CPPI completed this project which consisted of the construction of Gainesville’s first luxury boutique hotel, the Aloft Hotel. This 86,210 square foot facility offers 136 rooms in close proximity to the University of Florida and popular local retail areas. The facility includes amenities such as a pool, fitness center, bar, and restaurant.

TThe Village Campus Expansion Phase VIII project consists of five new structures and one renovation/addition. The buildings include the Information Center, Maintenance Building, Magnolia Grand South, Jasmine Point and Cypress Buildings. Offering a variety of retirement lifestyles from independent to assisted living. The Village boasts luxury interior living space, administrative offices, recreational areas, hair salon, activity centers, and full kitchen and dining facilities.

The 136-acre site features private residences, including 212 apartments ranging from studios to 2,350 square foot, threebedroom units. A 70,000 square foot common area features a performing arts center, art studio, business and computer center, bank, convenience store, hair salon and barber shop. The 22,000 square foot fitness center incorporates wellness programs. For those needing special medical care, the facility offers 37 private assisted living suites, 42 private skilled nursing rooms and private memory care suites for Alzheimer’s patients.

The Tioga Town Center project consists of two separate mixed-use buildings in the development of Town of Tioga. Buildings 5 and 8 introduced 69,000 square feet of residential apartments into the existing mix of retail, restaurant and single family homes. Set atop 35,000 square feet of shops offering the finest retail faire and cuisine in Gainesville, each apartment unit draws on a palette of fine quartz countertops, hand crafted maple woodwork and rich porcelain tile to create an environment that is equally unique to the area.

This project consisted of the complete interior renovation of the former Gator City Sports Grille for The Social at Midtown restaurant and rooftop bar. The inside was completely gutted as part of a renovation that included the addition two rooftop terraces connected by a walkway. Each terrace has a bar surrounded by seating, and the rooftop includes five pergola private dining areas with a television and misting fan.

Union Street Station is a five-story mixed-use facility located in the heart of downtown Gainesville. The first level consists of retail and restaurants while the second level has office space. The third, fourth and fifth levels feature 51 residential condominiums overlooking an open courtyard.

CPPI provided construction services for this 3,500 SF single-story addition to the Health and Public Affairs building on the University of Central Florida campus. This Starbucks facility features main seating areas with multiple lounge settings, a gas fire place, a structural steel pergola that creates an outdoor seating area and rooftop planters. The project is LEED Silver Certified.

This project consisted of a new transit complex for the City of Gainesville’s Regional Transit System. The complex includes a maintenance facility with capacity for 200 buses and an operations and administration building that allows the current workforce to expand up to 450 employees. This project was fully paid for by federal government funding. The administrative building is a LEED Silver project.

This project consisted of the replacement and relocation of the existing Orange Technical College to a new campus at the existing University 9th Grade Center Campus adjacent to University High School. All buildings were demolished and the culinary program was replaced. Primary programs at this campus include information and Digital Technology.

This new, state-of-the-art facility is close to 400,000 square feet and will have a capacity of 2,400 students. Students from Gould Elementary School, Mercer Middle School, and Groves High School will be housed on a single, large campus. The campus includes a digital media lab, CTAE labs for aviation and logistics as well as business and family consumer sciences. An impressive athletics complex will be on campus also, including a football stadium with a field house and a competitive track & field area, multipurpose soccer fields, tennis courts, a high school baseball field, a high school softball field, a little league field, two indoor gyms, and more. The campus also will feature a two-story, 750-seat auditorium with a full-scale performance production stage. There will also be three paved parking lots with a capacity of more than 660 parking spaces. A new traffic signal will be added to the entrance and exit of the campus on GA Highway 21 to improve the safety of traffic flow.

This project consists of the construction of a new prototype elementary school for Duval County Public Schools. The scope of the project includes the demolition of the existing school, construction of a replacement facility, and site improvements. This project consolidates the current Highlands and Pine Estates Elementary Schools and will provide 750 student stations. Spaces will include ESE classrooms, an art lab, a music room, and a skills lab.

This project consisted of the replacement of the existing and aged Magnolia School and the construction of the new Silver Pines Academy on an adjacent parcel. Aside from a shared exercise track, the schools have separate identities, addresses, and facilities on the same campus. The Magnolia Academy replacement school project called for a new, 73,000 SF one-story new specialized learning building that serves more than 160 students ranging in ages from 12-22 with significant, cognitive, physical or behavioral disabilities, or a combination of these. The Silver Pines Academy is a new facility focusing on the needs of 120 kindergarten to grade twelve students with emotional and behavioral disorders. The new facility is approximately 86,800 GSF of new buildings. Additional work on this project included improvement and expansion of the existing entry drive, new parking areas, new parent loops, new bus loops, athletic facilities, playgrounds, exterior walkways and canopies, underground utilities, storm water retention, landscaping and irrigation, and site lighting.

This project consists of the construction of a new racquet center and storage building for the Lake Kennedy Park community. The facility includes 12 tennis courts, 32 pickleball courts, and a new building. The Tax Collector’s New Building encompasses around 16,000 square feet, featuring exterior covered spaces designated for VIN checks. This updated facility aims to enhance operational efficiency and functionality. Additionally, it will include a certified driving course compliant with DMV standards, enabling at least 3 tests to be administered simultaneously. The site’s master plan will incorporate preparations for an additional future building pad and infrastructure, facilitating the construction of an approximately 6,000-square-foot structure along with necessary parking areas.

This project consisted of the construction of a new 14,000 square foot facility that is the headquarters for the City of Wildwood’s police department. The building is designed so that it may be expanded in the future if desired. The facility is a single-story building consisting of offices, training areas, a state of the art communications center, and other police oriented needs. Other site improvements included secured and unsecured parking areas, drive isles, landscaping, signage, a sally port, a communications tower, and on-site generator.

The new Marion County Citra Fire Station No. 2 will have a larger capacity while providing a healthy work environment for firefighters. This, in turn, will help the firefighters better serve the growing community of Citra. It replaces the previous fire station that is situated on the same property. The fire station will have three bays in its 4,386-square-foot apparatus bay to store vehicles and equipment, along with over 3,700 square feet of living quarters. This project was a 25,000 SF one-story service building constructed within the Jacksonville FDOT master plan for the Department of Management Services. This facility is the hub of the region’s intelligent transportation systems. The building houses FDOT Interstate and Arterial Operations, Florida Highway Patrol (Troops B and G), Florida Fish and Wildlife Conservation Commission, North Florida Traffic Signal Operations, Jacksonville Sheriff Dispatch and the North Florida Transportation Planning Organization. The
NFRTMC operates 24 hours per day, seven days per week. This is the first Transportation Management Center in Florida to co-locate staff across agencies.

Phase I of the Lake County Judicial Complex consisted of the construction of the 320 office building, a parking garage and a central energy plant. The 320 office building houses the offices of the County Tax Collector and the County Property Appraiser. The parking garage accomodates 1,800 vehicles. The central energy plant produces the HVAC chilled water systems to service the existing courthouse facility and is sized for future expansion. Phase II of this project consisted of the expansion of the existing Lake County Courthouse building.

This 123,271 SF Neighborhood Hospital/Medical Office Building is comprised of 69,319 SF of I-2 occupancy that includes an ER, Inpatient unit, Imaging, and Surgery Services, along with a 49,791 SF Medical Office Building. This project is the first Neighborhood Hospital in the State of Florida. The Emergency Department includes seven Emergency Exam rooms, one Triage room, one Exam Flex room, and one Trauma room. The Inpatient Department includes ten Inpatient rooms of which one is an Airborne Infection Isolation room and one is a customized behavioral health room. Radiology Services consist of two General Rad XRay rooms, two CT rooms, one Ultrasound room and one MRI. The Surgery Department includes six Pre-Op rooms, six Recovery bays, and four fully functional Operating rooms with associated Sterile Core and support spaces.

UF Health’s Springhill Primary Care Building project consisted of the new construction of a three-story building of approximately 70,500 SF. The facility includes clinics for family medicine, internal medicine, pain medicine, child and adolescent psychiatry and medical psychology, a flexible “condo clinic” for future use, a retail pharmacy, and a blood draw area. The exam room sizing and configuration are modular to allow flexibility for future uses, while providing ample space for standard amenities. The presence of ancillary spaces, such as the pharmacy in the primary care building and diagnostic imaging services in the multi-specialty clinic, allow patients to fill all their health treatment needs without leaving the campus. Also included in the project was the construction of a two-story 69,881 SF parking garage with 226 spaces.

The project includes a new 4-story patient tower above the new ED space. The new spaces required infrastructure upgrades to the existing Central Energy Plant. Upgrades included new paralleling gear, chillers, cooling towers and pumps.

This project consisted of the construction of a new 17,635 SF Radiation Oncology Center for Sarasota Memorial Hospital at their University Parkway location. Services provided at this outpatient facility include radiation oncology, imaging, and clinical services related to oncology treatment. Within the center of the facility are two linear accelerators with direct access from a spa-like private patient dressing and gender-specific sub-wait areas; a CT simulator for radiation therapy; six exam rooms; physician offices; and an integrative care suite for patient navigation and counseling. Patients, families and staff also are provided with the opportunity to physically access the outdoors. At the end of the lobby space are direct views to a ceremonial water feature with a backdrop of a natural wooded area beyond. A patio around the water feature was created to allow those visiting the space a place for respite and reflection.

This project consists of the construction of a new 90-bed hospital and a 10,860 square-foot, single-story emergency room. The free standing emergency room facility will contain exam rooms, pharmacy, resuscitation (trauma) room, imaging, offices, lab, and associated support spaces. The new 90-bed hospital will connect to the emergency room and will provide a vast array of services spread out across more than 195,000 square-feet. The hospital will consist of four stories with structure in place to support expansion to six stories in the future. The facility will contain surgery, a 30-bed rehabilitation unit, 54 Medical / Surgical Unit beds, 6 Intensive Care Unit beds, and Respiratory Therapy space.
