oneC1TY is a unique development with healthy, sustainable, and mindful living at its forefront. The experience for employees, residents, and visitors within the community is carefully crafted by the design team, offering opportunities for collaboration, creativity, physical activity, and reflection. Of the 18.7-acre development, 4.5 acres are reserved green space for public parks, plazas, courtyards, and gathering areas. What was once an underutilized collection of warehouses and light industrial buildings is now a thriving, active, and walkable neighborhood.

Designed for sustainability, oneC1TY features abundant green spaces throughout the neighborhood and a community lawn that encourages walking, biking, and enjoying the outdoors, as well as music and art. Site design, infrastructure, transportation, and building design have been planned and are being constructed for LEED Neighborhood Development Certification.

River North District

Nashville, TN

River North is a new master-planned, urban waterfront district comprised of 104 acres of property with over one mile of downtown riverfront. Located directly across the Cumberland River from the Central Business District, River North is planned for approximately 12 million square feet of office, hospitality, civic, retail, and residential uses, with a focus on purposeful parks and open spaces, as well as access to a new, active riverfront park system.

A new Urban Design Overlay (UDO) district was established to more effectively implement the urban density and design standards outlined in the overall master plan. A primary streetscape design objective was to create a district-wide streetscape standard that focused on innovative solutions for bike, pedestrian, and automobile traffic. Phase 1 is currently under construction. The future phases of the project were sold to Oracle in one of the largest job deals in state history. Oracle plans to locate its world headquarters campus here once construction is complete.

Barton Village

Anchored by an amenity rich, 650 unit Del Webb Community, Barton Village is one of the most anticipated master planned developments in the greater Nashville area. The 350-acre property incorporates a blend of suburban and urban characteristics made up of a diverse mix of housing, a medical office component, commercial options and lifestyle opportunities for recreation, entertainment, shopping, leisure, dining, and neighborhood services designed in a manner to encourage pedestrian activity.

The first phase of construction includes single-family residences and townhomes. Additional phases will include duplexes and flats, both for-sale and for-lease options, along with a 12-acre Town Center offering a variety of office, commercial, and medical space. The boulevard leading into the development will be beautifully landscaped, welcoming residents and visitors alike. Over 2 miles of walking trails are planned, as well as open green spaces, gathering areas, a series of seating options and gardens. Barton Village will be a destination, supported by businesses, residents and guests who come to live, work, and play here.

Vulcan Entertainment District

Clarksville, TN

A rezoning of 30 acres of land from industrial to mixed-use planned unit development will mean a “revival” to this area in Clarksville. The vision for the Vulcan Mixed Use and Entertainment District includes a brand hotel, performance venues, a new baseball stadium, a variety of retail and dining, as well as residential living. CSDG is proud to provide Planning, Landscape Architecture, and Civil Engineering for this project, working with developer, VP Riverside Development, and Stadium Architect, McMillan Pazdan Smith. The design plan will transform this area that has sat vacant for four years, yielding employment opportunities, more attainable housing, and entertainment to draw visitors, dramatically improving the overall vitality of the district.

Chattanooga, TN

The City of Chattanooga has seen great growth in recent years. One of it’s most prominent natural features, the Tennessee River, weaves through the city, contributing to the city’s identity. The River provides unique recreation activities connected directly to downtown. As Chattanooga grows, more and more people want access to the Tennessee River through development possibilities and recreation opportunities.

On the west side of Chattanooga, approximately 86 acres of land five miles from downtown by car and four miles by boat has been identified by KPH Development as a great development opportunity to provide more access to the Tennessee River. This development can create a new connection point to the River via both public and private boat access while provided much needed additional inventory for boat storage downriver of the Chickamauga Dam. The project seeks to create a mixed use destination and sense of place where a marina serves the boating community to live, visit and enjoy the Tennessee River.

TENNESSEE RIVER

Nolensville Catholic Campus

Nolensville, TN

CSDG worked alongside Anecdote Architectural Experiences (formerly Tuck-Hinton Architecture) to develop a Master Plan for the Diocese of Nashville’s new 166-acre campus in Nolensville. The Diocese of Nashville acquired the land in 2021 with a desire to create a new Catholic school and church campus.  CSDG worked with significant site constraints and natural features to incorporate all of the Diocese’s long-term goals of becoming a Pre-K through High School academic campus with associated athletics fields and a new home for the Mother Teresa Church.

CSDG provided a detailed design for Phase One of the project, St. Michael Academy, which is currently under construction.  Future phases of the project will include a new parish with a capacity to seat 1,400 and the construction of a new 9th-12th-grade high school.

Anecdote Architectural Experiences - Nashville, TN

The Landings at River North

Nashville, TN

The Landings at River North is the first vertical development in the River North urban waterfront district. It is comprised of 12 acres of existing warehouse buildings that is being redeveloped into an active, mixed-use waterfront development.

The key components of the plan include three mixed-use residential buildings with ground floor retail and the adaptive re-use of the existing waterfront warehouse building into an active commercial and office building fronting the new riverfront park. Each residential building includes a raised amenity terrace with pools and other active and passive amenities available to all residents. Private streets within the development include decorative paving, lighting, landscape, and bioretention water treatment that allow for seasonal festivals and public gatherings that will be a draw for potential residents, office employees as well as visitors to the neighborhood.

Located at the gateway to Nashville’s growing West Side and Charlotte corridor, 5 C1TY Blvd. is a 15-story mixed-use development offering 360,000 square feet of premier Class A office space, 17,000 square feet of ground-floor retail, and wellness-focused amenities designed for today’s workforce.

CSDG provided civil engineering and landscape architecture services for this landmark project, helping integrate the building into the surrounding oneC1TY campus and Nashville’s evolving urban fabric. The streetscape was thoughtfully designed to activate retail spaces, enhance pedestrian access, and create inviting public areas where people can pause, gather, and engage with the landscape.

The building’s design includes four elevated terraces on the 5th, 9th, 13th, and 15th floors, extending the work environment outdoors and providing flexible spaces for corporate events and social gatherings. Rising 239 feet with over 900 parking stalls, 5 City Boulevard offers unmatched access and convenience, connecting people, businesses, and the community at the intersection of Midtown and Nashville’s dynamic West Side.

Ruby Falls Office Headquarters

Chattanooga, TN

Located on Lookout Mountain, the new Ruby Falls Office Headquarters reflects a deep commitment to sustainability, legacy, and the natural environment. CSDG’s landscape architecture team worked in collaboration with HK Architects to design a site that seamlessly weaves the built environment into the iconic landscape of one of Chattanooga’s most beloved destinations.

The 14,500-square-foot mass timber structure is designed for LEED Silver certification, with sustainability driving decisions at every level—from materials to stormwater to viewsheds. Our approach to the site emphasized minimal disturbance to the mountain’s natural topography and vegetation, supporting the building’s compact footprint and environmentally sensitive orientation. Native plantings, preserved tree canopy, and strategic grading were central to our effort to create a landscape that feels rooted, resilient, and reflective of Ruby Falls’ 96-year mission to connect people to nature.

This new headquarters will serve as a flexible, wellness-focused workspace for the Ruby Falls team, one that honors the park’s history while supporting its growth for decades to come. We’re proud to support a project that introduces sustainable building practices like mass timber to the Chattanooga region and sets a new standard for nature-connected design.

The Aster

Nashville, TN

The Aster is a for-sale condo building in the heart of the Germantown neighborhood just north of downtown Nashville. The project is an upscale, urban retreat to the storied Germantown neighborhood on a 0.95-acre project site. Onsite amenities include two 3,000 square foot retail spaces, a fitness center, golf simulator and a dog run. The project is designed with a sixth-floor amenity terrace that includes a vanishing edge pool with views to downtown Nashville, outdoor kitchens and multiple fireplace lounges all designed with a character that reflects the area’s historic roots.

Three Thirty-Three Nashville,

TN

Three Thirty-Three is a 5-story boutique building, with 71,000 square feet of Class A office space and 11,000 square feet of retail. The building was fashioned after an early 1900s warehouse with industrial detailing and brick exterior. The interior workplaces are loft-style with 13-foot heavy timber ceilings, exposed steel columns and beams, and expansive 9-foot windows.

The building opens onto Noble Park, which the developer intentionally planned to serve not only the building tenants and shop patrons, but the whole community. The park features outdoor seating, which borders the green space, as well as two large scale water walls. It is a place for relaxation, connection and community events. Three Thirty-Three has been widely successful, adding to the vibrant Gulch neighborhood.

The Shay is a multi-family community within the vibrant urban oneC1TY campus in Nashville, Tennessee. Located within 2 miles of Nashville’s urban core & minutes from nationally recognized teaching hospitals, medical schools, healthcare institutions and universities, The Shay offers residents a home close to work and/or school. As the vision behind oneC1TY evolved from a medical and technology campus into a mixed-use urban community, residential living became a priority in the master planning process.

Tucked into the corner of the campus, The Shay is a private residential community like no other in Nashville. In addition to the already established amenities within oneC1TY, The Shay provides a sense of home and tranquillity to residents with ample green space, areas for relaxation, spaces for entertainment and many opportunities for outdoor fitness. In keeping with the sustainability theme of oneC1TY, The Shay is a LEED Certified project. Irrigation for the heavily landscaped property is provided by the pond which collects and treats stormwater runoff from the entire oneC1TY campus.

Alloy at Tech Hill is a distinctive residential community in Metro Nashville featuring 82 condominium residences, complemented by Alloy 10/10—a mixed-use addition with 20 residential and commercial units. Together, the two connected four-story buildings offer a variety of studio flats, one-bedroom, and two-bedroom floor plans tailored for modern urban living.

The elevated site provides sweeping, unobstructed views of downtown Nashville, while sustainable design features, such as permeable pavers and integrated stormwater treatment trains, enhance environmental performance and resilience. These forward-thinking elements not only manage water responsibly but also contribute to the community’s status as a premier destination for city living.

LC Germantown is a new urban residential project within the heart of Nashville’s oldest suburb, Historic Germantown. This project comprises 411 urban-style multi-family units oriented along decorative streets and open spaces. Located along the existing Cumberland River Greenway and a short walk from the Nashville Farmers Market and Bicentennial Mall Park, LC Germantown residents have direct access to one of the most sought-after neighborhoods right outside their door as a part of the urban living lifestyle.

The LC Germantown community features ample outdoor communal areas for residents and their pets. The community is also home to a full-service restaurant and bar, The Goat, a pool, skyline views of the city, several elevated terraces with outdoor kitchens and patios, and a centrally located group fitness facility.

The Finery

Nashville, TN

The Finery is a mixed-use development consisting of three buildings in the Wedgewood-Houston neighborhood. The 200,000-squarefoot T3 building is timber construction designed for sustainability with LEED and WELL certifications. It features an entry-level lobby, 5,300 square foot retail space, and a parking garage, topped with five floors of Class A office space. The two additional buildings at The Finery feature office lofts and residences with outdoor terraces that overlook the plaza.

The 17,000 square feet of ground-floor retail and dining, as well as public art on display, create a vibrant atmosphere for living and working. Residents and office tenants will enjoy additional amenities, including a fitness center, locker rooms, basketball court, and bike storage. CSDG collaborated with the project team to assist in the planning process and an integrated site design that included both on-site and off-site civil improvements, as well as permit assistance.

Meridian Park

Meridian Park is an 8.5-acre multi-family development in East Nashville. With 158 proposed dwellings, the property is designed with several open spaces and private courtyards. The entry drives are lined with architectural hardscape and landscape elements as well as catenary light fixtures overhead to create a unique arrival experience.

Each building courtyard is designed with opportunities for gathering and social activities. A centrally located amenity area acts as the hub for resident activity with a community pool, outdoor lounging and dining, as well as a fitness and clubhouse building. The project also includes a dog park for four-legged residents to enjoy.

CODA Wedgewood Houston is a multi-family development in the heart of the ever-growing Wedgewood-Houston neighborhood. Located near the new GEODIS Park, Nashville SC’s soccer stadium, residents will have easy access to the interstate. The property has over 100,000 square feet of living and amenity space, including a large rooftop terrace with pool, outdoor kitchen, activity lawn and gathering spaces. The ground floor along Wedgewood Avenue is lined with 3,000 square feet of retail.

The Motley

The Motley is a transformative three-tower development reshaping a full city block in Midtown Nashville. Designed by HASTINGS and developed in partnership with IPB Properties, Ojas Partners, and Axiom Builders, the project reimagines a former industrial site into a vibrant, walkable community centered around connection, mobility, and design integrity. CSDG is proud to provide civil engineering services for this landmark development.

The first phase delivers a 26-story residential tower with 326 high-end rental homes, over 14,000 SF of ground-floor retail, and 27,000 SF of top-tier amenities—including a multi-level coworking hub, fitness center overlooking the central plaza, indoor/outdoor dog run, golf simulator, and an elevated pool deck. Parking is integrated within a four-story, below-grade structure, allowing continuous above-grade activation and a more engaging streetscape.

At full buildout, The Motley will include three towers with up to 1,350 residential units—or a mix of 1,150 residences and 200 hotel rooms— plus 75,000 SF of commercial space. Retail leasing is managed by Ojas Partners.

With completion anticipated in December 2027, The Motley is already taking shape as a future-forward destination designed to elevate Midtown living.

LOCAL Nashville

LOCAL is a market rate multifamily project located at the intersection of 19th Avenue and Hayes Street near Music Row and Vanderbilt University in Nashville, Tennessee. The 15 story structure houses 307 residential units at an average size of 833 HSF in a Type 1A cast-inplace concrete structure with a 5-level parking deck housing ±309 spaces. Residents enjoy over 10,000 SF of indoor amenity space including an active lobby, media lounge, coffee bar, co-working area, lounge and entertainment spaces, library, and an expansive fitness center with coach-led classes.

Situated within one of Metro Water’s Combined Sewer Districts, the project required close coordination with Metro’s Combined Sewer Elimination Program (CSEP) to address both stormwater quality and quantity challenges.

Our design incorporated a Level 2 bioretention pond and multiple urban bioretention areas to meet regulatory requirements while integrating seamlessly into the urban landscape. The result is a site that supports both sustainability and functionality in a dense, fastgrowing corridor of Nashville.

Located in the heart of Nashville’s SoBro district, The Printing House Hotel is the city’s first Tapestry Collection by Hilton and one of only two LEED-certified hotels in Nashville. Rising 11 stories on the corner of Third Avenue South and Peabody Street, this 181-room boutique destination was designed to bring fresh energy to the neighborhood while honoring its urban context.

The hotel features thoughtfully designed guest rooms, deluxe suites, and a unique private floor that can transform into a seven-bedroom retreat—making it a go-to destination for gatherings and special events. One of the primary design goals was to create a signature rooftop bar, restaurant, and gathering terrace with dramatic views of the downtown skyline. At the street level, the pedestrian-oriented design and welcoming façade create a seamless connection to the surrounding neighborhood fabric, offering both locals and visitors an elevated yet approachable hospitality experience.

Located adjacent to the Music City Center in downtown Nashville, the Embassy Suites and 1 Hotel project is a two-hotel development design to appeal to business and family travellers. The dual-branded hotel is constructed on a common podium and features a combined 721 rooms, over 23,000 square feet of meeting space, as well as groundfloor retail with corner restaurant anchors.

Multiple amenity terraces are located on the Embassy Suites tower, including a communal 4th floor terrace and an indoor/outdoor pool terrace on the 30th floor. 1 Hotel’s terraces are tailored for a more boutique experience, including an outdoor lounge and bar on the 18th floor and a lush presidential terrace on the tower’s 15th floor.

Caption by Hyatt Downtown Nashville is among the newest hotels in The Gulch—one of Nashville’s most vibrant and walkable neighborhoods. The site for Caption by Hyatt is approximately 0.45 acres and is located at the corner of 12th Avenue South and McGavock Street. As part of the redevelopment, CSDG worked closely with the project team, coordinating with Metro to obtain permits and approvals for site and infrastructure improvements. This innovative hotel introduces a unique micro-room concept, with guest rooms averaging around 250 square feet—ideal for travelers eager to explore the vibrant city of Nashville on a short stopover.

The 12-story building includes a below-grade 4-level parking garage, 210 guest rooms, a fitness center, and meeting rooms with an outdoor terrace. The main floor features a lobby and lounge, Caption by Hyatt’s signature cafe, the Talk Shop, a convenience market, and a separate restaurant space. Construction on the hotel began in the summer of 2023.

Since 1984, Christ Presbyterian Academy (CPA) has served as a cornerstone of the Nashville community. In partnership with Hastings, CSDG was engaged to help reimagine the campus—creating a more connected, functional, and future-ready environment.

The first phase of this transformation introduced two landmark projects: the Soli Deo Center, a state-of-the-art Fine Arts Building, and a new central quadrangle that now serves as the heart of campus life. What was once a parking lot has been transformed into a 2-acre quad, offering a true gathering place for CPA’s 1,300 students. Each of the school’s four academic buildings now front onto this green centerpiece, which features thoughtfully designed spaces tailored to the unique needs of lower, middle, and upper school students.

Extensive circulation studies guided the design, resulting in a more intuitive, welcoming arrival experience and improved internal movement patterns that naturally draw students toward the central quad. This new front door establishes a unified entry sequence and reinforces the quad as the hub of campus activity.

Sustainability played a central role throughout the project. By removing large surface parking areas and replacing them with green space, the plan added 76% more usable open space and significantly expanded the campus tree canopy. Bioretention areas and rain gardens were integrated into the design to manage stormwater responsibly while enhancing the landscape experience.

The result is a campus transformation that balances function, beauty, and sustainability—supporting CPA’s mission and positioning the Academy for future growth.

St. Michael Academy

CSDG worked with the project architect to develop a Master Plan for the Diocese of Nashville’s new campus in Nolensville. CSDG was then engaged for detailed design of Phase One of the project, St. Michael Academy.  This state-of-the-art, 100,000 SF, Pre-K through 8th grade school, is planned to open August 2024, with capacity for 500 students.  The main building will house administrative offices and shared student spaces including an auditorium/gymnasium, cafeteria, library, and chapel. One wing of the building will be classroom space for Pre-K through fifth grade, and the other wing is designed for middle school students, 6th-8th grade.

Unique outdoor classroom spaces will extend the learning environment and allow for enhanced STEM opportunities beyond the interior spaces.  The back patio is designed with natural materials to blend the architecture with the surrounding landscape; boardwalk connectors around the pond will unite the campus buildings.  The project is currently under construction.  Future phases of the project will include a new parish and construction of a new high school.

CSDG provided complete civil engineering design services for this 9th - 12th grade high school campus, opening on time for the 2023-2024 school year. The school is located in Bellevue on 273 acres and features a new 310,000-square-foot classroom building that serves 1,600 students. Comprehensive athletic facilities include TSSAA-qualified tennis courts, a football field and stadium, a baseball field and stadium, a softball field, as well as soccer and lacrosse fields. CSDG provided preliminary site analysis and due diligence of this property when the Metro Public School Board was assessing properties for the new high school.

Once this property was chosen, CSDG provided the complete civil engineering design, which included site layout, grading, drainage, utility services (water, sanitary sewer, natural gas, power), sanitary sewer pump station, earthwork quantity calculations, permitting with TDEC and USACOE of a stream encapsulation. The steep slope topography of this property presented a particular challenge in placing large, flat surfaces for the sports fields, the large building, and the parking lots. Projected to achieve LEED Gold certification. This state-of-the-art high school will undoubtedly inspire creativity and enhance learning for many years to come.

CSDG provided comprehensive engineering design and construction administration services for the new Liberty Creek Campus, a 268-acre educational development in Sumner County. As one of the largest school projects in the region, the campus brings together a high school, middle school, elementary school, and full site infrastructure to serve this fast-growing community.

Our team’s work included the design of roadways, parking, utilities, grading, ADA access, and athletic facilities, along with coordination of all necessary project permits. The site is thoughtfully designed to balance academic needs with extracurricular opportunities, creating a connected and accessible environment for students of all ages.

The new high school anchors the campus, accommodating 1,600 students in grades 9–12. The facility includes a 313,000-square-foot classroom building, an indoor athletic training center, and a range of outdoor amenities: a football stadium, baseball and softball fields, soccer fields, and a county-wide regulation track that also supports community events.

Construction of the high school and elementary school was completed in 2022, marking a significant milestone in the investment toward Sumner County’s future growth and educational excellence.

Legacy Park at Long Hollow

Located in Hendersonville, TN, Long Hollow Baptist Church identified its outdoor space adjacent to its worship center as an underutilized area that needed intentional design. The goal was to create a welcoming and engaging environment where church members and community members could connect throughout the week. Working with Visioneering Studios, CSDG created a master plan to design an inviting and interactive park that would appeal to all ages and have a lasting impact; the project was appropriately named “Legacy Park.”

The park includes basketball and pickleball courts, turf grass fields, and a new playground. Ample seating along the deck encourages groups to gather for conversation, and covered patio areas allow parents to connect while watching their kids play. A focal point of the design is the sculptural “Stones of Remembrance” tower and water feature, where pathways leading from the existing Education Building, Kids Building, and Student Building enhance navigation and connectivity. At night, the campus is equally appealing, with generous lighting to encourage evening use.

This 10-acre single-family community in the Rosebank neighborhood was designed to encourage an active and healthy lifestyle for residents and neighbors. It includes 62 cottage-style homes, ranging in size from 1,200 square feet to 2,200 square feet, developed in phases.

Located at the corner of Eastland and Rosebank in East Nashville, East Greenway Park is designed for walkability and accessibility, featuring wide sidewalks, trails, and bike paths that maximize connections to Shelby Park and the Music City Bikeway. The homes were sited on the sloped lot to preserve more than forty percent of the property as protected green space. A dog park, fitness station, and community fire pit are additional amenities that encourage connection and outdoor activity.

In addition to the Amenity Center, residents can enjoy an artificial turf wiffle ball field, 3 miles of walking trails, a dog park, a canoe launch, a community pavilion, and a fire pit.

Spring Hill is conveniently located off I-65, with commuters regularly traveling north to Davidson County and south to Maury County for work. With the new interstate interchange as part of Phase I, June Lake will attract corporations to fill the 3.9 million square feet of commercial space, thereby creating new jobs for residents in Spring Hill and surrounding areas.

The master plan includes hospitality space, 1.3 million square feet of retail and restaurant space, and more than 2,900 residential units comprised of detached homes, townhomes, and apartments. Construction of new homes began in April 2022. A Town Center will feature restaurants, as well as retail stores, creating a hub for entertainment, shopping, and community engagement. Outdoor amenities include community parks, event spaces, and walking trails throughout the development.

CSDG partnered with the Parks Department of Sumner County, Tennessee—one of the fastest-growing counties just north of Nashville—to develop a comprehensive, County-wide Parks Master Plan. The goal was to create a long-term roadmap for parks, recreation, and open space that reflected the community’s needs and growth trajectory.

Our team began with an extensive resource and data collection effort, compiling a complete inventory of the County’s existing facilities, programs, and natural areas. We then led a robust public engagement process, hosting community meetings, distributing surveys, and conducting stakeholder interviews to ensure residents shaped the plan. CSDG facilitated the creation of a Parks Advisory Board, bringing together local voices to provide ongoing guidance and build community ownership of the plan.

In addition to visioning and engagement, the team conducted a detailed financial analysis, identifying both short-term and long-term funding opportunities to support implementation. We also developed conceptual designs for priority improvements, including trails, parking facilities, and recreational amenities, to illustrate the plan’s potential in tangible form.

The final product was a 120-page Master Plan document that not only served as a practical guide for decision-makers but also as a clear, compelling vision for the County’s recreational future. In recognition of its excellence in both technical planning and public collaboration, the project earned a 2022 Statewide Merit Award from the American Society of Landscape Architects in the Planning category.

This urban renewal of a former thermal plant was the first phase of the new riverfront redevelopment for the city of Nashville. Major components of the redevelopment included: 1.5-acre Ascend Amphitheater with capacity for up to 6,000 people, redevelopment of 1st Avenue, over one mile of multi-use greenway trails, Nashville’s first downtown dog park and ornamental gardens. CSDG assisted the project team on the initial planning for this redevelopment.

Davidson Street Bikeway

Nashville, TN

The Davidson Street section of the Music City Bikeway is the longest continuous bike lane in the public right-of-way in Nashville. It is a key connection from East Nashville and Shelby Bottoms Park to Downtown Nashville via the John Seigenthaler Pedestrian Bridge. Since the completion of the bikeway in 2015, it has become a popular commuter route for cyclists from East Nashville to Downtown, as well as a recreational destination for users.

While providing excellent connectivity, the Davidson Street Bikeway can be uncomfortable for cyclists and pedestrians due to the existing large road section of impervious surface, combined with the lack of shade from existing trees. By removing underutilized existing pavement within the public right-of-way, this project aims to create a more comfortable pedestrian experience while slowing down and improving stormwater quality through low-impact design practices. The key objectives for this project are to enhance water quality, increase the urban tree canopy, and establish a standard for future bikeways in Nashville.

CSDG was engaged by the owners of a 76-acre property in the rolling hills of Leiper’s Fork to masterplan a private working farmstead. The design reflects the family’s passion for organic farming, livestock, entertaining, and building a community centered on agriculture. Entertaining spaces seamlessly connect to the agricultural areas while framing views of the surrounding hillside.

The plan includes a primary residence, a guest house, two working barns, a production garden, greenhouses, and an orchard. The orchard now features over 120 fruit trees planted on terraces that descend toward the existing tree canopy. The house and guest house offer multiple outdoor entertaining areas, including fire pit terraces, outdoor kitchens, and a pool that captures the property’s best views. On a neighboring hill, the design incorporates an artificial turf golf practice area with multiple tee boxes, a hilltop overlook deck, and a clay shoot area. The property is currently under construction.

Strategically positioned to serve as an active hub as golfers finish their rounds at the 18th green of the world-class Troubadour Golf and Field Club, the residence and its exterior spaces are designed for seamless entertaining. The pool, featuring an integrated lap lane, stretches toward the infinity edge with views of the golf course. Outdoor dining and an in-grade fire pit extend the living room into the landscape, while the private courtyard garden—with a cold plunge and sauna— connects directly to the primary bedroom. Leiper’s Fork Residence

Leiper’s Fork, TN

Our clients engaged CSDG to masterplan their 27-acre property in Leiper’s Fork, envisioning a primary residence, guest house/ office, greenhouse, and horse barn. In collaboration with Anecdote Architectural Solutions, we sited the homes to preserve the pastoral character of the land while maintaining privacy between them. The primary residence centers on family life, with a pool and children’s playspace, a covered outdoor kitchen terrace, a private master patio with a fire feature, and a sunken fire pit that connects to garden areas featuring a greenhouse, raised beds, and a chicken coop.
