LOCATION AND AREA HISTORY Mobeetie Creek Ranch is in Northwestern Wheeler County in the Texas Panhandle Region of Texas, and about 25 miles from the Oklahoma state line. The ranch is well located within a 30 minute

drive from Pampa, 1.5 hours from Amarillo, 1 hour from Elk City, Oklahoma, and 2 hours 45 minutes from Oklahoma City. It is 1 mile South of State Highway 152, just to the southwest of the town of Mobeetie. The Panhandle Region of Texas was the last area of the state settled before the turn of the 19th century, and Mobeetie was the first established town in the Texas Panhandle. Originally a buffalo hunter’s camp, Mobeetie became a trading post protected by nearby Fort Elliott. Truly an old west town, Mobeetie offered

merchandise stores, blacksmith, livery stables, a total of 9 saloons, and was known for buffalo hunters, soldiers and gamblers. Noted figures that visited the town included Bat Masterson, Pat Garrett and Texas Ranger and ranching pioneer, Charles Goodnight. Temple Houston, youngest son of Sam Houston, resided in Mobeetie serving as the first district attorney in the area. Originally called Sweetwater, the name of the town was later changed to Mobeetie, thought to be the Indian name for Sweetwater. CONTINUED ON PG 5

TOPOGRAPHY/LANDSCAPE The landscape of the ranch consists of rolling native grass and improved pasture, with Sweetwater Creek located in the northeastern area of the ranch. Portions of the property at one time were in farmground and have now been planted to permanent improved grasses. Tree-lined shelterbelts provide cover for wildlife and good cover and shade for livestock. Areas of the ranch have shinery oak providing good browse for deer. Soils on the ranch consist of mainly fine sand and loamy fine sand soils.

Sweetwater creek creates a park-like setting on the ranch with live water, cattails, plumb thickets, and cottonwood trees that are 70 ft. tall or higher. WATER Sweetwater Creek is a live water creek on the northeast portion of the ranch that traverses the property for over one-half mile, providing water for both livestock and wildlife. The ranch is also watered by 4 windmills all in good working condition, with steel tanks set with concrete pads and dirt tank overflows. CONTINUED ON PG 7

IMPROVEMENTS There is a good set of steel pens with a working windmill on the south side of the ranch. Fences are rated in good condition. Single phase electricity is available on the ranch. HUNTING, WILDLIFE, AND RECREATION The Mobeetie Sweetwater Creek Ranch offers outstanding hunting opportunities. Areas along the creek attract whitetail deer, dove, ducks and turkey. Good cover on the ranch exists for quail hunting as well. RESOURCES The ranch is offered as surface only.
