Cottage Home Neighborhood:

Looking Back

C

ottageHomeNeighborhood is a NESCO community, bounded by 10th, Oriental, and Michigan Streets, and 1-65/1-70. The neighborhood takes its name from the style of houses built here between 1870 and 1900. Early residents built modest frame cottages in a variety of styles, including shotgun and Queen Anne vernacular. Many of the cottages feature turned posts and spindles, gingerbread trim porches, brackets, and fish scale shingles.

The one architectural exception is the brick residence at 711 Dorman St., built for Frederick Ruskoup in 1892.

Undoubtedly the gem of the neighborhood, this brick mansion stands out among the cluster of small frame cottages. Ruskoup, a German native, immigrated to the United States in 1869. Older neighborhood residents recalled that in the early 1870s he wanted to build his grocery and house in the newly formed Woodruff Place, but because that neighborhood was restricted to houses, he decided to build on the other side

of the United States Arsenal (now Arsenal Technical High School).

By 1875 he hod constructed a two-story brick grocery at 717- 19 Dorman St., where his family lived in an upstairs apartment. In 1885 he added on to his grocery store. In 1891 he hired Vonnegut & Bohn, young Indianapolis architects, to design his brick home at 711 Dorman St., as well as to rebuild his five rental doubles across the street.

1 550 N. Oriental Street Cozy Cottage on Oriental Built sometime between 1918-1923, the Cozy Cottage on Oriental immediately greets guests with a light-filled sunroom, and is decorated with the intention of being the perfect spot to cozy up with a good book and a cup of coffee on a rainy day. With 2 bedrooms and 1.5 bathrooms, the Cozy Cottage on Oriental has been occupied by less than 10 families over the last century—working-class families who have built their careers and families in this home. Lovingly restored in the 1990s, this home was built to match the home next door (to the north), but each has taken on a personality of its own since their inception in the late 1910s/early 1920s.

2 612 N. Highland Street The Tall, Skinny House In the early 1900s, this property was owned by Daniel Webster Jones, who owned a house moving firm. It is rumored to be two 1890’s workers’ cottages stacked on top of one another.

The outside overall width of this conglomerate is only 11 feet!

This property, along with 614 and 616 N. Highland, were most recently owned by jazz musician Mark Radway. These properties have been home to many of Indy’s finest jazz musicians, adding to the ever-changing artists’ community that began to flourish in Cottage Home in the late 1980s and early 1990s. An interesting fact from this era is that somehow a baby grand piano fit inside this narrow living space.

Cottage Home residents Heather Sullivan and Graydon Leucht recently purchased the property and embarked on a restoration journey to save this early example of 19th century workers’ quarters. Be sure to check out the staircase salvaged from a demolished home on 12th Street in Windsor Park.

3 1116 E. North Street The Studio Alchemy Gallery and Garden Home and art studio to the painter, Addie Hirschten, the Studio Alchemy Gallery is filled with murals and paintings. It is a regular gathering place for art classes, meditation circles, the Pen to Paper writer’s group, and a weekly Painting Club. The building is one of the oldest in the area (circa 1880 or earlier).

In the past it was a pottery studio and home to a family with six children. See the incredible renovation photos in the space and the hidden treasure that was found under the floor! Formerly a paved lot, the beautiful sunken garden was built by the previous owner and embellished by Hirschten who enjoys growing perennial flowers and culinary herbs. Ring the bell and place a wish ribbon on the Clootie Tree in the garden while you’re there.

4 630 Dorman Street The Ray Backyard An 1898 map shows a 2-story duplex at this location (then 620-622 Dorman) but the house no longer appeared in aerial photographs after 1962. In the 1980s and 1990s, David and Annie Mae Gibson had a large garden also occupying the lot to the north (634 Dorman), but otherwise the lots sat empty for many years until the current home was built in 2015. With no plans to leave their home anytime soon, the current homeowners decided to create an urban oasis in the backyard in 2019. With the help of Heath Outdoor and Perma Pools, the former grassy lawn was transformed with the addition of a Fiberglass pool, gas fire pit, and enlarged patio.

5 702-704 Dorman Street The Jefford House The Jefford House is currently undergoing a full home renovation project, designed, and managed by Graydon Renovation, that is combining both sides of the duplex into a single-family home. Included in the renovation is a kitchen remodel and three different bathroom remodels. b.

The property is one of Cottage Home’s historic Vonnegut & Bohn Doubles. Around 1890 the original building burned down in a neighborhood fire that impacted several of the street’s properties. Luckily, the home was quickly rebuilt in the 1890s. You can distinguish which Doubles were rebuilt following the fire by the brick fire wall that runs between the two units. Another unique feature that is being preserved in this home are the matching stairwells that exist on either side of the property leading up to the second floor.

Although the house is not on the tour, the front parlor will be open to the public as the location for the Home Tour’s History Hub. The Cottage Home History Committee will be revamping the parlor to contain neighborhood photos from the 1890’s through present times. In addition, the Committee members will be on hand to answer your questions about the life and times of the Cottage Home residents and businesses through the ages.

7 1109 E. 9th Street The Garden of Heath Hurst & Jessie Bishop Heath Hurst & Jessie Bishop’s cottage was built sometime around 1890. They rented the home from the Bradbury’s starting in 2009 and purchased it in 2013. In 2014, they added 800 square feet to the original 1200. Heath, the owner of the landscaping company Heath Outdoor, has used his professional skills to design a garden that meets the utilitarian needs and interests of the family. The design uses a mix of hard and soft scape beauty intended to keep people outside for hours.

Features include a fire pit, gardens for food, hardscapes that vary and change, and plants that change throughout the season.

8 949 Stillwell Street The Cotton Candy House Ursula David, also known as Indy Mod Homes, designed and built this home from 2017-2018. The almost 1,600 square foot structure is an upscale “pre-fabulous” (factory built) home that was constructed from Ursula’s detailed plans in a climate controlled factory in Ohio. The home was almost complete when it was delivered to its current site in Cottage Home. Indy Mod Homes prepared the lot and foundation prior to its delivery and finishing touches were completed after it was delivered. Indy Mod has built numerous homes throughout the area with a concentration of Ursula’s prefab structures, including her own home, near 10th St. and Highland St. in the Cottage Home Neighborhood. The house has not yet been permanently occupied as it has been an Airbnb rental since it was built. Ursula will be on hand during the tour to greet guests and answer questions. The house was dubbed “The Cotton Candy House’’ by color-conscious neighbors before it was sold, and the name has stuck.

9 1215 E. 10th Street The Bottleworks Bungalow The Bottleworks Bungalow was built in 1900 close to the railroad to house workers like Daniel C. Hoffman, a Locomotive Engineer who lived in the house in the early 1900s. The sounds of the trains running on these tracks are still a staple in the Cottage Home neighborhood today. In the 1920s, the Bungalow was home to William Lavelle, a furniture collector. To this day, the neighborhood is rich with people who love and deal in antiques and unique furniture. In the late 1900s, the Bungalow stood vacant for quite some time. In 2015, a local developer bought it, fixed some structural issues, and brought it up to code; and in 2019, it received a makeover from new owners Megan Fonde and Mike Clements, who now own and operate it as an Airbnb.

10 1223 E. 10th Street Charming Candy Colored Cottage This Candy Colored Cottage was built in the late 1800s.

It has been thoughtfully updated with modern amenities over the years while keeping the historic charm intact.

The home features a formal parlor, dining room, and an incredible chef’s kitchen; all great for entertaining. There is an unfinished cellar (accessible through a door in the floor of the pantry) that is rumored to have served as a speakeasy and hot spot for card games during prohibition! Hanging on the walls in the parlor and kitchen, you’ll find some of the original windows that have been repurposed as art. You’ll also find charming transom windows, stained glass, a claw foot tub, and antique door knobs throughout the home.

The current owners, Nancy and Justin Gutwein, have loved the home since 2016 and are now offering it for sale.

11 1301 Polk Street Carriage House The Pirate House Poop Deck Ahoy and shiver me timbers! The Pirate House’s Poop Deck (Carriage House) was finished in January 2021 to accent the main house’s historic features. Designed by architect Jim Lingenfelter, and built by Graydon Renovation, the carriage house is used for hearties to grab a clap of thunder as we scuttlebutt. Sometimes a swashbuckler will get three sheets to the wind, but we seadogs give no quarter. But don’t worry you scallywags, we won’t make you walk the plank. Venture down Jacob’s ladder through the gangway to reach the mainland to search for the coffer of doubloons.

12 1215 Polk Street Runnymeade This home was built in 1893 by Louis F. Deffaulx on a lot purchased in 1892 for $625. Mr. Deffaulx, a carpenter and a member of the Masonic Order, incorporated many Masonic symbols in the wood work of the home which remain today. The home remained in the Deffaulx family until 1929, after which it changed hands several times.

In the late-1980s, the home was purchased by Ian Fraser and Ambrose Smith, two Englishmen. They heavily renovated the interior of the home, added a large garage, and named the home Runnymeade after the meadow in England where the Magna Carta was signed. In 1998, with their restoration and beautiful English gardens complete, the home was featured on the cover of Better Homes and Gardens.

The current owners purchased the home in 2017 and have also done significant renovation work.

It is now a wonderful open place to hang out with family and friends, as the owners often do.

13 921 N. Highland Avenue The Lapka Cottage Built in 1910, this late Victorian cottage has had very few owners over the past seven decades, accounting for its original features such as wood trim, flooring, windows, plaster walls, built-in cabinets, and hardware. In 2015, after sitting empty for over 10 years, the cottage was uninhabitable and boarded up. In rough condition, it was purchased by its current owners, Joe and Amy Lapka, with the goal of restoring the house themselves. Documenting their journey on their blog, “Under New Management”, Joe and Amy are committed do-it-yourselfers, spending the last seven years restoring the cottage inside and out while also converting the second story attic into additional living space. Don’t miss the secret room under the stairs, the library ladder to a sleeping loft, and the treehouse in the backyard!

14 710 N. Highland Avenue The Lemon-Lime House Built in 1870, this home’s restoration process was originally begun in 2002 by local artisan’s Ed Norman and Robert Renaker.

Widely respected locally, Ed Norman’s attention to detailed angles with compound miter cuts has created impressive ceilings on both floors of this Cottage Home. The back half of the roof was actually raised allowing for a much more functioning 2nd floor space. Circumstances changed in 2004 and the restoration process was halted. During this time of inactivity, sole owner Robert Renaker generously allowed the house to serve as a storage area for the emerging Cottage Home Neighborhood Association and in the development of the neighborhood Community Space. Robert sold the property in March of 2018.

The restoration and rehab process was again restarted shortly afterwards by new owner, Dan Doll, another local artisan. The revitalization of 710 N. Highland Ave. continues to this day.

15 714 N. Highland Avenue and 723 Dorman Street Community Space & Playground These five contiguous lots were donated to the neighborhood

by Mayflower in the mid-1980s. For a number of years they were full of wildflowers and we called it a prairie.

In 2008, the neighborhood garden plots began, renting them to neighbors and friends who wanted to grow their own vegetables. From there, the neighborhood began to envision the entire area as a gathering place for neighbors with small yards. With the help of Keep Indianapolis Beautiful volunteers, the Community Space was designed and paths, plants and trees were put in. The space has provided a wonderful setting for neighborhood celebrations like the annual Block Party and is available for rent for parties and weddings.
