Financial management when buying a new home is crucial to ensure a smooth and successful purchase. The following tips highlight key considerations to help you navigate the financial aspects of purchasing a new home effectively.

ESTABLISH YOUR BUDGET

It’s advisable to aim for a home purchase budget between 3-5 times your annual income. Remember to consider various expenses beyond the mortgage, such as down payment, legal fees, taxes, home inspection, appraiser costs, and potential renovations.

CREDIT SCORE ASSESSMENT

Prior to approving your mortgage, your banker will likely assess your credit score, aiming for 620 or higher. A higher score usually leads to a lower interest rate on your mortgage.

DETERMINE YOUR DOWN PAYMENT

While the typical down payment is 20% of the home’s purchase price, options like FHA loans offer lower down payments, sometimes as little as 3.5%. The exact amount varies based on loan type, credit score, and purchase price. Consult a lender or financial advisor for personalized advice.

PRE-APPROVAL

Securing a pre-approval for your mortgage is beneficial in determining your budget and demonstrating seriousness to sellers. However, pre-approval doesn’t guarantee final mortgage approval. Avoid major purchases or credit score changes during this period.

LOCAL LENDER WORKING WITH A

LOCAL MARKET INSIGHT

Local lenders possess a deep understanding of the local housing market and appraisal procedures They can offer valuable insights into available properties and realistic pricing expectations.

EXPEDITED SERVICES

Compared to larger financial institutions, local lenders typically offer faster processing times. Buyers can expect to receive a pre-approval letter within a matter of days, expediting the home buying process.

PERSONALIZED SUPPORT

Working directly with a loan officer from a local lender ensures personalized attention throughout the home buying journey. Buyers receive dedicated assistance tailored to their specific needs, fostering a smoother and more attentive experience.

TAILORED FINANCIAL SOLUTIONS

Local lenders often provide competitive rates and fees that are customized to the local market. Additionally, they may offer specialized programs designed to assist first-time buyers, veterans, and individuals with lower credit scores.

INCREASED NEGOTIATING POWER

A pre-approval letter from a local lender holds considerable weight in negotiations. Sellers and real estate agents are more likely to view offers backed by local lenders as credible and may be more inclined to negotiate favorable terms.

Choosing to work with a local lender offers numerous advantages, including expertise, efficiency, personalized support, and enhanced negotiating power, ultimately leading to a smoother and more successful home buying experience.

BUYER’S GUIDE 19 LOFT TEAM

MAKE AN OFFER

When it’s time to make an offer on the home of your dreams, several critical factors come into play:

MARKET VALUE

Thoroughly research similar properties in the neighborhood to ascertain the property’s fair market value. By comparing prices, you can make a more informed decision about your offer.

CONDITION OF THE PROPERTY

Evaluate the age of the home and any necessary repairs or upgrades. Understanding the current condition of the property will help you determine its worth and potential future expenses.

LOCATION

The location of the home is paramount in determining its value. Consider factors such as proximity to good schools, transportation options, and nearby amenities, as these factors can significantly influence the price of the property.

YOUR BUDGET

Before making an offer, carefully assess your financial situation. Calculate how much you can comfortably afford to pay for the house, taking into account your income, expenses, and credit score.

SELLER’S MOTIVATION

Gauge the seller’s level of motivation. If they’re eager to sell quickly, they may be more inclined to accept a lower offer. Understanding the seller’s circumstances can give you an advantage during negotiations.

Ultimately, the amount you offer should align with your financial capabilities and the value you place on the property. While it’s essential to do your research and make an informed decision, working with a real estate agent can provide valuable expertise and guidance throughout the negotiation process. Their experience can help you navigate potential pitfalls and secure the best possible deal on your new home.

LOFT TEAM

HOW TO COMPETE IN A MULTIPLE OFFER SITUATION

FIND OUT WHAT IS IMPORTANT TO THE SELLER

This could be a specific closing date or selling all of their furniture. It is important for your agent to have a conversation with the listing agent to find out this information.

OFFER A LARGER 1ST DEPOSIT

Most buyers offer a deposit of $1,000. By offering more money as an initial deposit, it shows the seller you are serious about your offer.

MAKE YOUR INSPECTION PERIOD SHORTER

Most inspection periods are 10 days. Seller’s like shorter inspection periods because if the deal falls apart after inspection, they can put the home back on the market quickly, without losing a lot of time.

WAIVING CONTINGENCIES

There are a few contingencies in a standard Contract to Purchase that can be waived like your inspection and mortgage contingency. Waiving either of these items is not for everyone and is not typically advised. It is important that you weigh the pros and cons with your agent so you can make an informed decision about what is right for you and what you are comfortable with.

BUYER’S GUIDE 21 LOFT TEAM

INSPECTION

A home inspection is a crucial step in the home buying process. It helps you understand the condition of the property you’re interested in purchasing and can uncover any potential issues that might not be visible during a casual viewing.

Beyond merely identifying issues, a thorough inspection empowers you with comprehensive knowledge about the property. Should any significant concerns arise during the inspection, you maintain the flexibility to reconsider your agreement, with the possibility of recouping your initial deposit. Alternatively, you can engage in negotiations with the seller to address any flagged issues or seek adjustments to the purchase price.

Following the inspection, you receive a detailed report compiled by the inspector. This report offers a visual narrative, featuring images and comprehensive notes detailing the property’s condition and any recommended repairs.

Armed with this valuable information, you can collaborate with your agent to navigate the next steps. Whether advocating for necessary repairs or proceeding with newfound insights, your agent provides invaluable support throughout the process.

A home inspection isn’t just a formality; it’s your opportunity to make informed decisions and ensure the journey to homeownership is one of clarity and confidence.

A home inspection is an investment in your future home. While it may uncover issues that could cause you to reconsider the purchase, it’s better to know about them upfront rather than be surprised after you’ve already moved in.

22 BUYER’S GUIDE LOFT TEAM

Once your inspection is complete and all negotiations are done, you will review the draft purchase and sale agreement with your attorney. Once you are happy with the draft, both sides will sign the purchase and sale and you will give your second deposit.

Prior to closing, the following items will need to be done: Formally submit your loan application, The bank will conduct an appraisal, Your attorney will do a property title search

FINISHING UP POST INSPECTION

LOAN COMMITMENT

About 30 days from your offer is your financing deadline. Your lender will issue you a loan commitment letter showing that you have officially been approved for your loan. This letter will satisfy the mortgage contingency.

CLEAR TO CLOSE

Lenders do not issue a clear to close until all mortgage underwriting conditions have been met. Some of these conditions can not be completed until shortly before closing. After a clear to close has been issued, mortgage files are sent to the closing attorney. The attorney must prepare the documents to be signed, closing figures, and other documents for the lender to review. Corrections may need to be made before the closing documents are ready to be signed by the buyer and seller.

BUYER’S GUIDE 23 LOFT TEAM

SCHEDULING YOUR MOVE

Preparing for your move to your new home requires careful planning and coordination to make the transition as seamless as possible.

Begin by establishing a clear timeline that fits around your closing date and any lease arrangements you may have. Work closely with your real estate agent, moving company, and other relevant parties to ensure everyone is in sync.

Start packing early, beginning with items you won’t need immediately and gradually moving on to essentials. Clearly label boxes and consider creating an inventory to streamline unpacking at your new home.

Some things you want to keep in mind closer to your move date:

Movers, Renovators/ contractors, Utilities, Cleaners, Move-out details

Don’t forget to arrange for the transfer or setup of utilities at your new address to avoid any service interruptions.

On moving day, be ready with essentials like snacks, water, and a first aid kit. Before leaving your old home, conduct a final walkthrough to ensure nothing is overlooked.

Upon arrival at your new house, take the time to acquaint yourself with the layout and inspect for any issues.

By sticking to a well-planned schedule and staying organized throughout the process, you can minimize stress and ensure a successful move to your new home.

24 BUYER’S GUIDE LOFT TEAM

CLOSING DAY

Closing is the final step for you to become the legal owner of your home. You will take a final walk-through just before closing to assure that negotiated work has been completed and everything is in working order.

The closing process itself requires a lot of paperwork and patience. Be prepared with your government-issued photo ID, cashier’s check, and any other documents required by the title company or loan officer.

Once the new deed has been recorded with the registry of deeds and is “on record” the property is officially yours and you will be given the keys. This process typically takes a few hours after the paperwork is signed.

Don’t forget to re-key all the locks and change the garage door opener code when the property is officially yours. Congratulations on your new home!

Selling our home using Loft realty and especially Heather Jones, was the smoothest most efficient process I have ever experienced. Heather was professional and skilled and was so knowledgeable…she was understanding of the situation and kind and compassionate. ”Jeff was an absolute pleasure to work with. He was always quick to respond to my questions, thorough in his explanations, and he truly had my best interests at heart. He made the entire process seamless and stress-free. Without a doubt, I will be giving him a call for my next adventure in real estate.

CLIENT TESTIMONIALS

We had a great experience with Zachary! He was professional and friendly! He sold our home really fast with zero headaches. He and his team took care of everything for us so we could focus on our move! We highly recommend these professionals!

”Great team to work with! Jeff made sure to communicate consistently and walked me through the process to ensure I felt safe and at peace with all of the decisions. Highly recommend!

“These guys were very respectful during our whole interaction and were also very personable. I believe Zach is ex-military as well which is awesome. If my family is ever looking to move in Delaware again, we will without a doubt be using Loft.

Finding a home and going through all the inspections and paperwork is stressful, doing this from another State added a whole new level of stress. Finding Sarah McGarity, was a true blessing. She took time and listened to what we were looking for and understood we were moving to Salisbury MD, knowing nothing about the area. Her great communication, organization and ability to use multiple media/technologies, this process was so much easier. I highly recommend Sarah as your realtor.
