PROJECT PROPOSAL INTRODUCTION

Interstate 70 spans from Utah to Maryland and passes through Denver, Colorado; splitting the small neighborhood of Elyria Swansea in half. The divide created by the interstate cripples the community, bringing pollution into the heart of the neighborhood. Elyria Swansea has the highest environmental risk hazard of over 8,600 zip codes nationwide.

Air and noise pollution plague the neighborhood, creating unsafe living conditions especially for the young and elderly. Asthma rates are escalating but accessibility to simple health related resources are declining. This neighborhood is specifically affected because of the booming industry nearby and the populated interstate looming overhead.

A proposed campus for this site provides an innovative solution to healthcare in a weakening community. With an aging population, and majority Hispanic, Elyria Swansea needs an alternative to traditional senior adult care. Traditionally, Hispanic families are very tight-knit, with three generations living under the same

roof. This development must provide the intensive care needed by some of the aging population without prompting isolation and total removal from their family life. Many families in Elyria Swansea either do not have access to a car, or there is only one car per family.

The need for walk-ability requires that this new health center is centrally located and easy to access.

Elyria Swansea is currently divided by Interstate 70, north and south do not have many pedestrian access points.

Crosswalks under the interstate are limited, the intersection with the most accidents in the neighborhood is located directly under the interstate at 46th and Josephine st. This intersection is also very close to Swansea Elementary School where many children are walking to school. By reclaiming this lost space; rerouting traffic and creating a pedestrian friendly health campus, the neighborhood is reconnected and missing services are provided.

PROJECT PROPOSAL Scope

This wellness campus encompasses a clinic, assisted living and recreation center. It serves as a tool to promote healthy environments and helps to strengthen the identity of the community.

Five major health factors that contribute to wellness are: environmental quality, connectivity and mobility, access to services, community safety, and mental well-being.

We address these health concerns by focusing on the following measures: Design for Energy Design for Community Design for Wellness Design for Resources Design for Ecology We have developed three objectives for this wellness campus based off of these major health factors and their current status in the Elyria Swansea neighborhood. First, relief from the environmental conditions posed by Interstate 70 needs to be provided. Next, an assisted living facility that enhances the existing community, rather than the

typical isolation associated with living facilities, will be a vital piece of the campus. Finally, easy access to wellness essentials should be brought into the core of the community.

By integrating the architecture with the colloquial style of Elyria Swansea and by implementing site-specific ecologies and pollution technologies, as well as the implementation of a public courtyard and elevated running track, the user’s health and wellness will be improved through the promotion of social interaction in the community. The architectural proposal contains 8 assisted living units, a shared living and dining building, a 24/7 healthcare clinic, and a gym equipped with workout classrooms totaling nearly 20,000 square feet.

DESIGN PROCESS PRECEDENTS

When starting to look at precedents for this project, we saw the incorporation of the existing concrete freeway structure as one of the biggest aesthetic challenges that we faced. We had developed a few goals relating to this and that is what drove most of our precedent research.

With Elyria Swansea being such a tightknit and vibrant community, we didn’t want to try to change the feeling of the neighborhood by inserting something that obviously didn’t belong. This, along with our climatic priorities, directed us towards wanting to use materials that were already being used on site. We used these precedents for inspiration as to how concrete could be used but in a way that didn’t feel heavy. This way our design could fit in with the freeway structure and the surrounding industry, but make the underside of the freeway not so dark and heavy.

The idea of a translucent skin to allow for daylighting then transformed into a much more adventurous idea - the exchanging of the concrete freeway decking for some sort of translucent material.

At this point in the process we also already knew that we were going to use titanium dioxide as a screen coating to help with the overwhelming amount of pollution coming from the freeway. This led us to looking at how screens had been previously used in other projects, particularly projects where titanium dioxide coatings were used.

This then led us to realize that getting light into the underbelly of the freeway would be a huge issue. The freeway decking is only 25’ off of the ground and 80’ across, leaving a very shallow and

BUILDING AND FREEWAY

CLIMATic influence NEST AND SHELTER Centro de Salud is located in climate region 4; a semiarid climate with cold, windy winters and warm, dry summers.

Annual precipitation is 17” compared to a national average of 38”. In this climate region, the top three climatic design priorities are 1. Keep the heat in and the cold air out during the winter 2.

Let the winter sun in 3. Protect from the cold winter winds 4. Use thermal mass to reduce day to night temperature swings in the summer. When first starting the design process, these design priorities were used to determine orientation, form, and placement of the buildings. As we moved onto refining our design, we kept coming back to these design priorities to make sure that we were keeping in line with what was climatically most efficient for this site.

South sides of buildings to let winter sun in. Trombe walls on the South are effective for passive solar heating in the summer months with green roofs to insulate in the cold winter months. A roll-down radiant barrier is between the trombe wall and the glass to prevent nighttime heat loss.

Green roofs were also incorporated to help reduce the urban heat island effect.

Denver is 3rd highest in urban heat island effect in the United States; Denver is approximately 23 degrees hotter in the summer than the surrounding areas. The green roofs also reduce peak rates of storm-water runoff.

Buildings are also tucked under Interstate 70 to provide shelter ad take advantage of the structure already in place. Windows and trees are minimally placed on the

DESIGN DEVELOPMENT FIRST ITERATIONS

While we stayed true to the bigger concepts behind our design, many individual elements went through many iterations over the course of the semester.

One of the most significant pieces that was continuously changing was the elevated track that loops through the entirety of our design. It was challenging for us to fine tune the shape of the track.

Recreational tracks need a large enough turning radius at the curved portions to be safe and we needed to get this to fit in with our long and wide design as well as working with the columns from the interstate. At one point we had the track going through the gym but eventually shifted that to on top of another building with views to the rooms below.

Another element that we removed was the large stair in the central pedestrian space. Originally, the housing units had living rooms that were open to the public walkway so we had raised those buildings to allow for privacy. The large stair and ramp was supposed to be a fix, allowing access to the housing units, but was too monumental for the

humble design that we were proposing.

It made more sense for us to revisit the organization of the living facilities instead of over-designing for a simple problem.

When looking back to our precedents, many of them use lots of concrete and this is what had inspired our use of overhead concrete waffle slab. It was intended to allow a greater variance of light through the transparent interstate decking, create a link between old structure and our new intervention, and to break up the awkward amount of vertical space. There wasn’t quite enough room for two stories but at first it seemed like there needed to be another plane of some sort. This design ended up feeling too heavy and cramped in the space. Instead we designed some spaces to have higher ceilings, creating the variance that we desired. We also refined our material choice, cutting out traditional concrete altogether, and worked harder to find complementary materials instead of simply using what was already on site.

DESIGN DEVELOPMENT INNOVATIVE ELEMENTS FINAL SCREEN DESIGN

Two of the biggest innovations that we incorporated into the Centro De Salud were the titanium dioxide screen and the fiber-reinforced polymer freeway decking. These were also two of the biggest struggles that we had throughout the project. There was always the understanding that we would use the “outcomes” of both of these innovations, but developing how they functioned in our projects took the whole semester to figure out.

At first we had planned on using translucent concrete to replace the traditional concrete decking on the freeway, but after quite a bit of research we discovered that it was not structurally able to replace whole sections of freeway. There was also only a 30% light transmittance rate and we wanted more.

So, for a few weeks we just knew that the decking was “strong and translucent” but we finally found a fiber-reinforced polymer that is actually being used currently to replace some old freeway decking. Our struggle at this point was not only be able to explain this on a

board, but also graphically represent this material in a way that was realistic and obvious to the viewer.

The biggest developmental struggle with our titanium dioxide screen was the pattern that would be on it. Originally we had simply carved out a pattern that was aesthetically pleasing, but there was no real meaning or purpose. We then took a step back and looked at some of our main objectives again. We decided that we would use the screen to make a connection to the vernacular architecture of Elyria Swansea. The simple patterns on the family homes become inverted and repeated on the screen.

GRAPHIC DEVELOPMENT CHOOSING PERSPECTIVES

Deciding on perspective viewpoints was one of the most challenging aspects of representation. With our project being so wide and fit right into the existing fabric of the community, it was difficult to find one single perspective that gave an overall view of the project for the first board.

Originally we had wanted to have a big perspective of the center of our project; a view that was right under the interstate and showed the “interior” of the campus.

While this would have been a great shot for most projects, it didn’t communicate how well our project integrated into the neighborhood which was one of the most successful parts of our design.

Our challenge then became finding an exterior shot that showed the neighborhood enough to get a good idea of the integration but without blocking our project. One of the issues that we were having with this was that we were being very honest with our building placement and we couldn’t find that perfect view. Eventually, we moved some buildings. One example of this is the school that should be shown

on the left of our final render. Instead of letting the building cramp the image, we chose to swap out the school building with expanded, detailed imagery of the school playground. We made a similar move on the right side of the image.

Here, we changed the perspective of the homes to allow for more of our project to be exposed.

After finally finding the view that we wanted for the first board, we realized that our rendering technique wasn’t working in the way that we wanted. This was the first time that I had attempted rendering in a more realistic way and I was a little lost. After playing around a little bit and experimenting with different techniques I finally found a method that worked for all three of our rendered images.

The same issues were experienced with our large section perspective. We went through many iterations to find the perfect view and rendering techniques.

Looking back through all of the review boards, it becomes obvious when something about our own project became clear to us. It wasn’t until review four that we really took ourselves to the view of the community and began to explore how our project was experienced by the community member that we were talking so much about. It was here that the most successful part of our project were brought onto the boards: the subtle insertion of our project into the community. We started to really highlight this aspect of our project in the render choice on board one as well as the character introductions on board two.

things to stay put and moved everything else around. We kept the measures organized by listing them in the top left of the page and used the icons like stickers, this helped us to fit more information on the page without loosing the measure information.

One of the biggest changes in our boards is the overall graphic style. We drastically reduced the contrast in our images along the way. We also kept yellow as a main color, helping to keep hierarchy on the boards, but we reduced the use of it and started to use the yellow in a more rigorous way.

Something that we struggled with up until the end was the organization of boards one and four. Hardly any of the information was changed from review four until the final, but we were constantly arranging and rearranging to get the readability that we wanted.

The screen added to the sides of the existing freeway blocks both noise and air pollution created by the traffic above, creating a safe and enjoyable environment below. With a coating of titanium dioxide, the screen is activated by the sun and scrubs toxins from the air.

The design allows for light to penetrate the freeway and cast playful shadows through the translucent freeway deck, activating the previously dark underbelly. Between the cutouts from the screen is an acoustic gel acting as a noise barrier. The screen is carried down past the bottom of the freeway, transitioning into facade, in key areas.

“I am 8 years old. I am in third grade at Swansea Elementary School. During recess my class goes and runs on the track; that’s where we do the mile run every year. We also learn about different foods and plants you can grow at the roof top garden for science class.

“I am a live-in nurse for the clinic. I also serve the elderly that live in the assisted living homes. It is so convenient to have my own place to stay here so that I can give around the clock assistance when it’s needed.

“I am 25 years old. I use the clinic often. Before I used to have to take the bus for over an hour to get to the nearest health center. I also try to use the gym 2 or 3 times a week. The track is a great way to meet people as well! It’s nice to finally get to know some other people that live nearby.”

“I am a stay at home mom. Having the clinic and the gym so close has changed everything. My family only has one car and my husband drives it to work, so now I have more freedom to take care of things while he is gone.
