e spent a career working at a nuclear power plant and never dreamed he’d be vacationing at one or buying a home nearby. Looking for a vacation spot for his extended family that was not too far from Pennsylvania and DC, he discovered Lake Anna. And he was happy to note it had easy access to an airport for far-flung family members. He and his wife booked a home that could accommodate 22 people for early spring as a dry run. Enthralled, they booked another week in late summer for the whole family. Now they may buy a second home there. And they aren’t alone. The lakes of Central Virginia often turn longing vacationers into gratified homeowners.

Lake Anna Seventeen miles long and covering 13,000 acres, Lake Anna is the second largest lake in Virginia. Just 72 miles south of Washington, it is a welcome retreat from the hectic pace of Northern Virginia, affording residents and guests calm waters or exciting outdoor adventures. It’s even close enough to many urban centers for a daily commute. The 200 miles of shoreline are dotted with communities offering extensive dining and shopping. More than 15 miles of trails beckon hikers to Lake Anna State Park, where they can also enjoy fishing,

a tour of the Goodwin Gold Mine, or lounging on the beach. Most people wouldn’t pay much attention to the nuclear power plant operating on the western shore of Lake Anna, except that Dominion Energy’s North Anna Nuclear Power Station creates a major spike in the water temperature. North Anna draws water from the “public/cold side” of the lake to cool the power station’s generators and discharges it back to the lake creating a “warm/private side.” The water temperature in mid-June

was 80 degrees on the cool side and 96 degrees on the warm side. The public (cool) side of the lake has marina access to the water, while the private (warm) side can only be accessed by private ramps within housing communities. In general, Lake Anna is a warm water haven. But buyers need to decide just how warm they like their water. Homeowners and vacationers may find the summertime water too spa-like on the warm side, but love being able to take advantage of early and late season swimming. After

four summers of algal blooms, residents are welcoming a treatment and prevention plan to improve water quality. It’s an easy choice to vacation here, and even easier to make that vacation permanent by buying a home. As an investment option, owners can command rentals of $1,000 per night with the right location and configuration. The inventory for existing homes is low. Buyers can get a waterfront home ranging from about $500,000 to $2 million or more. Lots for custom-built

Campbell says, “Many of our properties are second homes or vacation rentals, but we have a large fulltime residency here. We also have a really great sense of community. “Our market here is similar to the rest of the country. We are still dealing with low inventory and increased prices. Lake houses are going to run you anywhere from $599,000 all the way up to $2 or $3 million.” Buyers can choose between a more rural or developed location. Franklin County on the north and west side of the lake offers more shopping and restaurants. Enjoy camping, boat rentals, hiking trails, guided night hikes, and canoe trips at Smith Mountain Lake State Park along the northern shore. Lake Monticello Jump up in size and another county to the west to Lake Monticello. Boasting 22 miles of shoreline, five beaches, and a golf course, it is the largest community in Fluvanna County. The marina, clubhouse, pool, tennis courts, and sports fields offer year-round fun and games for nearly 11,000 residents. Some residents were drawn to the lake for its affordability and all the amenities were a pleasant bonus. Resident Merieke Henry first looked at Lake Monticello because it was close to Charlottesville but so much more affordable. With the rich amenities and the comparatively affordable housing and real estate taxes, the demand for houses at Lake Monticello far outstrips the supply. Vicki Wilson, Principal Broker/Owner of Monticello Country Real Estate, Inc. explains, “The market is like the rest of the country right now, with low inventory and buyers waiting for the right home. We are seeing a drop in first-time home buyers as the interest rates have pushed some out of the current market. “At Lake Monticello, the market remains strong. Homes are selling in an average of a week, waterfronts even faster. Most waterfront buyers are coming in with cash so are not worried about the interest rates. We show the waterfront homes by boat. They are selling for over the asking price and there is a wait for waterfronts at this point. Most waterfront owners stay in their homes until circumstances force them to leave.” Summer is one of the best times of the year to be a homeowner at Lake Monticello. Their annual 4th of July celebration brings residents together in a big way. Wilson says, “We just had a whole weekend of events. The boat parade is my favorite. We get a boatload of people and go around with decorated boats and visit

the shoreline. We have water fights from the boat to the shore with squirt guns and water cannons. We play patriotic music and have a ball.” July 4th isn’t the only time residents celebrate. It’s just emblematic of the fun-natured vibe that emanates from this lake community. Wilson says, “There are so many things to enjoy. I live next to one of the beaches and have my pontoon boat docked at a slip. We can walk down anytime and enjoy it. Sunsets are fantastic, as well as dropping anchor in a cove and swimming off the boat.” Trees and living close to nature are part of the appeal. “I enjoy the ducks and wildlife in my yard,” says Wilson. “Lake Monticello is a place you can ‘Vacation Year Round.’ I have moved my entire life but have called Lake Monticello home for over 24 years. I have raised my twins here and they continue to enjoy the lake as well.” Like many residents, once you find Lake Monticello, you can’t get it out of your system. “My parents introduced us to the lake back in the early 80s and we fell in love. We were fortunate enough to move here when our kids were young.”

Smith Mountain Lake Head southeast of Roanoke to find 20,000 acres of pristine water and more than 500 miles of shoreline. Called the “Jewel of the Blue Ridge,” it is one of the largest, deepest, and cleanest lakes on the southeast coast. From end to end, the lake offers boaters 40 miles of navigable water. Closer to North Carolina than DC, the lake attracts vacationers and owners equally from both north and south. We also have good weather with a little bit of snow in the winter and a few really hot weeks in the summer. But most of the time it’s pretty moderate. We are pretty rural but do have some good local shopping as

Although water activities may take center stage, an 18-hole PGA golf course, an equestrian center, and a clubhouse make Lake of the Woods competitive with many resorts. “As for the market? It is softening a bit,” says Licata. “Interest rates are impacting buyers who aren’t cash-rich. Mortgage rates have risen from 2.5 percent to more than six percent. That can add $400 or more each month to a typical home mortgage. When you consider the rise in home prices along with the higher mortgage interest rates, it can be too much for many buyers. “Waterfront homes and others are still getting offers, but not with the same frenzy as four or five months ago.” So your chances of successfully bidding on a home are better, as long as the higher prices and mortgage rates don’t push you out of the market. Finding the right home at the right price is a significant challenge, no matter where you’re looking. But it’s worth the effort to live on and enjoy one of Virginia’s remarkable lakes where you can turn your favorite vacation spot into your year round home.
