Buying a home should not be a guessing game So, how come people often take a mechanic for a test drive before buying a used car, but acquire a 20 times more expensive home based on what their own two untrained eyes tell them?

ne reason might be that up until recently, it wasn’t all that easy to find a professional who could make a valid assessment of each of the dozens of systems and components that can go wrong in a house. But finding problems isn’t the really the goal of a home inspection; an accurate reflection of the condition of the house is what home inspectors provide and the real benefit is the peace of mind that comes from having a better idea of the home’s anticipated maintenance costs. When deficiencies are uncovered, however the buyer can take the cost of repairs into account in their offer to purchase or the vendor can make repairs to remove any impediment to the sale of the house. than just calling in a contractor and asking for a price. By eliminating uncertainty and reducing risk, a home inspection often seals the deal or leads to an earlier sale. That’s why real estate agents and smart buyers are turning more and more to professional home inspections. Even in jurisdictions where there are no disclosure requirements, trouble-free transactions are good for everybody. Where the real estate industry is selfregulating or hopes to be, house inspection reduces litigation, demonstrate integrity and provide added value for the customer. So how does a prospective purchaser find a professional home inspector to

You may only buy one house in a lifetime but Realtors are involved in house sales daily and come to know who does a competent and professional job since a home inspection does, as much for the realtor as for the buyer, they will want the best. Make sure the inspector has a Provincial License and is a member of a reputable industry association such as Canadian Association of Home and Property Inspectors (CAHPI). These associations have strict levels of training and a Code of Standards that the inspector must adhere to. Find out if your inspector carries errors and omission insurance. Not only does this give
you an extra level of protection in case of future problems, but it is a good litmus test for inspectors, those without specialized training either cannot obtain the insurance or can’ t afford it because the rates are much higher for those with lower credentials. Finally, avoid any inspector who offers to do repairs himself or who is involved any way in real estate sales or home repairs. To avoid any possibility of conflict of interest, professional home inspectors stick to inspecting. “Buyer Beware” is not in sync with the modern marketplace. Today, people expect, want and require good value. A professional home inspection is the best way to ensure that value when purchasing your next home.

Renovation Reality Home improvement can be a challenge, so we all look for suggestions and helpful tips on how to not only get the look we want, but also how to do it in a practical and affordable way. We all try to be creative, and with just a bit of helpful inspiration from other people, magazines, websites or even reality television shows, we can create an all new look that suits our style. It is exciting to plan our dream spaces! Who doesn’t love the drama of watching contractors working through the challenges of a home renovation project on TV… and seeing the looks on people's faces as they walk into their homes for the first time to see the final product? Most of the shows on TV are entertaining and fast-paced, but just how realistic are they? There’s a lot going on behind the scenes, and a lot that isn’t said. Let’s talk about what home improvement shows don’t tell you about the real deal. Mostly it comes down to budgets and timelines! Budgets from DIY television shows are usually not realistic. Some renovation shows don’t charge the homeowners for labor, even though we see a large crew hard at work. Other times, contractors agree to work at a discounted rate since they are getting advertising and television exposure. Some supplies are donated in return for on-air promotion. In the final reveal, homes are often staged, with the furniture, window treatments, fixtures and accessories not being included in the budget.

This is a definite wow factor at the end of a project that should be considered but is usually left out of the overall budget. Before undertaking a major renovation, take the time to create a budget along with your contractor. Be sure to include all material, labor and carrying costs. Most experts recommend adding at least 20% to your overall projected costs to cover unexpected expenses, sometimes your contractor will add in this contingency to your budget. Constant communication about changing expenses with your contractor is key to feeling comfortable during and at the end of the project. When it comes to timing DIY shows almost always skim over the preparation that must be done before a renovation can start. Building permits are often needed and building plans may need professionally drawn up, which can be a lengthy (and costly) process. Site visits are sometimes required by the city. Structural engineers, electricians and other specialists may need to make inspections or complete preliminary work before the renovation can even start. Structural engineers, electricians

On television, producers fast-track the work, off camera, large teams of 30 or more contractors may be working 24 hours per day in order to prepare the big reveal. Some work may have been done in advance, contributing to the wonderful new kitchen built in only three days. In real life, expect a renovation to take weeks or months, not days. Read a paint can, most finishes recommend 30 days before wiping walls, yet on TV the furniture is often being moved in even before the paint is dry! Working with an experienced contractor and their team of trusted tradespeople is going to make you feel at ease about starting and working through your home renovation. They should keep you involved and informed about changes in timing and budget at all stages of the project. Issues will most likely come up, but working with experienced people will guarantee quick solutions and modifications to ensure the least disruption to your project. Ask for references or testimonials from past clients - who better to tell you about their experience than someone who has worked through a project with the contractor you are considering have come into your space for the next few weeks or months? We’re probably better off appreciating these reality shows for what they are: entertainment with some helpful home improvement tips. Enjoy the drama, and note the design ideas you like, but think REALLY realistic when it comes time to start your own project - call the experienced professionals to work with you to guide you through from design to completion to ensure a positive & enjoyable renovation experience!
WOOD FINISHING -Done Right
The Basic Cabinet Renewal job requires no color shift or color change and like the classic floor job, has minimal wear on the wood surface. Grease and dirt are easily removed and touch-up is performed quickly and timely. You will really love the convenience, along with the shine and luster this service will bring to your tired cabinets. Items can be left in the cabinets and drawers without interfering with the work. Unlike traditional cabinet refacing, most basic jobs are completed in one day, which is both economic and convenient. The complete Color Change on cabinets involves a much more dramatic effect. Often the change will involve going from a golden oak or whitewash finish to a cherry, walnut or black tone. Our process far surpasses the results you’ll get from cabinet painters. Simply select any sample cabinet color or finish style in the Design Center and N-Hance can generally match it. The ideal Basic Floor Renewal job is a floor that has some visible wear with light surface scratches. The finish is pretty much intact with no signs of bare wood. Separations between the boards are minimal and the entire floor requires minor touch-up, if any. A Basic Floor Renewal is typically completed in just one day. The Hammered Floor Renewal is for a little rougher floor with grey to black traffic areas that have been worn down to the bare wood. The finish may be intact along the perimeter of the room, but the center of the floor is completely worn. Deep impressions and cross grain scratches are visible due to large dogs, children or moving furniture around such as a piano or refrigerator. Water damage may be present on this type of floor and separations between the boards run throughout the entire wood surface. With this type of floor the technician needs to screen and fill the floor and it may take 1-2 days to finish the job. There are many floors that cannot be sanded such as cork, bamboo, some engineered floors and the increasingly popular hand-scraped or distressed floors. Even with solid wood floors that can be sanded, you can only do it one or two times before you’re down to the tongue and groove. Because the N-Hance process doesn’t generally go down to the grain level, we can refinish all of these types of floors. N-Hance is your only solution for these types of popular floors.
