Seeking a single building to function as the headquarters for multiple investment KNOB enterprises, the client bought two buidlings prominently sited SOFT-CLOSE, PAINT GRADE, FACE FRAME DOOR on Boston’s Public Garden, tasking the design team to break through the party wall 1/4" PLYWOOD BACK PANEL 1' - 6" 2' - 4" 1' - 6" and create a cohesive, visually WD BLOCKING AT WALL AS REQUIRED impactful space successfully DW SINK FRIDGE supporting a diverse array 1/2" PLYWOOD 5' - 7" of business units. Taking 2X4 BASE BLOCKING @site WALLhistory BEHIND and MILLWORK cue from the location this unique typology of space combines theSECTION fine HOSPITALITY 2ND FLOOR HOSPITALITY - 2ND FLOOR - ELEVATION A detailing found in many Back 1" = 1'-0" 3/4" = 1'-0" Bay townhomes with the needs of a commerical space.

Hired to complete the exterior/ interior architecture and FF&E, my experience working in all aforementioned capacities at the firm placed me in a prime position to support CA efforts. As the COVID-19 Pandemic hit during construction, extra tight coordination was requried amongst parties. My duties involved submittal review for all custom millwork and metal/ glass, inlcuding the railing for a grand feature SUPPLIES staircase. From SD through CD and the beginning stages of construction, we worked with the clients, a kitchen designer, and specialty baking equipment manufacturer to optimize the layout for peak efficiency, including a custom bagel display/pass through behind the front counter and a factory-style window peak into the bagel making area. A simple black and white palate pulled it all together. Sadly the Covid-19 pandemic prevented this project from ultimately coming to fruition.

After a successful first collaboration, Better Bagels looked to Embarc again when expanding to a second location. With the modest capacity of their original location, keeping up with an ever expanding fan base proved difficult. Hoping to move all baking to the second location, the owners wanted a showcase style kitchen to display the bagel-making process while retaining the branding Embarc worked to establish during the first project.

Working within the shell of a mid-century apartment complex designed by SOM, BH+A worked to enlarge and reinvigorate dated units in this architecturally significant building. In this unit, the layout was improved, along with enlarging the existing kitchen and creating more functional bathrooms, both receiving upgraded finish packages. I worked to create the CD drawings, which included plans, RCPs, finish plans, and detailed plans and elevations for the kitchens and bathrooms. I ensured that each sheet was readable, legends and/or keys were coordinated correctly, and the drawings conveyed the necessary information in a clear and concise fashion.

With its large stock of historically significant buildings needing restoration, our client sought to restore prominent landmarks in Worcester, MA. In partnership with a team of urban planners and graphic designers, Embarc worked on multiple projects in this collective mixed-use development, branded “The Grid.” From providing historic preservation services and renovating outdated layouts, to designing restaurant and bar fit-outs, my role spanned many tasks. Most significantly, I worked to build and maintain the Revit models, ensuring that they accurately represented the historic buildings while being accessible for the variety of users and tasks required. The ongoing revitalization offers a renewed sense of pride in the historic city center.

Stalled construction sites represent contested urban space caught between many conflicting agendas. With debates around redevelopment of existing urban fabric often leading to a stalemate, parcels of valuable infrastructurally connected land remain in a state of limbo. Tapping into the spatial potential of these urban voids, Stalled suggests an adaptable architectural prototype for small-scale, temporary interventions based on opportunist occupancy.

Using the historic turbine hall at South Boston Power Plant (currently vacant as a 1.68 million square foot mixeduse development is debated) as a test case, the system presents a modular kit-of-parts, adaptable to different sites and programmatic needs. The sites then operate with a symbiotic, custodial membership model; members receive safe, affordable access to the site’s underused infrastructure and all-hours activity deters vandalism and offers a revenue stream for stalled sites.

Rapid development in Foxborough, MA threatens to compromise the unique ecosystem of vernal pools providing naturally cyclical wetlands benefitting the local wildlife and ecology. Starting with the site planning idea of landscape remediation through the reintroduction of a vernal pool, the building proposes using an adaptable mass timber structure and flexible layout to ensure longevity and programmatic adaptability--a lab and community center serving as the test cases.

Vernal Squared

A modular construction system with accessible active systems running vertically in “service wedges” placed between “programmatic bays” allows for easy expansion and the interplay of wedges and rectangles allow the building to gracefully curve and respect the vernal pool. Water collection systems, extensive green roofs, and bioswales throughout the parking area complement and enhance the local ecology.

Roof - extensive green roof located atop “served” bays - build-up includes: insulation, waterproof membrane, protection layer, drainage sheet, filter fabric, substrate and seedum - slope directs water toward collection area at the widest point of the “service” wedge

“Service” Wedge - contains vertical circulation and bathrooms - active system components, such as water, waste, and ducts run vetically through the wedges - chillers, exhaust fans, and other equipment contained in top level mechanical penthouse - clad with GRFC panels in a board formed finish

Water and Gas CLT Shear Walls - provide lateral stability - conceal vertical circulation and distribution of mechanical elements

Easy Modifications Sprung Floor - additional flooring can be placed atop the concrete should future programming require

Drop Ceiling - should the ducting and active services need to be concealed, a drop-ceiling can be suspended

- supply pipes run through top of sheer wall panels - connects to water heater and supply in “service” wedges where plumbing chase exists - waste pipes located underneath serviced floors, connects back to chase

Multi-Service Active Chilled Beams - heat and cool spaces though induction - connected to water and ducts along exterior wall - contain electical, lighting, and sprinklers - easily concealed in drop ceiling if necessary - return air runs through corrdior

Curtain Wall Poured in Place Concrete Slab *TERTIARY STRUCTURE - acts as a diaphragm, helping the building distribute lateral loads

- glazing on south facade allows maximum daylighting & passive heating - full transparency glazing at eye level provides views - partially transparen glazing at trombe wall to collect light - thickness (when combined with trombe wall) provides shading in the summer months - unitized panels allow for easy installation though connection to CLT

Cross Laminated Timber Flooring *SECONDARY STRUCTURE - 8’ x 27’ 9-ply panels 12- 3/8” thick - panels connected through spline - provide acoustic insulation between levals - connected to bents above and below through metal connection plates

Electricty/Tel/Data - conduit runs through concrete topping - connects to tel/data and IT closets within “service” wedges

“If these walls could talk…” goes the idiom, and this series seeks to assist in telling these perhaps forgotten tales. Using a carefully curated collage of figures atop a sketched background, these images present a compressed history not only of the building but the surrounding urban areas at large. By taking the time to study the architectural detail for the sketched portion and research the building’s past to craft the entourage, the final product reveals more than what just a simple photograph could.
