Cremorne House is no ordinary commercial building. Many may say it, but few can deliver it. A collection of only 18 office suites, it sets a new standard for exceptional quality, boutique office space.
In what is becoming Melbourne’s premier business destination, it's a rare opportunity to buy and own a brand-new, exclusive private office in the most coveted pocket of Cremorne and Richmond. With easy access from Church Street, it’s where tech-savvy, entrepreneurial businesses want to be. It’s an address and postcode that speaks volumes about businesses who call it home.
Designed by SJB Architects and Eckersley Garden Architecture, Cremorne House delivers style, sophistication and a level of modern luxury not yet seen in the area. With the owner-occupier in mind, the design boasts an executive-style lobby, hotel-quality end of trip facilities, conference room and a ground floor café. Award-winning builder Coben, are appointed and now undertaking construction.
Cremorne House continues our philosophy of delivering exactly what’s needed, when it’s needed and always in areas of high demand. And of course, it’s about creating opportunities for savvy professionals to pursue additional financial advantage by owning instead of leasing.

X Ideal for the entrepreneurial mind
We all know workplaces are on the move. No longer can they be simple, straightforward places to do business.
Cremorne House reflects an emerging 'flight to quality' seen across the office sector, where businesses are pursuing premium spaces that put employees first. It's about luxury spaces that look good, feel good and prioritise well-being — enticing them away from home and back into the office.
For the modern employee and savvy business owner, Cremorne House features an executive-style lobby, hotel-quality end of trip facilities, conference room and a ground floor café — everything needed to impress not only clients but service your day to day work-life.
Throughout the interiors, robust materials have been used to reflect Cremorne's industrial past, whilst still being modern and refined, the approach adds a sense of gravitas and reflects the quality of the building.
Blending function with executive–style design, Cremorne House is for those who want to make a valuable first impression. It's a great place for great business. Ideal for individuals with an entrepreneurial mind, and SME's who are going places.
For those who want to make a valuable first impression
Throughout the office suites, exposed high ceilings set the scene. Views are prioritised with floor to ceiling windows, drawing in abundant natural light. Exposed services with a ‘white-out’ finish accentuates the lightness and brightness of the space. Off-white walls and polished concrete floors create a sense of openness, and encourages businesses to furnish their space in a way that makes it their own.
Stepping out of the lift, visitors walk into a beautifully refined environment, rich in detail and texture. Lift lobbies are detailed with split face stone, porcelain tile, terrazzo skirting and polished concrete flooring combined with intricate feature fluted glass partitions that allow privacy to the suites, whilst creating a true sense of sophistication and texture.
Continuing the palette of refined materials and contrasting tones, kitchens and bathrooms to the office levels are finished with a mix of textured tiles, stone and joinery. Kitchens feature instantaneous sparkling, chilled and boiling water dispensers, integrated refrigerator freezers and dishwasher, and a microwave.

An entrance they won’t forgetAdolph Street (pictured)
No one likes to wait longer than necessary, so Cremorne House features two lifts to ensure a convenient and sophisticated arrival experience. A five metre, double-height lobby creates an impressive atmosphere. Designer lighting, textured stone cladding, porcelain tiling, terrazzo skirting and polished concrete complete the space.
Few commercial buildings boast end of trip facilities like Cremorne House. It's a great addition to the building that gives employees flexibility, allowing them to choose how they make their way to work or freshen up after exercise during the day. Secure bicycle storage, showers, towel service, lockers and Dyson hairdryers make cycling to work a breeze. All adding to the sense of luxury vanities are finished in natural stone, dark timber laminate joinery and walls with porcelain tile.
The ground floor café at Cremorne House is all about convenience. Whether it be grabbing a morning coffee on the way in, a more casual environment for a quick business meeting or catering for a boardroom lunch, it's all about a seamless convenience, all only a short elevator ride away.
For those looking to step away from their office suite and utilise a dedicated space, the ground floor conference room is stateof-the-art. Host boardroom meetings, presentations or even entertain clients with modern media capabilities on standby. Available by appointment.

Bold, modernist design
X Integrated landscaping
Cremorne is synonymous with bold, robust factories and industrial buildings. The strongly ordered masonry façades that march along the streets of Richmond and Cremorne have inspired the materiality and design approach to Cremorne House.
Honest and uncompromising, Cremorne House boasts a strong façade, with a structural and compositional grid approach. It's a bold and ordered modernist design, prioritising viewlines, outlook and natural light, a counterpoint to the gritty, urban context.
At a more nuanced level, Cremorne House is all about fine detailing. Texture and visual interest has been prioritised through a variety of metal finishes, fluted glazing, stone tiling and board marked concrete.
Eckersley Garden Architecture has applied a vertical approach to landscaping, allowing lush landscaping to be integrated with the building, softening its structural approach.
Cremorne House is no ordinary building. It reflects a level of architectural competence and a dedication to quality rarely seen.
The Pearson Street ground façade is an impressive sight, fine metalwork combined with greenery make it a grand impression to the buildings southern entrance. With direct access to the conference room it may become the go-to entrance to impress clients. The unique building breakdown of two pedestrian entrances and one way car access makes getting in and out of Cremorne House a breeze.
The Adolph Street ground façade has been designed to set the scene for the whole building. A series of stepped concrete portals that frame the windows, combined with bronze detailing, stonework feature columns and fluted glass to the entry door, make it a truly breathtaking entrance.
In tune with the ground floor, the upper levels replicate detailing with stepped concrete columns. Windows in the north and south façades are raked back on angles, towards the building at various intervals to add interest and accentuate the modernist grid. Operable windows to every tenancy ensure easy access to fresh air.
As with everything at Cremorne House the east and west façades are a feature, not forgotten. Board marked concrete with subtle bronze metal insets and recessed feature patterns, ensure the continuation of a beautiful vertical approach.

Layered greenery that interacts with the façade
In a day and age where sustainability is important to all, Cremorne House has been designed with a conscious thinker in-mind. In terms of energy efficiency, the rooftop is fitted with a 5kw solar PV system, LED lighting is used throughout and all windows are double glazed.
Promoting an active lifestyle and helping contribute to one less car on the road, Cremorne House features hotel-style end of trip and bike storage facilities –ensuring those who ride or walk to work can be fresh for their day. And due to it's proximity to trains and trams, employees have abundant choice in transport options.
Run off rainwater from the roof and terraces is captured for irrigation reuse, plus a four stream waste system has been incorporated to maximise recycling capacity.
Designed by Eckersley Garden Architecture, the landscaping at Cremorne House is a beautiful addition to the façade and exterior of the building.
Featured on private terraces at the upper levels and as part of the ground floor design, a diverse mix of exotic and native species in fine-leafed foliage, small mounding shrubs, sculptural succulents and cascading ground covers have been hand selected for their low maintenance and layered approach.
A perfect addition to the Cremorne House bold and sculptural façade, the landscaping softens and interacts to find a considered balance.
For those who drive, the dual street frontages to Adolph and Pearson Street provides seamless access to the ground floor parking. One way access, entering via Pearson Street and exiting via Adolph Street ensures no grid lock here.
With car parking on title to each tenancy, park with ease knowing your car is securely stored and easy to access. If extra parking is needed, free all-day parking at East Richmond Train Station is across the road.
With future provision for Electric Vehicle Charging, Cremorne House will ensure your EV is charged and ready to go.
