South Country Co-op’s 13th Avenue food store and pharmacy are going through some changes! The two sites have been under construction since the summer to bring improved service, more offerings, and better selection to our member-owners and guests. The 13th Ave food store was built in the late 1970’s and has only had minor upgrades in the past ten years. After the Northlands food store renovation in 2017, the 13th Avenue store needed to be modernized to match the bright, inviting, and contemporary look of its sister site. Darren Andres, interim Operations Manager at South Country Co-op, is eager for guests to see the expanded 12 Construction Directory 2019
offerings that will be available. Some of them include the Market Town Fried Chicken program for the deli, as well as homemade kettle chips and tortilla chips, a larger and more varied flower arrangement selection, new produce and bakery fixtures, and a gift inspiration area. Guests have already noticed some changes such as new flooring, shelving units, and interior décor. “The store will have a new, modern look, with greater offerings, and it will be consistent with the look of our Northlands food store,” Andres explained.

The food store isn’t the only site going through changes; the 13th Avenue South Country Co-op Pharmacy is getting a brand-new space, directly across from the food store. This will provide member-owners and guests with a one-stop shop, and a “seamless” shopping experience with improved convenience that makes it easy have your prescription filled while you grocery shop! Pharmacy Division Manager Claudette Hoffart says that the new pharmacy will create “a better customer experience, and will allow our Team to provide enhanced service”, and that it will present a more comfortable shopping experience for guests thanks to the additional space. A larger workspace for the pharmacy Team will make their daily tasks easier to complete, resulting in more
positive guest experiences. Hoffart is also looking forward to improvements with efficiency in the pharmacy, thanks to a blister-packing robot called SynMed. This machine will automate medication packaging and free up time for the pharmacy team to reinvest in providing excellent customer service for guests. Some of the other features to look forward to with the new Pharmacy include a larger selection of over-thecounter products, more consultation rooms for added privacy, additional prescription drop off and pick-up windows, and more. Pharmacy guests can also look forward to a pharmacy website and mobile app. Watch for news about these features, coming soon!

The combined cost for the renovations of these two sites is approximately $2 million, with a focus on longterm sustainability by using energy efficient systems. irbapeal is a locally family owned and operated company in Medicine Hat that prides ourselves in making your property look next to new. We specialize in six main services. Those are Pressure Washing, House Washing, Window Cleaning, Gutter Cleaning, Stain Removal, and Concrete Sealing. PRESSURE WASHING People may think that a pressure washer is a pressure washer. We use commercial grade pressure washers. People are always asking us how much pressure we use. Pressure is only one facet to the cleaning process. We like to focus on Cleaning Units (CU). A CU is calculated when you multiply the Gallons Per Minute (GPM) by the pressure the machine creates. The average home model pressure washer does 3500 PSI at 2 GPM, which is 7,000 CU. Our machines run at 14,400 CU which means we can clean more than twice as fast as a regular home model. Not only that, we carry 200 ft of high pressure hose, and 150 ft of supply hose, which means we take much less time to clean than the average home model since we

don’t have to shut the machine down, to move it when we run out of hose. Think about washing your hands for a second. Have you ever noticed that when you wash your dirty hands, some dirt comes off, but when you add soap, your hands come clean? We use soap, with a surfactant. A surfactant lowers the surface tension of the water, letting the soap do a lot of the work. When we apply pressure after we soap, it’s just like washing your hands, and the dirt comes off easier. A lot of our pressure washing is surface cleaning. Surface cleaning is any flat surface like a deck, a patio, or a driveway. We use a special tool called a surface cleaner that looks like a lawnmower. It’s attached to the pressure washer, and two jets spin at over 1,000 rpm to lift the deep dirt in your concrete, or duradeck. HOUSE WASHING Our house washing is done with low pressure, less pressure than the full spray on your garden hose. We soap up your house, then we rinse it off. We are able to clean stucco, brick, hardy board, stone, wood, and vinyl siding. Believe it or not, siding is the
ARTICLES hardest to clean because it produces a substance called oxidation. This is a white powder that forms from too much sun. It is typically on the south and east side of your home. In most cases we can take it off. WINDOW CLEANING We have a seven step window cleaning process on both your inside and outside panes that makes your windows look paneless. 1. Wash your frames 2. Wash your panes 3. Scour your panes (we use #0000 Grade steel wool to remove all the microscopic particles so the rain doesn’t stick to your panes 4. Rinse your panes 5. Squeegee your panes 6. Detail the edges 7. Inspect every pane GUTTER CLEANING Like our window cleaning process, we have a seven step gutter cleaning process. 1. Take before pictures 2. Remove debris 3. Pressure wash your gutters 4. Check and clear your downspouts 5. Check for leaks and seal if necessary 6. Take after pictures 7. Clean up STAIN REMOVAL We are able to take oil and other hydrocarbon stains out of your concrete. We use a plant based product to lift it out. We can take rust stains out of your concrete, stucco,
siding, and brick. Stucco is notorious for calcium stains, especially under the windows. We are able to take those out for you also. CONCRETE SEALING Have you ever noticed that your new driveway is starting to get pits in it? This is from all the road salt eating away at it. We can prevent that with a concrete seal. We first do a deep clean of your concrete, then when its dry, we apply our sealant. Your driveway will look spectacular, and it will save it from damage due to the elements. The good news is, its 10 times less than getting a new driveway. HOW DO I SELECT MY COMMERCIAL DEVELOPER/BUILDER? For business owners and managers your first step in finding a commercial developer or building contractor, is taking a good hard look at what you want and need in terms of a construction/ renovation project. “A clearly defined strategy will help establish a character of success for your project, no matter what you are building or renovating.” The initial challenge will be to define what you need, versus what you think you may need. An honest assessment will help clear up what you expect. Items include the general scope of work, quality level, project timing and safety. What you are prepared to invest in your project? “The ultimate goal now, is for you to find a reputable company that can deliver your list, at a reasonable cost” WHAT ELSE SHOULD I DO? Pay attention to local word-of-mouth referrals and references of contractors and developers. It’s necessary to check and verify performance experience. checking their references for similar work is no different than checking into a prospective employee’s history. A FEW POINTS: • Ask questions until you have no more, take nothing for granted. • E v e r y p r o j e c t h a s d i f f e r e n t requirements, experience and good track records are important. Check out a firm’s technical capabilities, safety certifications and record. • Construction is about communication and relationships and trust. Have face to face meetings with the firm you are interested in. Make sure you are comfortable! • D o e s t h e c o n t r a c t o r h a v e a clear understanding and good documentation? Are their answers detailed? • Selecting a contractor solely on price is very risky. Remember: “You usually get what you pay for, and you don’t get what you didn’t pay for” Go with your gut, instincts are seldom wrong.
