Professional Photography We understand that the way your house is represented is an extremely important factor to how it will sell. That’s why we take our photography and videography seriously and professionally.

Mary has been a professional photographer in Rochester for over 18 years, so she makes sure to not only help prepare your house for showings, but she uses her expertise to make sure every asset of your property is shown to it’s full potential.

Why A House Sells Price As your agent, I will show you market statistics and make recommendations for what the house should sell for, but ultimately the decision is yours. Pricing your home correctly from the start is the best way to get the most money for your home.

Condition This factor is out of the agent’s control. I will give you my best advice on ways to improve staging and perhaps even make some improvements, but it’s up to the seller on whether to listen or not and to get the house prepared for each showing. Even the best salesmanship and marketing can’t overcome how people feel when they visit a home in person, and you never get a second chance to make a first impression!

Marketing This component is controlled by the agent. I will do everything I can to make sure that anyone who’s looking can find your house on multiple platforms and that it will show to the best of my abilities.

Market This final piece of the pie is one that neither of us have much control over. Buyers and other external factors ultimately determine market conditions so we need to do whatever we can to make sure our ducks are in a row with components 1, 2, and 3!

Common Questions How much should I do to get my home ready for sale?

You only get one chance to make a first impression.

Making sure your home is presented in the best possible light is imperative to selling your home in a timely manner and for getting the best possible price.

That being said, how much work actually makes sense?

Should you gut the kitchen and do a full renovation?

The answer is probably not. However there are many things you can do to help move the selling process along. De-cluttering and tidying up your space is a great first start. Often times a fresh coat of paint and if needed, some new carpeting can be warranted.

Another biggie is pet and smoke odor, and any known safety issues that are likely to come up upon inspection time should be taken care of as well.

When I receive an Inspection Report from the buyer, am I required to fix ALL of the items?

Inspection reports are comprised of 3 categories: Health and Safety Issues, Structural and Mechanical issues and Cosmetic issues. Health and Safety issues and/or Structural issues should be repaired (or were hopefully repaired prior to listing). Cosmetic issues are more at your discretion. At the end of the day, it is your decision to make repairs or not, but especially with Health, Safety and Mechanical issues, you run the risk of buyers backing out of the deal if you decide not to fix the issues and you are likely to run into the same situation with any other buyers. Also, once a defect in your home has been found, you are required to disclose it to all future buyers.

What happens when the appraisal comes in lower than the agreed upon sales price?

First off, this doesn’t actually happen all that often.

When it does, the first step we would take is to discuss the findings with the appraiser and the bank. The second step would be to challenge the appraisal by requesting another opinion. If this fails, then the buyer would either need to come up with a larger down payment or the seller would need to agree to reduce the price of the home. If neither party agrees to either of these solutions, then the contract will be voided.

How long will it take to sell my home?

Ah, if we could have a crystal ball. There are several factors that affect how long it will take to sell a home, but the truth of the matter is that if the house is priced properly it will sell in a reasonable amount of time, but if it is priced too high it will take a lot longer. We all want to get the most out of selling our homes but we have to go in with realistic expectations as well. Our comprehensive Comparable Market Analysis will help you start off on the right foot and in the right price range.

What ARE delayed negotiations?

A common strategy being employed by sellers these days is something called Delayed Negotiations. This basically means that we will list your home mid-week (usually a Wednesday or Thursday) and start showing the house right away but we will not entertain any offers until a time pre-designated before we list. The benefit of this strategy is that, with this competitive market, it gives us an opportunity to ensure that all the buyers who may be interested in your property have ample time to see it before we just take the first offer that may come our way. Please note that once we employ this strategy, we can’t undo it. If an amazing offer comes in same day, we will NOT be at liberty to accept it until after the delayed negotiation window has passed. It’s great for the buyers because they don’t have to drop everything to see a house the minute it lists for fear that it may sell right away but it’s REALLY great for the sellers because it gives us the best opportunity to maximize our profit by creating a scenario where there is competition. There is always a slight chance that you may lose buyer along the way but I find that the potential benefit far outweighs the risks in maximizing profit on the sale of your house.

Price It Right Statistics show that the bulk of activity on your home will happen in the first 30 days. For this reason, it is to your extreme advantage to price your home correctly to sell from the beginning.

There is no magic recipe to guarantee a quick sale, but pricing your home correctly from the start gives us the best shot of getting the most amount of money out of your home in the shortest amount of time.

Here are some considerations when deciding how to price your home:

• First impressions matter! The honeymoon phase of a first listing is about 30 days. This is when you get the most activity on a listing while it’s still a new and fresh item on the market. Buyers who have been looking for a while have seen what’s out there and are just waiting for new homes to be listed. If you’re out of their price range from the beginning, you may not get a second chance with them later down the road.

• Your buyer may not even see you. If you set your starting price too high, there’s a good chance that the right buyer may never even get to see your home. We’ve found that people will set their searches a little over their budgets in hopes of negotiating down but they won’t go too far over.

• You’re actually helping the competition! Agents who are listing properties properly love it when their competitors overprice their homes. If your home is priced too high you will actually drive customers to other similar but properly priced properties because they will see what a value they are getting in the other home. Your goal should be to drive people to YOUR home, not other homes!

• You’ll lose negotiating power. When a home is on the market too long, people begin to wonder what is wrong with the house. Also, they’ll know the house isn’t in high demand so they’re more likely to try and come in with low offers. Ultimately, the longer a house is on the market, the lower is generally goes for.

• Appraisal issues are the icing on the cake of overpricing gone bad. On the off chance that you DO find a buyer to pay a premium for the house, there’s a good chance that the deal will die in appraisal. Buyers can offer to pay all they want but if the bank can’t find supporting evidence to agree to it’s value, the burden of extra funding will fall to the buyer or you’ll have to lower the purchase price anyway.
