At a party in late June, a friend commented that he didn’t know privet bloomed. “What is that sweet smell?” he asked, and I said, “I’m not sure, but I think it’s the privet.” At many houses in the Hamptons in the springtime, gardeners shear the privet into brush cuts so severe they make Army recruits look like hippies. And I always think to myself, Why deprive the world of the pretty little blossoms and pleasant scent? The aroma can be a little too sugary, maybe, but at least it’s something the bees can hold out hope for. ■ At my house in Bridgehampton, we never shear the privet until it blooms around the first of July, after which I often gather up the cuttings and shove them into a vase. And then, it’s true, I do enjoy the orderly cut of the hedge afterward, shaped so fine, just like the houses featured in this special issue. ■ There’s nothing like a good haircut, and yet a stray hair or a blast of wind can threaten to obliterate all that precision in an instant. Architects are perfectionists, but the best ones know that anything can throw an unexpected kink into their plans. What matters most is how you look at a project, how you process the program and understand the intent. It seems best, in most instances, not to rush into anything too quickly.

Hamptons Modernism

Although Palm Springs is perhaps better known as a bastion of modern architecture, our area of the country has its share of important 20th-century gems, from Philip Johnson’s Glass House in New Canaan, Connecticut, to homes in virtually every corner of the Hamptons. Aided by new technologies in construction, modernist architects in the last century eschewed ornamentation and embraced simplicity with a streamlined materials palette including steel, concrete, and reinforced glass, which allowed them to create stronger, lighter structures and merge the indoors with the outdoors. awareness to these iconic homes and preserving them is the mission of the nonprofit organization Hamptons 20 Century Modern, founded by interior designer Timothy Godbold and our partner in HC&G’s 20th-Century Modern House Tour with Hamptons 20 Century Modern on August 13, which includes six stunning modernist homes in the East Hampton area. Two of those being featured were designed by the late modernist architect Harry Bates, to whom this year’s tour is dedicated. “I appreciated early on how multidimensional the field of architecture is,” says Bryan Young, the mastermind behind the award-winning Six Square House, featured on page 100. “It draws from a range of associated disciplines, from art to interiors to landscape design, which makes for a very engaging profession.” Young, who lives with his family in Brooklyn and whose firm, Young Projects, is based in Dumbo, has recently ventured into yet another realm with the launch of Verso, a “collectible design” gallery with no permanent address.

Beautyberry’s flower is deceptively discreet,

but then the plant explodes with brilliant purple pearls of fruit in October. There are also varieties with white or pink berries, all of which the birds love.

Not only does this dogwood produce attractive blue-tinged drupes after it flowers, but its red stems make a dramatic foil to bright winter snow.

Abelia’s soft rounded shape is lovely at all times of the year. It produces fragrant flowers from summer to fall, when its leaves turn a rich purple bronze.

• In late winter or early spring, remove old branches of red twig dogwood to encourage new growth. Added bonus: The branches look great in holiday decorations.

• Plant several different varieties of blueberries to get the best crop. Birds often get trapped in bushes with netting on them, so let the shrubs grow as nature intended them to.

• Leave leaf litter on the ground, which will protect roots and feed plants as it decomposes.

Taking lamps from basic to bespoke

If necessity is the mother of invention, as Plato first posited millennia ago, surely even lampshades should fit the bill. Lucy Maitland and Gloria Baume started Luceria North Fork, a custom lampshade company based in the hamlet of New Suffolk, “because we felt that there were no lampshades available, at least ones that were interesting, well made and had some style,” Baume says. “We wanted to create something artisanal.” The pair were both “coming out of the fabric industry from different ends,” adds Maitland, “and we were looking to do something with color because that’s what we grew up with—colored lampshades. Most lampshades in America are usually cream or white.”

Baume, a native of Rome who was most recently a fashion editor at Teen Vogue, and Maitland, a Brit who previously designed textiles for Robert Allen, met through their children and now call New Suffolk home. Looking for a creative outlet, they embarked on their custom lampshade journey by ordering a DIY kit online from the U.K.-based company Dannells. “If we could have found someone to teach us, we would have,” Baume says. “We completely screwed up the first one we made!” The women “have learned the hard way,” Maitland concurs, “but we’ve become better by making mistakes.” Friends started to give them commissions, and eventually Lori Guyer, the owner of White Flower Farmhouse in Southold, collaborated with them on an array

Where the past meets the present.

Rarely does the opportunity to own a piece of American history come along. Lasata, meaning “Place of Peace,” is recognized as one of the most iconic homes in America and has been published globally. The former Bouvier family summer residence during the 1920’s, this graceful home was built in 1917, designed by noted architect Arthur C. Jackson. Sited on 7.15+/- acres among century-old Linden, London Planes, Cork, and American Elm trees, the estate was meticulously restored in 2007 and again in 2019 all while keeping the integrity of this very private property. Interiors designed by famed interior designer, Pierre Yovanovich, gardens by Louis Benech. You can hear the ocean waves from the eight-bedroom main house, separate two bedroom guest cottage, caretaker’s cottage, pool house, and a three-car garage with a workshop. In addition to making shades with swaths of fabric, Maitland often hand-paints sheets of rice paper that are “strong and very easy to wrap around a lampshade frame.” She leans toward bold blues inspired by her North Fork surroundings, adding stripes and graphic lines with a comb-like tool. “Having a pop of color on your lampshade creates a glow and brings life to a neutral room,” Maitland says. “It’s like jewelry.” The importance of lamps in a home cannot be underestimated, adds Baume. “They’re great for lighting corners and creating ambiance.”

At their workshop, the women start a piece by choosing a length of fabric, cutting it to form either a cylindrical drum or flared empire-style shape, and applying it to a self-adhesive styrene lampshade liner. The top frame of the shade, called a spider, and the bottom ring are then covered in strong adhesive

tape. Next, they slowly start rolling the styrene-lined fabric onto the rings, adding another strip of tape to close off the piece, tucking in the fabric with a bone folder, and gluing it where needed. The shades are then ready to be attached to a variety of vintage lamp bases—either collected by Baume or provided by clients—that have been fitted with new harps.

As for now, Luceria North Fork plans on keeping things bespoke, working closely with interior designers, retailers such as Nellie’s of Amagansett, and individual clients. “It’s difficult to buy a shade off the shelf without your lamp near you,” says Maitland, “so clients who come to the workshop can try different sizes and shapes, and then we can tailor the shade to your lamp.” The end goal, Baume adds, “is bringing a personal approach to beautiful lighting. It really goes back to a desire for giving an old lamp new life.” —Doug Young

The Inside Scoop on East End Real Estate

House tours never fail to fascinate, especially on the East End, the epicenter of some of the most expensive properties in the world and their notoriously private homeowners. So what does it take to pull off a successful tour in the Hamptons? “We always strive to have some continuity among the houses we select,” says Cynthia Barrett, a real estate agent with Brown Harris Stevens who has helped organize Shelter Island’s annual house tour, which benefits the local historical society. “Sometimes we decide on a theme in advance, and other times we adapt a theme based on the first house we find. Just as in real estate, it depends on the inventory that’s available. Shelter Island has such great architecture and houses with their own unique stories, so it lends itself to a wide variety. Fortunately, there are enough people who want to show off their properties.”

Design duo William Cummings and Bernt Heiberg of the firm Heiberg Cummings are among them, having placed their English-inspired 1940s home on this year’s tour in early June. “It’s a cozy cocoon with a lot of soul, so we named it Cotswold Cottage,” Cummings says.

“I hope this year’s attendees felt transported to the English countryside. It’s nice to be able to open doors that are normally closed.” And hosts need only open those doors, since permitting, parking, and insurance are the responsibility of event organizers, and local volunteers are stationed in featured houses on the

tours to ensure their security. In fact, homeowners often skip out on tour day and head for the beach.

House tours in the Hamptons typically take place all season long and into the fall, including HC&G’ s 20th-Century Modern House Tour with Hamptons 20 Century Modern (H20CM), slated for August 13.

“The goal is for people to see that these [midto late-20th-century] houses are important to the Hamptons and worth saving from developers and the wrecking ball,” says interior designer Timothy Godbold, who founded the nonprofit H20CM to draw attention to pedigreed modernist structures built by top East End architects such as Andrew Geller and Harry Bates. “Most homeowners are private people, but they understand the importance of what we’re trying to do and ultimately have a great time being included.”

Coming up on September 9, the 14th annual Southampton Historical Museum House Tour, sponsored by HC&G, highlights architecture, interiors, and gardens. “We typically include four or five homes and also always open the doors to the Dune Church on Gin Lane and

Talk about the sweet life. Businessman Steph Fogelson was wrapping up a long, fruitful career packaging lines of flavored cosmetics for girls. (Fancy a watermelon lip balm? Or how about peanut butter, or chocolate?) And his wife, Linda Fogelson, once owned a much-loved Westchester candy shop that also offered lip-smacking novelties. Their family lived in and around greater New York for years, in addition to owning a weekend place in Sag Harbor. But then life

got even sweeter: The couple decided to build a new house in Amagansett and settle there full-time.

The Fogelsons bought a thickly forested two-acre parcel within walking distance of Amber Waves Market. Once part of the Bell Estate and close to South Fork Country Club, the lot had failed to attract developers because Town rules allowed clearing for not more than a modest building site. Fortunately, amid all the woodsy seclusion and a dense swath of full-grown trees, a natural rise promised ocean views from a multistory home. The couple hired Matthew Miller, the principal of New York–based StudioLAB,

to take on the architecture, contracting, interior design, and logistics. His style is neither super-modern nor wholly vernacular, but rather a contemporary blend of both. His own impeccably renovated home in Sagaponack served as a calling card of sorts, and the Fogelsons were smitten after viewing it. “We felt like we were commissioning a work of art,” Steph Fogelson says. “I don’t think they knew exactly what style they wanted, but I really pushed them,” recounts Miller, who started with the exterior material palette, from the bluestone gravel in the driveway (he dislikes asphalt and paving stones) to Alaskan yellow cedar

shingles both on the walls and roof of the home’s barnstyle volumes. The “softscape” gravel, he says, offers a “high-end Hamptons look,” and the shingles are already weathering to the calming gray that’s so highly prized on the East End. Miller also installed Yankee gutters—recessed stainless troughs set flush with the roof shingles, rather than hung off the eaves, so as not to spoil the crisp rooflines. And sleek gray concrete board cloaks the base of the house in lieu of a craggy stone foundation.

The 6,885-square-foot house reveals different faces on different façades. The earth-sheltered basement is

partially buried in front, but its guest room has walkout access to the pool in back. Up a flight to the main floor, a wide guest room window looks out at the front drive through a thicket of thin vertical slats. Four more bedrooms, accessed from a modernist stair with a heavy steel-plate baluster, capitalize on those views from the top floor.

The interior floor plan is spacious and spare, graced with a series of wide, modern rooms soaked in natural light and designed for streamlined living. (The Fogelsons arrived with just their own artwork and their clothes.) In the kitchen and dining area, which embrace Miller’s minimalist approach but are also hubs for entertaining, notable gestures include a water-

fall concrete island and an oval oiled-ash dining table that sits beneath a Trapeze chandelier from Apparatus. The adjacent den features enormous picture windows and a gas fireplace clad in man-made sintered stone from Neolith. And stained oak wraps structural beams soaring above the living room, its walls and vaulted ceiling entirely clad in white-painted pine shiplap.

Given the now-familiar supply-chain shortages that originated with the pandemic, everything arrived more or less on time, providing the Fogelsons with a seamless transition to their new home. Everything, that is, except for the Sub-Zero. “We had about nine months with a temporary fridge,” Linda Fogelson reports cheerfully, “but we did not suffer.” Life is sweet, indeed. ✹

Some architectural projects are immediate, bombastic, and arrive like a wave, slamming you over the head with a single idea. And others reveal themselves during a more improvisatory process, ultimately succeeding because of a complex combination of verve, creativity, inspiration, and competence. Both approaches have their merits, although the East Hampton home featured on these pages decidedly fits in the latter category.

“I started going about my spiel,” architect Nilay Oza recalls of the initial meeting, “and the clients said, ‘We’ll stop you there.’” The homeowners, a retired couple with grown children, had an unusual request: They wanted to exchange a sum of money for a design to be delivered in a month’s time. If they liked it, they’d proceed with Oza’s full-on, revision-friendly, intuitive-yet-practical approach. If not, no harm done. Oza and designer Peter Sabbeth, co-founders of the Bridgehampton-based firm Oza Sabbeth Architects and its sister company, Modern Green Home, which built the house, were up to the task.

The two presented an initial sketch that involved chopping off the existing front façade and reimagining it as a series of fins made of wood slats, their apertures allowing light in while maintaining privacy in the interior. This bold move won them the job. Working in collaboration with landscape architect Geoffrey Nimmer, who had recommended them to the clients, Oza and Sabbeth started thinking more deeply through the most pressing challenge: Everyone who visited the house, a ramshackle modernist pile built in the 1970s, had absolutely no idea how to get in. Nimmer suggested installing a curving boardwalk that

would guide visitors through a lushly revegetated landscape and ultimately deposit them at the front door. “I really wanted to soften the whole front structure,” Nimmer explains. From there, the team further refined the façade, the home’s interiors, and the surrounding landscape through ongoing conversations and experiments. “It was a matter of us feeding off each other, like in a rock band,” Sabbeth says. The firm eventually decided to raise the height of the living room, expand the kitchen, and add more guest rooms, and before they knew it, one simple idea had evolved into an entire renovation. What was once a nonsensical pile of cubes transformed into a graceful contemporary abode marked by an interior airiness and an exterior clarity— a “radical reimagination,” as the designers term their approach to reusing existing structures wherever possible, as opposed to simply tearing them down.

By reconstructing the front of the structure, the designers were able to add 11 linear feet to the interior footprint, garnering them significant additional square footage. Inside, the clients’ extraordinary art collection, which includes work by luminaries such as Nick Cave, positively shimmers alongside a design scheme devised by their longtime decorator, Sam Ewing, who was able to repurpose much of the clients’ existing furniture from an earlier go-round in the same environs. From both indoors and out, the house now appears to perch against an eternal woodland, despite its location in a relatively populated exurban neighborhood. And the back elevation, oriented around a pool, features massive new panes of glass separated by thin bars of cedar siding, further amplifying the house’s connection to the outdoors. All this and more, and without a hint of bombast. ✹

On one of Sag Harbor’s most storied streets, a newly built home manages to hide in plain sight

So many people stop to look at and photograph the new house on Glover Street that three of its residents, six-yearold Rowan, her four-and-a-half-year-old sister, Dakota, and Sammy, a 100-pound Greater Swiss Mountain Dog, have taken to sitting at the front windows to watch and wave at the passersby. “The girls love to gather there every day,” says their mother, Kiley DeMarco. “It has become their favorite spot.” Kiley and her husband, Nick DeMarco, president of an eponymous residential construction company, wanted to build a home for themselves in Sag Harbor that, according to Nick, “has a contemporary vibe, but looks as if it ties in directly to the history of the village.” Thanks to the couple’s collaboration with architects Aaron Proulx and Jun Lee of Craft Modern and interior designer Alicia Murphy, their goal was realized, and then some.

The two-story wooden residence that has been grabbing so much attention is particularly distinctive for its steeply pitched roof and monumental chimney, which form a decidedly modern silhouette that also nods to the symmetrical, centuries-old whaling captains’ houses found throughout the village. “Before building this home,” DeMarco says, “we lived on the street for 10 years, and its history and the scale of the houses that line the length of it mean a lot to me. This is now the first modern house on the street, and I think it fits in well.”

Getting the perfect fit was made just a bit easier by the fact that the design professionals on the team all happen to be good friends. Murphy and Nick DeMarco went to high school together in Huntington, Long Island, and had previously joined forces on five local spec houses (although Murphy prefers the term “designed to sell” houses). “This was the first time that Nick was

my client, which made the process a bit more challenging, but also more exciting,” Murphy recounts. “I’m usually wary about working with friends, but because Nick always wants the best of the best in his projects and asked for my help on his own home, I said, ‘I’ll show up for that.’ And as an interior decorator, it was fun for me to work some traditional design threads into a more modern structure.”

The DeMarcos had been living in a rental property directly across the street, so when this parcel with an undistinguished ranch house on it went on the market, they leapt at the chance to buy it. All those spectators’ views inside come

courtesy of massive floor-to-ceiling windows that pierce the front façade, but “we don’t live in a fishbowl,” Nick points out, noting that the home’s main staircase is positioned in front of the windows and privacy is further established by an elegant oak-and-metal rain screen fashioned by Murphy and Craft Modern. “The slats create beautiful shadows,” Murphy comments, “and while people can look in, they can’t see that far in.”

For the finishes and furnishings, Murphy struck a delicate balance between Nick’s penchant for all things modern and neutral and Kiley’s desire for “a softer, more beachy Hamptons feel.” Oak paneling and flooring are

employed throughout the home, a subtle foil to the energetic herringbone stone floor in the foyer and a striking ebonized teak console. “A natural, earthy element like that piece helps accentuate the largely clean lines throughout,” says Murphy, who also let loose in the girls’ bedroom, where each sister gets her own two-story bunk bed beneath a ceiling covered in a dreamy pink wallpaper. “The girls love pink, and when they’re in bed, it’s as if they’re looking at clouds from a treehouse. It’s fun to push the boundaries of design, as long as you are always careful to keep the client in mind and, in this case, to stay true to a sense of place.” ✹

hat does an architect do when faced with the challenge of building a brand-new structure intended to complement an 1850 Victorian farmhouse in Bridgehampton? Bryan Young, founder of the Brooklyn-based firm Young Projects, didn’t use a stick of gingerbread trim on the modern confection featured on these pages. Yet the 3,200-square-foot Six Square House, completed in 2020, is not at all at odds with the original farmhouse, which the architect also renovated and enlarged.

The two-acre property belongs to activist Colleen Foster, a Detroit native and former investment banker who has lived here for almost two decades (the farmhouse was previously owned by

WSarah Jessica Parker and Matthew Broderick). For years, she had wondered what to do with the lot’s early-20th-century barn and was aching to turn it into something that would increase the capacity of the farmhouse and give her more flexibility for entertaining her extended family and network of colleagues. But the barn, which once served as the home of Bridgehampton’s undertaker, had not been cared for, and restoration proved to be unrealistic.

Enter Young, a Californian who studied architecture at Berkeley before heading east to Harvard for graduate school in 2000 and eventually founding his own firm in 2010. A mutual acquaintance introduced him to Foster, who recalls feeling “really connected to Bryan because of his willingness to think about the property as a whole. I wanted a modern barn structure, but I wanted it to speak to the farmhouse as well. Bryan stuck out both as an architect and as someone who understands the power of family.”

“I hope it’s clear,” Young says, “that the house begins with a reference to the simple vernacular language of the barns that are so present in the Hamptons.” The floor plan consists of six 24-by-24-foot squares arranged around a small triangular inner garden. Connected inside, the volumes hold a living room, kitchen, primary suite, and a shared den/second bedroom, as well as an attached covered “porch” and a detached garage. Inside, “the three-dimensionality becomes more complex as

the volumes meet. Walking into the house is a bit of a surprise because it’s white and softly curvaceous. The flowing interior lends a great deal of flexibility as to how it can be occupied.”

To finesse the iconic barn silhouette, the architect added softly swooping curves to the rooflines, which provide a timeless, almost Asian feel to the structure. A strong materials palette lends gravitas, particularly to an exterior clad in stained and charred Accoya wood, a durable, eco-sensitive engineered

plantation-grown pine. The porch’s interior has been lined with Western red cedar, a direct tie to the shingled farmhouse. And each of the home’s rooms are meticulously fitted with large doors and windows offering broad views of the lot’s majestic oak and beech trees. A small open-sided separate pavilion features an ipe wood deck overlooking a new pool.

“I think of the Six Square House as my private space and the farmhouse as my public space,” says Foster, “because that’s

where I cook and where we do most of our entertaining. My son and I move into the Six Square House in the summer. In the winter, I like the coziness of the farmhouse and its fireplaces.” A board member of Planned Parenthood for 11 years and current treasurer of its Action Fund, Foster has been able to put the Six Square House to good use. The organization’s work, she says, “has never been more important, not only to equality and gender equity, but also to racial justice, because the most

marginalized communities are women of color.” She is also on the board of the NAACP Legal Defense Fund, whose goals, she says, “are very personal to me as the parent of an African American teenager.”

Foster and Young have formed such a close relationship that she has additionally offered up her new retreat for his latest venture, called Verso, a “collectible design” gallery without a permanent address. Young’s partner in Verso is the Brazilian-

born Amauri Aguiar, the former creative force behind Matter, the contemporary decorative arts gallery. Verso has a relationship with Hudson and Duane in Tribeca, but the plan is to keep the showroom moving, from the Hamptons to Uruguay and points in between. “The biggest surprise of this project,” says Foster, “is that the person I hired as a professional turned out to become such a close friend, and I so believe in his talent. Agreeing to have a gallery in my home is a tribute to him.” ✹

Fresh summer produce with a South of the Border twist

ZUCCHINI AND SQUASH BLOSSOM QUESADILLAS

4 oz. fresh mozzarella, Oaxaca cheese, or string cheese

4 7-inch flour tortillas

1 small zucchini, shaved lengthwise with a vegetable peeler

Kosher salt

2 zucchini blossoms, petals removed from stamens

A few sprigs cilantro

Salsa macha or hot sauce, if desired

Divide the cheese between 2 of the tortillas, then top with zucchini and season with salt to taste. Add the zucchini blossoms, cilantro, and salsa macha or hot sauce, then top with the remaining tortillas. Heat a heavy skillet to mediumhigh and place a quesadilla inside. Cook for 1 to 3 minutes per side, until the tortilla is brown and crisp and the cheese is melted. Repeat with the second quesadilla and serve immediately. Makes 2.
