Robots Can't Replace REALTORS® New technological advancements will never supply the human factor consumers need in the transaction.

Every day, there’s a new threat to the way real estate professionals do business. There’s always a startup looking to rope in a chunk of the homebuying market by promising to undercut standard agent commission rates or even offering an online transaction platform that bypasses the need for an agent altogether.

I can think of two recent examples off the top of my head. SRE Matrix, a Hawaiian real estate firm founded by billionaire Takeshi Sekiguchi, who plans to take the company national, uses a network of salaried agents and offers registered users on its site a 100 percent rebate on all commissions for buyer’s agents. Seattle-based Faira, an online real estate platform, plans to do away with escrow and contingencies by offering a system in which disclosures, appraisals, and inspections are served upfront to buyers on its listings. Buyers can place an offer on the site for a fee, and sellers can purchase “transaction failure protection,” which essentially insures them against a deal collapsing.

And there’s the advent of virtual reality in the real estate space, which has designs on offering consumers a fuller homeshopping experience with a virtual guide online.

We’re only at the beginning of this transformative age where new technology and business models seek to reform the traditional real estate industry, hoping to gain the first mover advantage that comes with being the latest innovative brand. The rise of Redfin and even newer startups boasting other revolutionary models is an indication that the ranks of disruptors aiming to be game changers in the real estate space is only increasing.

Despite their strong efforts, a total reboot of how real estate is done won’t happen quickly, and today’s top real estate companies won’t lose their command of market share anytime soon. But these newer “Walmart brokerages” — which

And a completely novel system like Faira runs up against immense hurdles in gaining the understanding and trust of potential customers.

New technology will only be able to make limited inroads into gaining consumer trust in managing the most important transaction of their lives.

That’s where REALTORS® have won the game for years.

Real estate continues to be — and will always be — a relationship-centric business. So practitioners must never underestimate the importance of the human factor in the transaction, and that’s where we need to master our skills the most.

That cannot be replaced by algorithms and technology platforms, and drastic discounts on commissions aren’t enough to maintain a high quality of service. The professionals who will adapt most successfully to the changing landscape will be the ones who fulfill their role as a trusted guide and fierce guardian of their clients’ interests, not simply as a salesperson who just happens to be administering a transaction. These are some of the most crucial skills we need to master right now:



High ethical standards: The Code of Ethics is the most powerful tool we have to differentiate ourselves from the

competition today. Purchasing real estate will continue to be the most important transaction in the lives of consumers, so convincing to them to work with you requires demonstrating a strong sense of integrity and loyalty. You must fulfill a crucial role acting as both an honest professional to the public as well as a trusted guardian of your clients’ core interests.

Now is an important time to live by the Code more than ever.



Beyond fact and figures: Consumers are better informed about the real estate process than ever before because

of the availability of information online. So while it’s even more necessary for you to know market statistics like the back of your hand in order to compete, you also have to focus on the skills that a computer can’t perform for a consumer: negotiating, understanding the nuances of sensitive situations, and conflict resolution. We have to be better at the relationship-building part to show our clients that a positive transaction requires some with social intuition, which cannot be replaces by technology.



Understanding the technology that threatens us: Technology is changing the way everyone lives, and we can’t

continue operating our businesses like it’s not. We must understand that the magnitude of change that we have seen in the industry is only beginning. So we need to be better prepared for it by continually updating our knowledge of new technologies and concepts, and finding the piece of the puzzle these advancements can’t perform better than a human.

By understanding the methods and incentives which are driving these new challenges, we can adapt our business models to address new demands and survive in the industry of tomorrow.

None of this is to say that a portion of us won’t lose to new technology. Part-time agents who don’t commit themselves to education and keeping their business up-to-date will likely fall to the wayside and be unable to sustain a business. Those who lack a strong work ethic or fail to focus on self-improvement will face increasing difficulties in earning a living as the traditional industry model faces an increasing barrage of threats.

Those of you who manage to survive and thrive in the real estate industry of the future will be the ones who have earned it.

Code of Ethics Quadrennial Training Due This Year About the Training Requirement Current Cycle - January 1, 2013 to December 31, 2016 Training must be completed at anytime during the established cycle.

Failure to complete training during any cycle will lead to suspension of membership following the cycle deadline.

REALTORS® are required to complete ethics training of not less than 2 hours, 30 minutes of instructional time within four-year cycles. The training must meet specific learning objectives and criteria established by the National Association of REALTORS®.

Training may be completed through local REALTOR® associations or through another method, such as home study, correspondence, classroom courses, or online courses.

Signs of a Bad Moving Company DAILY REAL ESTATE NEWS | MONDAY, MARCH 07, 2016

About 16.5 million households – or 38.7 million Americans – move annually. But Americans need to carefully screen those who help them move to make sure all goes smoothly in relocating their belongings.

U.S. News & World Report recently highlighted these three warning signs when choosing a moving company: The price is significantly lower than competitors.

Don’t just go with the cheapest quote. You may want a deal, but carefully consider what’s behind that lower-priced quote from a moving company — that could be 20 to 30 percent lower than any other companies' offers. “While finding an affordable mover doesn’t mean you’re about to get scammed, if you feel like you’ve landed an unbelievable deal, it probably is unbelievable,” U.S. News & World Report notes. The quote may be lower, but some consumers later complain that prices mysteriously triple on moving day, items are stolen or missing, or they find lots of damage.

The required deposit is high.

Movers may ask for a deposit fee, but that fee shouldn’t be above 10 percent of the job cost, says T.J. Peterson, social media coordinator for Oz Moving and Storage, based in New York. Oz Moving and Storage, as comparison, charges a flat $50 deposit. "It's not unreasonable for a mover to ask for a deposit of $100 or $200 to cover their costs if you change your mind, but if a mover wants more upfront – like 25 percent of the cost of the move – don't pay it,” warns Nancy Conner in her book, Buying a Home: The Missing Manual.

There’s very little information about the company.

Finding a moving company in the Yellow Pages may give you some assurance that it must be legitimate since it's advertising there, but don’t assume by just an ad. To check if the company is reputable, ask for itsDepartment of Transportation numbers. "If a company cannot prove [it is] registered with the state and United States Department of Transportation, that's a warning sign," Peterson told U.S. News & World Report. Also, consumers should be leery of any company that doesn’t have any Better Business Bureau profile or no reviews.

"A few hiccups for any reputable company is not a warning sign,” Peterson says. “It is an inevitable side effect of being in business." But nothing about the company should be more of a warning sign.

Tip #33 Thwart thieves Remind your clients that strangers will be walking through their home during showings or open houses.

Tell them to hide any valuables in a safe place. For security’s sake, remember to remove keys, credit cards, jewelry, crystal, furs and other valuables from the home or lock them away during showings. Also remove prescription drugs. Some seemingly honest people wouldn't mind getting their hands on a bottle of Viagra, uppers or downers.

Tip #34 Long-term thinking If you think it may be some time before a property sells (and you may, therefore, be showing it often), get acquainted with a few of the immediate neighbors. You will feel better knowing they know your vehicle, and they will feel better about the stranger (you) who frequently visits their neighborhood.

Legal Hotline QUESTION: I am a REALTOR® that represents a Seller of a home. He recently had a construction company build a deck and patio for him. Because of a dispute, he did not pay the full amount he was charged for construction. The contractor filed a construction lien and is threatening to foreclose. Can the contractor do this?

ANSWER: YES. The contractor claiming the lien may sue to foreclose at any time within one year after the lien is recorded.

Provided it is a valid lien, a circuit court may order the sale or partial sale of the property.

“PATHWAYS TO PROFESSIONALISM “

Real estate is a reputation business. Here are ways your associates can bolster your company’s reputation by showing respect for the public, the properties they show, and their peers.

Respect for property 7. Be responsible for everyone you allow to enter listed property.

8. Never allow unaccompanied access to property without permission.

9. Enter property only with permission, even if you have a lockbox key or combination.

10. When the occupant is absent, leave the property as you found it (lights, heating, cooling, drapes, and so on). If you think something is amiss (for example, you see signs of vandalism), contact the listing broker immediately.

11. Don’t allow anyone to eat, drink, smoke, dispose of trash, use bathing or sleeping facilities, or bring pets. Leave the house as you found it unless instructed otherwise.

12. Use sidewalks and walkways. If the weather is bad, take off shoes and boots inside the property before showing it.

DABOR Bulletin Board Continuing Education Requirements

State Licensing Requirements During the 3 year licensing cycle each agent must complete a minimum of 2 hours approved legal coursework each year. In addition, each agent must also complete 12 hours of approved coursework of their choice. The additional 12 hours of coursework may be completed anytime during the 3 year cycle. **New licensees In the first and second year of the license cycle, licenses issued on or after November 1 of the current year do not require con ed for the current year. In the third year of the license cycle licenses issued on or after July 1st no con ed is required.
