The most recent Northwest MLS statistics show an area-wide 12.2 percent increase in sales for the month of August as compared to the same time period last year. Single-family homes in King and Snohomish counties experienced closed sales increases in August of 8.31 percent and 6.75 percent respectively, compared to August of last year, while in Pierce County, NWMLS data shows an impressive 17.44 percent increase in closed sales as buyers look to the south for affordability in this competitive market. The Federal Reserve has hinted at a rate hike in the near future, but recent jobs reports and national economic indicators have continued to delay any significant movement. Locally, our economy is

LOCAL performing well. and buyers are positioned nicely as interest rates remain at historical lows. Any increase in interest rates may affect some buyers, but there are many high-wage earners who are able to absorb a rate increase and continue their home search. So while an increase in interest rates may cause some buyers to take a break, there are others ready to take their place. The market is moving quickly for properly priced homes, and sellers will find it’s a great time to list their home. Due to continuing low inventory levels, listings in good condition are likely to receive plenty of attention in the coming weeks. Buyers may find a slight decrease in competition for the available homes on the market as we get deeper into the fall season. All parties are expected to be eager to get the transaction completed before the holidays arrive and inclement weather sets in. In general, fall is a great time to both buy and sell a home. BREAD

1/2 c. olive oil 2 1/3 c. flour 1/2 c. applesauce 2 c. sugar 4 eggs, lightly beaten 2 tsp. baking soda 2/3 c. water 1 1/2 tsp. salt 1/2 c. chopped pecans 1 tsp. cinnamon 1/4 c. dried cranberries 1 tsp. nutmeg 1/4 tsp. ground ginger 1 can (15 oz.) solid pumpkin Caramel Glaze Combine flour, sugar, baking soda, 1/4 c. butter salt, cinnamon, nutmeg and ground 1/4 c. sugar ginger in a bowl. In another bowl, 1/4 c. brown sugar combine pumpkin, oil, applesauce, 1/4 c. whipping cream eggs and water. Mix well. Stir wet 2/3 c. powdered sugar ingredients into the bowl of dry 1 tsp. vanilla ingredients, just until combined. Fold in pecans and dried cranberries. In a saucepan, combine butter, sugar, brown sugar and cream. Cook over a Spoon into two loaf pans. Bake at 350 medium-low heat until sugars are degrees for about an hour or until a dissolved. Cool for 20 minutes. Stir in toothpick comes out clean. Cool for powdered sugar and vanilla until 10 minuntes before removing from smooth. Drizzle over cooled loaves. pans to wire racks.

Consider these tips before venturing out on Halloween night: 1. Remove anything from the porch and yard that a child could trip over, such as garden hoses, toys, bikes and decorations. 2. A responsible adult should always accompany young children as they go door-to-door in the neighborhood. Carry a flashlight, and consider attaching a glow stick or reflector to the costume. 3. If older children are going alone, plan and review their route. Agree on a specific time when they should return home. Make sure someone has a fully charged phone in case of an emergency.

4. Remain on well-lit streets, and always use the sidewalk. If there is no sidewalk, walk on the edge of the street facing oncoming traffic. 5. Cross the street only as a group and only in established crosswalks. Never cross in between parked cars. 6. Don't assume you have the right-of -way. Motorists may have trouble seeing you at night. 7. Law enforcement should be notified immediately of any suspicious or unlawful activity.
