Access to all pastures is good via caliche and two tract roads. Eighteen miles of interior pasture fence has been replaced and now consists of 5 strand barb wire on steel T-posts with steel H-Braces at corners and at Âź mile intervals along the new fence. New steel gates are in place on most interior areas. Exterior boundary fence is 5 strand barb wire on cedar posts. There are eight main pastures and four traps on the ranch. Five wells, 21 pasture drinkers, numerous earth stocktanks, and seasonal live water in the Juan de Dios Creek provide water to livestock and wildlife. The headquarters is approximately three miles east of Hwy 84. The ranch has the perfect headquarters setup for this size unit with a beautiful owner’s home, modern and efficient shop (50 amp RV hookup), barn, and shipping pens with scales. The south pasture also has a set of pens with scales to help ship from this location. Land tenure on the ranch is comprised of fee surface estate and New Mexico State Lease. The fee surface estate lands are more commonly known as “deeded” subject to easements of record. This is the highest form of ownership on the ranch. The state lease is configured in a manner to assure adverse bidding is low risk. The fee on the lease was $4,736 in 2019. This equates to $5.56/AUM. Pronghorn antelope and mule deer are the big game species on the ranch. An owner can expect to generate $1,500-$2,500 per gun for both species should hunting be desired. Santa Rosa, New Mexico and I-40 are located 8 miles north of the Juan de Dios boundary. This small community has a grocery store, mini marts, modern motels, a small medical facility, and a hardware store. Access to fuel and a couple of fantastic New Mexican Food restaurants compliment this small rural community. Historical operation of this ranch has been to graze livestock year long.
