This project consisted of the replacement of the existing and aged Magnolia School and the construction of the new Silver Pines Academy on an adjacent parcel. Aside f rom a shared exercise track, the schools have separate identities, addresses, and facilities on the same campus. The Magnolia Academy replacement school project called for a new, 73,000 SF one-story new specialized learning building that serves more than 160 students ranging in ages f rom 12-22 with signif icant, cognitive, physical or behavioral disabilities, or a combination of these. The Silver Pines Academy is a new facility focusing on the needs of 120 kindergarten to grade twelve students with emotional and behavioral disorders. The new facility is approximately 86,800 GSF of new buildings. Additional work on this project included improvement and expansion of the existing entry drive, new parking areas, new parent loops, new bus loops, athletic facilities, playgrounds, exterior walkways and canopies, underground utilities, storm water retention, landscaping and irrigation, and site lighting.

This project consists of the construction of a new prototype elementary school for Duval County Public Schools. The scope of the project includes the demolition of the existing school, construction of a replacement facility, and site improvements. This project consolidates the current Highlands and Pine Estates Elementary Schools and will provide 750 student stations. Spaces will include ESE classrooms, an art lab, a music room, and a skills lab.

This new, state-of-the-art facility is close to 400,000 square feet and will have a capacity of 2,400 students. Students f rom Gould Elementary School, Mercer Middle School, and Groves High School will be housed on a single, large campus. The campus includes a digital media lab, CTAE labs for aviation and logistics as well as business and family consumer sciences. An impressive athletics complex will be on campus also, including a football stadium with a field house and a competitive track & field area, multipurpose soccer fields, tennis courts, a high school baseball field, a high school softball field, a little league field, two indoor gyms, and more.

The campus also will feature a two-story, 750-seat auditorium with a full-scale performance production stage. There will also be three paved parking lots with a capacity of more than 660 parking spaces. A new traffic signal will be added to the entrance and exit of the campus on GA Highway 21 to improve the safety of traffic flow.

The St. Johns County Palm Valley Academy project consisted of the new construction of approximately 190,000 SF including two-story and three-story classroom wings, gymnasium, multipurpose room, kitchen, media center, site work, parking, and play-fields. The facility accommodates over 1,200 students on 13 acres of land. Features of the school include a state-of-art media center with a TV production room and virtual lab; 75-inch interactive touch panels, whiteboard tables and flexible seating in the classrooms; and common areas for collaboration.

Lake Minneola High School was a phased project featuring multiple buildings designed to support nearly 2,000 students in 277,000 square feet of building space on a 60-acre site. The project included the construction of classrooms, administration, cafeteria, auditorium and gymnasium buildings. The project also contained a parent drive, bus loop, service drive and parking. Additionally, site work for drainage improvements were a key part of construction.

Savannah-Chatham County Public School System New Hampstead K-8 School • Delivery method Competitive Bid

This project included the construction of three buildings, site improvements, and a connector road to New Hampstead High School, located on the same property. The New Hampstead K-8 School has 92 new classrooms and accommodates 1,500 students. The new school alleviates overcrowding from nearby Pooler and Georgetown. Additional features of the school include a cafeteria, library, gymnasium and music rooms. Exterior project components include three playgrounds, raised garden beds in the courtyard for gardening curriculum, and ground-mounted solar panels. The school’s parking lot has 199 spaces.

This project consisted of the new construction of a building to replace five buildings that were demolished.

The new facility includes classrooms, a cafeteria / auditorium, a kitchen, and the main electrical room. Additional existing spaces were renovated, including the Administration Building, Media Center Building, and five classroom buildings. All of the campus buildings are connected through a brand new canopy system which is fed from new parking areas, a new parent drop off loop, and a new bus loop.

Pasco County Schools James M. Marlowe Elementary School STEAM Classroom Building Addition & Renovation

This project consisted of a renovation and addition to the existing school campus to convert the school into a STEAM magnet school. The new STEAM classroom building provides a large collaboration space, teacher offices and 10 new classrooms. Renovations included existing classroom cabinetry, kitchen, library, administration offices, new wall base in all classrooms, new carpet, pressure washing all roofs of existing buildings, cabinetry and wall base in the music room. The addition portion included a new STEAM classroom building addition, new baseball field, new outdoor classroom and new school signage.

Phase 1 of this project consisted of the construction of a new 12-classroom, 2-story prototype building to replace 11 existing portable classrooms at Orange Grove Elementary School. The school was occupied during construction.

The new classroom building includes 12 classrooms, multiple restrooms for students and staff, custodial closets, elevators, elevator machine rooms, interior circulation, and mechanical/electrical/data rooms. Phase 2 included the addition of a new administration building as well as renovations to existing space within the facility as well as site work and landscaping.

Vista Pointe Elementary School is a multi-story prototype relief school of approximately 88,500 gross square feet.

The facility includes a multipurpose cafeteria hall, an expanded student dropoff loop, and state-of-the-art music and art labs. In addition to a multi-media center, the school also features a performance stage and a CCTV studio. Classrooms also feature enhanced technology with digital smartboards and computers with interactive touch-screens. This facility is designed to accommodate 837 student stations. The 16.2 acre campus features one secure public entrance, covered walkways, and a covered play area on one of its two playgrounds.

This project consisted of a 29,000 square foot addition to Yulee High School’s campus. The addition features 14 classrooms, two science labs, an agri-science lab, a teacher planning room, and a conference room. A large horticulture space was developed alongside the exterior of the building. CPPI also constructed a new basketball court and six new tennis courts to the campus.

Savannah-Chatham County Public School System Haven Elementary School

Haven Elementary School is a 92,000 square foot facility situated on 8 acres. Built for 650 student stations in Pre-K through 5th grade, the building was constructed using 100% brick and a TPO roofing system. A welcoming exterior courtyard creates additional outdoor teaching spaces. Designed with 42 classrooms, the facility includes an administrative area, media center, full kitchen and cafeteria with a stage and an Arts wing. The Arts wing houses music, art, science, and reading classrooms for the students.

This project consists of the construction of a new 90-bed hospital and a 10,860 square-foot, single-story emergency room. The free standing emergency room facility will contain exam rooms, pharmacy, resuscitation (trauma) room, imaging, offices, lab, and associated support spaces. The new 90-bed hospital will connect to the emergency room and will provide a vast array of services spread out across more than 195,000 square-feet. The hospital will consist of four stories with structure in place to support expansion to six stories in the future. The facility will contain surgery, a 30-bed rehabilitation unit, 54 Medical / Surgical Unit beds, 6 Intensive Care Unit beds, and Respiratory Therapy space. Support work will include the creation of more than 500 parking spaces and a mechanical penthouse of nearly 3,000 square-feet.

CPPI is currently building this 123,271 SF Neighborhood Hospital/Medical Office Building comprised of 69,319 SF of I-2 occupancy that includes an ER, Inpatient unit, Imaging, and Surgery Services, along with a 49,791 SF Medical Office Building (shelled construction for day one opening). This project is the first Neighborhood Hospital in the State of Florida. The Emergency Department includes seven Emergency Exam rooms, one Triage room, one Exam Flex room, and one Trauma room. The Inpatient Department includes ten Inpatient rooms of which one is an Airborne Infection Isolation room and one is a customized behavioral health room. Radiology Services consist of two General Rad XRay rooms, two CT rooms, one Ultrasound room and one MRI. The Surgery Department includes six Pre-Op rooms, six Recovery bays, and four fully functional Operating rooms with associated Sterile Core and support spaces. A portion of the 2nd floor and the entire 3rd floor will be shelled out for future tenant clinic use.

UF Health’s Springhill Primary Care Building project consisted of the new construction of a three-story building of approximately 70,500 SF. The facility includes clinics for family medicine, internal medicine, pain medicine, child and adolescent psychiatry and medical psychology, a flexible “condo clinic” for future use, a retail pharmacy, and a blood draw area. The exam room sizing and configuration are modular to allow flexibility for future uses, while providing ample space for standard amenities.

The presence of ancillary spaces, such as the pharmacy in the primary care building and diagnostic imaging services in the multi-specialty clinic, allow patients to fill all their health treatment needs without leaving the campus. Also included in the project was the construction of a two-story 69,881 SF parking garage with 226 spaces.

UF Health joins a growing roster of healthcare systems nationwide bringing leading-edge healthcare services to malls with UF Health The Oaks, a specialty clinic that repurposed a former Sears retail space into a clinical facility.

The 139,000 square-foot clinic houses three specialties: ophthalmology, otolaryngology, and audiology. UF Health has the only ophthalmology practice in the region that covers every subspecialty, including corneal transplants, pediatric ophthalmology, specialty contact lenses, refractive surgery, and low-vision services. It also has state-of-the-art surgical and diagnostic equipment. Additionally, it is the only practice in the region to perform novel procedures such as bionic eye retinal implants, artificial corneas, and miniature telescopes to improve vision loss caused by macular degeneration.

This project consisted of the construction of a new 17,635 SF Radiation Oncology Center for Sarasota Memorial Hospital at their University Parkway location. Services provided at this outpatient facility include radiation oncology, imaging, and clinical services related to oncology treatment. Within the center of the facility are two linear accelerators with direct access from a spa-like private patient dressing and gender-specific sub-wait areas; a CT simulator for radiation therapy; six exam rooms; physician offices; and an integrative care suite for patient navigation and counseling. Patients, families and staff also are provided with the opportunity to physically access the outdoors. At the end of the lobby space are direct views to a ceremonial water feature with a backdrop of a natural wooded area beyond. A patio around the water feature was created to allow those visiting the space a place for respite and reflection.

The Tioga Town Center project consists of two separate mixed-use buildings in the development of Town of Tioga.

Set atop 35,000 square feet of shops offering the finest retail faire and cuisine in Gainesville, each apartment unit draws on a palette of fine quartz countertops, hand crafted maple woodwork and rich porcelain tile to create an environment that is equally unique to the area.

This project consisted of a multi-phased campus expansion that included a 66,756 manufacturing and office space addition, a complete interior renovation of the existing Exactech facility, and a new 592-space parking garage. The expansion consists of two stories of office and mixed-used space, as well as 15,500 SF of manufacturing space on the ground floor. The interior design centers around the hightech manufacturing space, a two-story space with a glass wall perimeter separating the space from meeting rooms, break areas, and circulation areas that are all able to view down into the space from the second level. The design intent is to use this as a show piece when visiting surgeons visit the facility to learn about Exactech’s advancements in their field and to witness the production of the product being manufactured. The remainder of the facility is a two-story open floor plan design which houses office and multi-use space to allow Exactech to expand and reconfigure as they grow.

This project consisted of a 33,000 SF commercial office space that includes 33 enclosed offices and group spaces, casual café space, as well as expansive open work spaces spread across two stories. Additional features of the project include a lobby space, two-story work cafe, vending area, kitchen, twelve team spaces, three conference rooms, a training room, a mothers room, expansive open space and additional auxiliary spaces. The building has two balconies that allow a grand view of the two story work cafe, as well as an IT work room and a large storage room. Additionally, there are telecom rooms on each floor, and the majority of the roof is covered by solar panels. The interior of this building has since been renovated to accommodate a new tenant, the Galen College of Nursing.

CPPI recently completed a 12,000 SF indoor medical cannabis cultivation facility for Trulieve. The facility features 10,000 square feet of canopy space for mature plants in the Flower Room – accomplished by a Pipp Mobile Storage System, which consists of a three-tier moveable rack system that maximizes cultivation space. Each moveable rack includes cultivation lighting, fertigation plumbing, HVAC duct sock, and drainage. CPPI installed five air handler units, supplying a total of 82,600 cubic feet per minute to the cultivation rooms. The building also contains a Clone Room, a Veg/Mother Room, two Dry Rooms, a Trim/Cure Room, and Vault.

It also contains ancillary spaces for staff.

RTI Surgical is one of the leaders in tissue-based innovations for the repair and natural healing of human bone and other human tissues. RTI is one of the largest processors of precision-tooled allografts in the United States.

To accommodate the growing needs of this bio-tech manufacturing company, CPPI constructed a 65,000 SF manufacturing building, a 19,000 SF commons building and a three-story 65,000 SF office building.

SiVance LLC, a subsidiary of Milliken, is a leader in silicone chemistry, focusing on the development and manufacture of specialty silicone technologies and intermediates required to modify basic silicone polymers. The new laboratory building project consisted of an 11,500 square addition to building thirty three on the existing campus.

The main focus of the single story block structure is the class A lab unit with sixteen fume hoods for chemical experiments.The facility also features an instrument lab, prep lab, office space with conference room, and associated support facilities.

Ashton Lane II is a high-end luxury student housing complex located in Gainesville, Florida, 2 blocks from the University of Florida. Construction consisted of six new buildings adding over 30,290 square feet and an additional 23 units new with varying 1, 2, and 3 bedroom spacious floor plans. One existing building was demolished while another building was relocated. Each apartment features spacious floor plans with fully equipped gourmet kitchens with upscale maple cabinetry and granite countertops. Ashton Lane features upgraded exteriors which include oversized balconies with porch swings, wrap around porches, and internal courtyards with trickling water fountains creating the ultimate student living experience.
