Our journey began back in 2007, when we purchased an incredibly dilapidated flat in central Keswick, which we completely refurbished to become our first holiday hideaway, Marley’s Den (pg 26).
As time moves forward, so have we and today we are a team sharing more than x3 decades’ of experience creating UK holiday cottages with character.

Based in the beating heart of Whitby, Keldergat is a bright and spacious apartment with room for 6x guests and features 3x bedrooms - 1 with an en-suite shower room - in addition to a shared family bathroom, which make up the top 2x floors of the property.
The first-floor is dedicated to a living-, kitchen-, dining-area, with highspecification fixtures and fittings throughout and a small amount of onstreet parking is available nearby (scratch cards provided).
Spread out across 3x storeys, Keldergat is inspired by the WWII cargo ship Skeldergate, which was granted passage through hostile waters on its return home to the North Yorkshire shoreline. Today, there are an array of shops, restaurants and a cliff-top abbey to explore nearby.
Thirley Cotes Farm is collection of Grade II listed and family-owned self-catering holiday homes, set on the edge of the North Yorkshire Moors & Coast - between the seaside towns of Scarborough and Whitby. Surrounded by 21 acres of wild spaces and woodland, our cottages sleep 2-42 guests across 8x pet-friendly properties, each complete with a garden and hot tub.
North Yorkshire lays claim to arguably one of the most beautiful coastlines that the UK has to explore and is jam-packed with wonderful towns and villages, such as Ravenscar, Filey and Staithes, and all in the care of the spectacular North York Moors National Park. So it goes without saying that the surroundings across Thirley Cotes Farm - including our 21-acre estate, are truly a nature lovers paradise.
Our office is based within the grounds, meaning staff can be on-hand to greet guests and generally point you in the right direction - whether that be advice on nearby adventures or tips on where to find the best restaurants, just ask! We’re here to help you make the most out of your stay.
We also offer a welcome pack of milk, biscuits, coffee, wine and bread, and, as this is part of our pet-friendly portfolio, something for your canine companion(s).
There’s accessible parking available for each property and bed linen, as well as towels are provided - that is in addition to a starting supply of staycation essentials, such as toilet rolls and cleaning supplies. Our homes are also fully heated throughout and a high-chair, cot and safety gate are available upon request pre arrival.
Whilst we adopted a modern approach when carefully resotring our collection of holiday homes, the Thirley Cotes Farm story dates back over hundreds of years and holds a rich tapestry of history - with the first reference to settlement on-site found the Domesday Book, compiled in 1068.
We have worked hard to bring each building back to life, by adopting traditional construction techniques and showcasing as many original features as possible across each of our properties, which includes the trusses and Roman numerals inscribed - still visible in the order of initial construction.
There are a small amount of electric car charging points on-site and designated recycling stations, which are signposted within the cottage’s arrival handbook. We have always placed an emphasis on making positive changes with respect to waste and wildlife, and therefore, leave some areas of Thirley Cotes Farm rough and wild, to provide food and shelter for local animals.
We’ve also installed a variety of nest boxes (keep an eye out for our resident Barn Owl’s ) and use low-level lighting to strike a harmonious balance between reducing light pollution and ensuring that our guests feel safe at night.
There is a shared children’s play area and an indoor games room accessible, as well as an adjoining woodland walk, fenced wildlife pond and amenity field - great for picnics and outdoor games. Or you can simply soak it all in from the comfort the private garden, complete with Teak furniture, BBQ and hot tub.
Holly sleeps 2 and is perfect for couples and smaller families - complete with a hot tub and enclosed stone garden to the front of the property. There is a cosy living space for curling up during cooler months and the first-floor also features an open-plan kitchen and dining area. The ground-floor features a king-sized bedroom and bathroom.
We can accommodate 1 large or 2 small - medium sized dogs, and due to the layout of the property, no exceptions can be made. If you like the sound of total tranquillity, then look no further than Holly cottage, a home-from-home hideaway.
Oak Cottage sleeps 4 guests and has an upside down layout - with the bedrooms downstairs and living area above.
This former working livestock barn features a private hot tub and walled garden to the front, which is perfect for relaxing with a glass of something sparkling. There is also underfloor Air Source heating throughout.
2x spacious bedrooms can be found on the ground floor of the property and above, there’s an open plan lounge, kitchen and dining area.
We can accommodate 1 large or 2 small - medium sized dogs, and due to the layout of the property, no exceptions can be made.
Pear Tree sleeps 4 and comes complete with panoramic scenery - best viewed from the back of the property. There is also an enclosed stone garden to the front, featuring a private hot tub and outdoor seating. This is a single-level cottage, ideal for little ones and guests with limited mobility and there are 2x en-suite bedrooms - one king-sized and one twin - as well as an open plan kitchen, living room and dining area.
Finished with a wood burner and adjustable bronze mood lighting, this is also one of our pet friendly holiday properties and we can accommodate 1x larger-sized or 2x small canine companions. Due to the layout of this cottage, no exceptions can be made.
Willow sleeps 4 guests and is a wonderful holiday home ideally suited to small families, groups of friends and couples seeking a bit more space.
Formerly an 18th century cart shed, this cottage comes complete with underfloor heating and an open-plan kitchen, living and dining area. Add to the mix 2x enclosed gardens, a Weber BBQ and private hot tub, and you’ll feel a million miles away from the hustle and bustle.
Staying true to its original structure, Willow is a single-leveled property, making the most of high ceilings and fabulous French doors opening out onto the patio. There are 2x bedrooms, a double and twin.
Walnut sleeps 4 and is set across a single-level, which is great for guests with little ones and / or limited mobility.
This property features an open plan living, kitchen and dining area, with beautiful bronze fixtures and a private garden with BBQ and hot tub. There are 2x bedrooms and AirSource underfloor heating throughout, as well as a wood-burning fire for toasting toes during cooler months.
Totally in harmony with its 18th Century heritage, Walnut tactfully blends the best of past and present and provides direct access to the shared amenity field. We can also accommodate 2 small - medium / 1 large dog.
Mulberry sleeps 6 and is made for friends and larger family gatherings.
Spending time outdoors is a real highlight of this home and the enclosed south-facing garden provides plenty of secluded space to switch offcomplete with a hot tub, outdoor furniture and Weber BBQ. There are 3 bedrooms (each en-suite) and a cottage-length conservatory overlooking the surrounding scenery, where you’ll find the best seats in the house and views out across the surroundings.
As Mulberry is one of our pet friendly properties, we can accommodate 2 small - medium or 1 larger-sized dog.
Thirley Cotes Farmhouse sleeps 8 and comes complete with a hot tub, enclosed lawn, outdoor seating and private patio.
Downstairs, the Farmhouse showcases a formal dining room, large- and well-stocked kitchen, utility room and south-facing lounge + garden.
The first-floor features a super-king- and en-suite king-sized bedroom - offering views of the surroundings, best enjoyed from the roll top tubas well as a twin bedroom, which shares access to the family bathroom.
On the second floor there is a twin bedroom with separate shower room and chill-out space for all ages, where you’ll find games and a pool table.
Largest of the Thirley Cotes Farm cottages - Sycamore sleeps up to 10x guests across 5x bedrooms and is perfectly positioned for larger family gatherings and groups of friends searching for plenty of room to relax.
This upside down cottage - bedrooms downstairs / living spaces abovefeatures an enclosed front-facing patio garden and private hot tub. There is a fully equipped kitchen, 2x en-suite double bedrooms, a further double bedroom and 2x twin bedrooms, as well as a family bathroom. Sycamore Cottage is part of our pet-friendly property collection and we can accommodate 2x well-behaved dogs of any size.

James’ Cottage is a traditional stone-fronted property, ideal for escaping daily life and suitable for families, groups of friends or couples searching for a little more space whilst visiting the Lake District.
This pet-friendly property sleeps 6x guests across 3x bedrooms and is centrally located on Keswick’s main street, just 400 yards from a variety of shops, restaurants and family entertainment.
See some of the area’s most spectacular sights from the doorstep, while closer to home, James’ Cottage features an open-plan layout and ample room for relaxing. 1x canine companion can also be accommodated.
Mary’s Cottage is just a stone’s throw from the centre of Keswick and a great base for anyone who is wanting to soak in the sights and sounds of the Northern Lakes.
Originally built in the 1700’s, Mary’s sleeps 6x guests across 3x bedrooms and is a spacious holiday home spread out across 4x levels.
There is a meandering and open-plan layout, showcasing traditional slate and timber floors - complete with sandstone fires and plush furnishings. Please note that this property is part of our pet-free collection.
