood, making it an easy walk for parents and young children. The neighborhood also includes the 15-acre Val Vista Community Park, home to an inline skate park, soccer fields, tot play area, picnic areas and a popular water play area.

A greenbelt runs through the Valley Trails neighborhood, which was built by Morrison Homes between 1968 and 1971. With lots of 6,000 to 8,000 square feet, or larger in cul-de-sacs, Valley Trails’ homes are predominantly single story, ranging in size from 1,300 to 2,892 square feet.

Jann Lopez has lived in Valley Trails for 10 years and is so happy there that she recently bought her second home in the neighborhood.

Lopez said the neighborhood is “perfectly situated, centrally-located to everything in Pleasanton.”

“The freeway and downtown are less than two miles, and I can walk to the store,” she said.

She also appreciates that the neighborhood is established and the lots are larger than average. “You can have fun in your back yard,” Lopez said.

Valley Trails Community Park has a playground, picnic area, walking paths and a new tot lot. As part of a new development of 36

homes by Ponderosa in Valley Trails, restrooms and a new clubhouse, which residents will have an opportunity to rent, will be added to the park later this year.

“It’s a great neighborhood,” said Ed Broome, a Valley Trails resident. “It’s a stable, vibrant and very friendly neighborhood,” he continued. “There are a lot of original owners here, but there are also new families moving in.”

Broome and his wife, Vicki, raised their two children in Valley Trails. When they moved to the neighborhood 20 years ago, Broome said they were “looking for a family-oriented neighborhood with good schools, close to shopping.”

Another aspect of Valley Trails that Broome likes and finds unique is that “most of the streets are courts that dead-end at Valley Trails Park.” Neighborhood get-togethers have become a tradition in these two communities, and parks are in abundance for picnics and gatherings. In addition to the community parks, Val Vista and Valley

Trails residents have the Pleasanton Tennis and Community Park, Muirwood Community Dog Park and Ken Mercer Sports Park close by. There is also direct access to Centennial Trail, which borders Golden Creek and is good for walking, running or biking.

“Valley Trails and Val Vista neighborhoods are desirable, especially for first-time homeowners who want their children in Pleasanton schools,” Cox said.
