MEGAN, on behalf of PRA I would like to thank you for giving us this opportunity to provide a proposal for Architectural, Interior Design and Engineering Design Services to create Wangard’s Multifamily Clubhouse Prototype Project!
PRA understands that our services will Included the development of the Clubhouse Prototype concept utilizing the program provided by Wangard. Site considerations will be further developed on a site-by-site basis as properties are acquired for development. Our services will also include full Architectural and Interior Design through all the normal phases of a project to provide Schematic Design, Design Development, Construction Documents and Construction Administration Services as the project goes under construction. Building specifications will follow Wangard standards for building products and finishes which will be included on the CD drawing sets. The CD sets will be submitted on a project-by-project basis for plan approval with appropriate authorities having jurisdiction. PRA will further assist Wangard during the bidding process to help procure final bid numbers.
We also understand that PRA will be holding under contract consultants/engineers required for the project including MEPFP and Structural Engineering. We will coordinate with the Civil Engineer and Landscape Design consultant held under contract by Wangard on a project-by-project basis. The MEPFP engineering service for this project will be a Design Assist Performance Specification done with Graef Engineering to allow for a design/build approach for MEPFP utilities. Graef Engineering will also be providing the Structural Engineering services. Interior Design will be done with PRA’s interior design staff following Wangard’s provided finish standards which we are very familiar with and helped develop. Lastly regarding consulting engineers’ services, we will provide a Pool Consulting as needed for projects considering a pool to be part of the overall project.
Finally, when this project proceeds into construction, PRA will be providing Construction Administration Services for the project including review of project product submittals, handling RFI’s, construction bulletins and changes orders, etc. as the project progresses. PRA will be doing two site visits per month along with attending OAC meetings both virtually and in person meetings as determined when the project construction schedule is confirmed. We assume that a project of this nature will have a construction duration of 6 months.
With this understanding in mind, you will see in our proposal that we have assembled a team of consultants and engineers that we have worked with in the past and obviously are well qualified to be part of the team to perform the services necessary to make this project a success.

The following is a summary list of the services we will be providing:
• Review and qualifying the provide building program to proceed with the building design concept.
• Development and completion of each phase of the design process with appropriate cost estimating checks per phase done by and coordinated with Wangard’s chosen CM/Contractor and Wangard’s approval to proceed to the next phase.
• Building details developed and reviewed with Wangard for final approval as PRA advances to completing the Construction Document phase of the project.
• Engineering for disciplines contracted under Wangard will be coordinated with for civil and landscaping services. Structural Engineering will be fully designed and coordinated with our architectural services. MEPFP engineering will be provided as a design narrative to allow for a design/build approach.
• Specifications will be reviewed and revised accordingly to incorporate Wangard’s provided standards for products and finishes all converted into PRA’s standard specification and will be included in the CD sets.
• Project plan submission for plan approval will be provided with the local Authorities Having Jurisdiction on a project-byproject basis.
• Construction Administration Services will be provided when required for the duration of the construction phase. Per our estimation, we assume it will take approximately 6 months to complete the construction.
Schedule for Design Services
Our estimated timeframe for completing the PRA CD sets made ready for submitting of plan review and distribution for bidding is 22 weeks. Our schedule follows for appropriate reviews and cost estimates to advance to each phase and assumes timely decision making and direction given through the team as we progress through all of the project phases.

The lower level is the parking for the tenants and the first floor is framed with precast double tees spanning from exterior wall to exterior wall. First floor double tees supported the floors and roof above. The building has conventional spread and strip footing foundation system.

PRA was engaged to masterplan, design, and provide construction administration services for a series of apartment communities throughout southwest Florida. Each site provided unique challenges that required our team to adapt the prototypical residential and clubhouse building designs to seamlessly integrate with their surroundings. The various spaces within each of the clubhouses were scaled to fit the overall total unit count of the community they served. Spaces such as Fitness Centers, Business Centers, Manager Offices, Outdoor Kitchens, Fire pits and Pools provide residents with exciting amenities.
These apartments represent the continued evolution of a successful design concept that has been implemented across multiple locations. This adaptable approach highlights the versatility of the concept, providing a proven model that can be tailored to meet diverse project goals and site conditions, much like the envisioned project by Wangard.

Nestled into a hillside and surrounding a central outdoor pool along Bishops Bay Parkway, the Bishops Bay Clubhouse is a collection of residential-scale buildings designed for a variety of activities. Serving as a focal point of the Bishops Bay community, this clubhouse provides a range of amenities for residents of the expansive, multi-phase development.
The two-level main clubhouse building sits on the highest point of the sloped site. Spanning 5,500 square feet, it includes essential support functions for the pool area, a lower-level exercise room, and upper-level meeting and office spaces. The community room features a large deck that overlooks the pool and deck area, which includes a hot tub and a spacious, familyfriendly activity pool.
Additional amenities include a pavilion for large outdoor events and a welcome center that offers background information about the Bishops Bay community.

Located a short distance from Milwaukee, this four-story hotel provides 121 upscale units in an all-suite hotel that is conveniently connected to a state-of-the-art conference center. The hotel features common amenities such as a large dining room, meeting rooms, a fitness center, indoor pool, and outdoor patio space which are amenities which are requested as part of the Wangard clubhouse prototype. The units are spacious with a living room and kitchenette in each room.
The 11,500 sq. ft. Creekside Crossing Conference Center offers a functional and flexible space for large events, meetings, and weddings. The space features operable partitions that can divide the conference room into 1, 2, 3, or 4 separate rooms, depending on the size of the event. A pre-function lounge, bar, and outdoor patio are located outside the conference rooms, providing a great amenity to events.

At the start, PRA will work with Wangard to identify a steering committee of executives and stakeholders that will provide top-level guidance. This is the group we will work with to identify the organization’s priorities, vision, and core principles that will guide all other decisions.
The next tier of input will come from managers and staff that are identified as the leaders of departments and processes. PRA will engage these teams regularly to define specific areas and spaces. It is during these sessions that we transform the vision of the steering committee into Practical Design Solutions that are innovative, feasible and effective. Additionally, PRA will be collaborating and coordinating our efforts with all consultants and the chosen CM/Contractor that would be involved with any of Wangard’s projects. Each phase will require regular in-person and virtual meetings with key staff. Every meeting will have a set agenda and be followed-up with minutes to record the decisions that have been made - as well as those that are still under development. The project priorities set by the steering committee will always be printed at the top of each agenda to promote continual reevaluation and assessment of the project compared to the established goals.
First and foremost, our project process starts with a clear understanding of the targeted project schedule and project budget. These two key factors will be woven into all aspects of our design process going forward. Schedules will be maintained and focused on as the project follows through each of the design phases. The project budget will be monitored with check points at the end of each design phase. If required design solutions will be modified with owner input to maintain budget goal.
Overall, the optimal project approach for healthcare design will involve considering the needs and goals of the project and implementing strategies to ensure that the design meets those needs in a practical and effective manner.
