checklist

AS SOON AS YOU HAVE A CONFIRMED POSSESSION DATE

 Book movers, professional cleaners & packers (get written estimates).  If packing yourself get boxes, packing tape, scissors, black marker, plastic wrap, bubble wrap & packing paper 

Get rid of things you don’t need anymore. Have a garage sale, donate to charity or dump it.

 Start using up food & consumables so you have less to pack or throw out.

 Call your insurance company to transfer your insurance policy to your new home. ONE MONTH BEFORE MOVING DAY

Time to start packing! Clearly label your boxes to make unpacking easy.

 As you pack, make note of items of significant value. Depending on your insurance policy with your moving company, you will need to declare items of value in case of loss or damage.  Disconnect your alarm system contract and any other monthly contracts such as newspaper, utilities, telephone, cable & internet & arrange for them to be hooked up at your new place.  At your local post office, fill out a change of address form with your new address. 16

Buying a Home should not be a Guessing Game So, how come people often take a mechanic for a test drive before buying a used car, but acquire a 20 times more expensive home based on what their own two untrained eyes tell them?

O

ne reason might be that up until recently, it wasn’t all that easy to find a professional who could make a valid assessment of each of the dozens of systems and components that can go wrong in a house. But finding problems isn’t the really the goal of a home inspection; an accurate reflection of the condition of the house is what home inspectors provide and the real benefit is the peace of mind that comes from having a better idea of the home’s anticipated maintenance costs. When deficiencies are uncovered, however the buyer can take the cost of repairs into account in their offer to purchase or the vendor can make repairs to remove any impediment to the sale of the house. Because the home inspector has no incentive to see costly or unnecessary work, he

can often suggest approaches that are less expensive than just calling in a contractor and asking for a price. By eliminating uncertainty and reducing risk, a home inspection often seals the deal or leads to an earlier sale. Buyers who are not faced with costly surprises tend to be satisfied buyers, which benefits the realtor as the customer returns and recommends the realtor to his friends and family. That’s why real estate agents and smart buyers are turning more and more to professional home inspections. Even in jurisdictions where there are no disclosure requirements, trouble-free transactions are good for everybody. Where the real estate industry is self-regulating or hopes to be, house inspection reduces litigation, demonstrate integrity and provide added value for the customer. www.digitalcopyworks.com


So how does a prospective purchaser find a professional home inspector to help them make an informed decision before buying? Ask your realtor for recommendations. You may only buy one house in a lifetime but Realtors are involved in house sales daily and come to know who does a competent and professional job since a home inspection does, as much for the realtor as for the buyer, they will want the best. Make sure the inspector has a Provincial License and is a member of a reputable industry association such as Canadian Association of Home and Property Inspectors (CAHPI). These associations have strict levels of training and a Code of Standards that the inspector must adhere to. Find out

if your inspector carries errors and omission insurance. Not only does this give you an extra level of protection in case of future problems, but it is a good litmus test for inspectors, those without specialized training either cannot obtain the insurance or can’ t afford it because the rates are much higher for those with lower credentials. Finally, avoid any inspector who offers to do repairs himself or who is involved any way in real estate sales or home repairs. To avoid any possibility of conflict of interest, professional home inspectors stick to inspecting. “Buyer Beware” is not in sync with the modern marketplace. Today, people expect, want and require good value. A professional home inspection is the best way to ensure that value when purchasing your next home.
