Once you Find a House

ou’ve found a house you want to make your home. Whether it’s been weeks or months of looking, this is an exciting step. Before you fall in love with it, make sure you’ve kicked the tires, so to speak.

Turn on water faucets, flush toilets, check fireplaces and stoves, look closely at walls, ceilings and floors for any signs of structural damage. According to the Guide to Buying a Home, your real estate agent is a great resource; he or she has walked through hundreds of houses and knows what warning signs to look for. Ask questions of your agent, neighbors if possible, a homeowners association and anyone else who can give you an idea of what the neighborhood is like. When you’re ready to make an offer, talk with your agent about price. Don’t be afraid to negotiate, but know how much you’re willing to pay and be careful not to overextend yourself. Get a pre-approval from your lender. The offer document is dozens of pages long (all filled out by your agent, but read each page carefully) and includes information about the home itself, including potential drawbacks like living near an airport or previous issues with the structure. When your offer is accepted, you’ll

put a small amount of money down with the title company. This starts the escrow period, a set amount of time during which certain steps must be completed. Your agent can help you find an assessor, who examines the house to make sure it’s in good condition and what repairs are needed. You can ask the seller to make those repairs or negotiate a lower price or other trade-off. States allow only a certain number of days for the assessor to come in and for the buyer and seller to negotiate repairs, so start the process quickly. Your lender will send an appraiser, who looks at the home itself and also at similar nearby homes that have sold recently to determine the home’s value. You likely will not be able to get a loan for more than the appraised value of the home; if it comes back less than the asking price, the buyer and seller may have to renegotiate the price or the buyer puts more money down. You can also appeal an appraisal if you believe it to be incorrect.

You should also look for the Energy Star logo, which indicates that the product meets strict standards for energy efficiency. CONSIDER THE SIZE It’s often important to determine what size you need your appliances to be, especially when it comes to HVAC systems. If your unit is too small for your house, it will operate at peak capacity for long periods of time, which isn’t energy efficient. An oversized appliance isn’t ideal either, as it costs more up front and is more expensive to operate. Size is also an important factor when buying refrigerators, washers, dryers, furnaces and boilers.

In addition, many smart appliances, such as refrigerators, laundry machines and HVAC systems, can be programmed to operate when electricity rates are lowest, saving you money.

Finally, once you’ve selected your new appliance, make sure to get it installed by the right professional. A faulty installation can impede your appliance’s energy efficiency and even cause it to break down.

PAGE R5  Friday, January 8, 2021

LOOK AT THE LABELS Most large appliances sold in the United States are required to have a bright yellow EnergyGuide label. This sticker displays the appliance’s annual energy consumption and indicates how it performs relative to other models in its class. Always consult the EnergyGuide label to learn more about the appliance before you buy it.

MAKE A “SMART” PURCHASE Smart appliances are products you can sync up with a smart phone or home energy management system. This provides you with greater control over the way the appliance operates as well as real-time data about its energy usage.

In addition to being eco-friendly, energy-efficient appliances can save you money on your utility bills. Here are some tips for choosing the best energy-efficient appliances for your home.

To further comprehend how a buyer’s mind works during a real estate transaction, check out this list of the essential factors of a house, as reported by the National Association of Realtors. • Most were looking to avoid renovations and problems with plumbing or electricity. • Most newly purchased homes were about 1,850 square feet, had three bedrooms and two bathrooms and were built after 1990. • Heating and cooling costs were the most important environmental features in buying decisions. • For 44% of recent buyers, the first step they took in the buying process was viewing the properties online. Because home buyers are doing their research online before even visiting a property in person, it’s critical to craft an attractive listing description. A professional real estate agent can highlight its robust features based on what is selling in the local area. Here are some other tips to boost your showing and invite more buyers for a showing.

If you’re planning to sell your home, you should understand what helps properties sell and how to get more eyes on your listing.

Attract More Buyers

TAKE PROFESSIONAL PICTURES Since many homebuyers do their research online first, painting your property in its best light is imperative. Hire a real estate photographer to document all four corners of your home and yard. Make sure to highlight bathrooms, bedrooms, entertainment spaces and the landscaping. An appealing listing can entice buyers to schedule a visit. You should also consider offering a virtual tour with your agent. The ability to view the home digitally is an excellent starting point for buyers, especially in the age of social distancing.

SEAL OR REPLACE WINDOWS Heat loss and gain through windows account for about 25 to 30 per cent of residential energy usage. You can make your windows more energy-efficient by adding weatherstripping, installing blinds or curtains and ensuring that window edges are well-sealed with caulk. In addition, consider replacing damaged or poorly insulated windows with energy-efficient ones that are double- or triplepaned.

CHOOSE ENERGY-EFFICIENT APPLIANCES Look for the Energy Star label when buying large appliances such as refrigerators, washers, dryers, stoves and televisions. Energy Star-certified appliances use 10 to 50 per cent less energy than standard appliances. In addition, choose bathroom fixtures that conserve water such as lowflow showerheads and toilets. To maximize your efforts at making your home more energy efficient, consider hiring a certified energy auditor. This professional can evaluate the inefficiencies in your home and provide expert recommendations.

PAGE R9  Friday, January 8, 2021

USE ENERGY-EFFICIENT LIGHTING Compact fluorescent lamps (CFLs) and light-emitting diodes (LEDs) are better options than traditional incandescent lights. LEDs are the most energy-efficient, consuming about a quarter of the energy of incandescent bulbs. What’s more, they last 10 times longer.

TUNE UP YOUR HEATING AND COOLING SYSTEM Get your furnace, air conditioner, water heater or other appliance professionally serviced on an annual basis. This will help ensure your heating and cooling system runs at peak efficiency yearround. In addition, be sure to perform any regular maintenance tasks recommended by the manufacturer such as replacing the filters.

If you want to decrease your carbon footprint while paying less for your utility bills, reducing the amount of energy your household consumes is key. Here’s how to make your home more energy efficient.
