Property Market Summary - May 2015 In recent times, the residential property market in the North West has provided for higher yields than any other region in the country, with an average of 7.1%. Liverpool has been one of the best performing areas for investors in the North West in this period. This vibrant city has gone through massive amounts of regeneration, to accommodate its booming population.

The Liverpool property market has seen extremely buoyant growth in the last 12 months with typical residential property values increasing by 5% - 5.8% on average across the majority of price ranges. Lewis’s building and Central Village - Adagio Apart hotel is already open in the iconic Lewis’s building as it undergoes a multi-million pound redevelopment. Behind the front doors a fully functioning gym is waiting to be used, though PureGym has now delayed opening until April after initially hoping to do so late last year. Meanwhile, Lidl is due to enter the site while one of the site’s neighboring buildings has been leveled this year as Renshaw Street changes before our eyes. New exhibition centre - The rooftop of the £58m Waterfront complex was completed late last year and the developers behind Exhibition Centre Liverpool are planning a grand opening of the site in September. Before then there will be a series of summer events and opening celebrations to mark the completion of this huge project, which will also see a four-star hotel form part of the new complex. Rat and Parrot - Earlier this year the ECHO revealed £1m plans to transform the empty Rat and Parrot pub in Queen Square. The three-storey property, on the corner of Whitechapel and Hood Street, has been empty since Christmas 2011 but it is set to be transformed into a retail and leisure complex. Passed by thousands of people using the Queen Square bus station everyday, it is hoped that the site will prove popular and work is expected start in the spring. Doubletree at the Hilton - Liverpool’s new four-star Hilton hotel – housed in one of the city’s finest historic buildings – is just months away from opening and bosses have just announced Michelin-starred chef Jean-Christophe Novelli will have a restaurant at the site.The Grade-II listed former Municipal Annexe, at the corner of Dale Street and Sir Thomas Street, is being extensively restored and is expected to be a show-stopping venue to add to Liverpool’s hotel scene. Lime Street - Developers Neptune are drawing up plans that would result in large scale changes on Lime Street, with the landscape between The Vines and The Crown are particularly expected to change dramatically. Last month the company distanced itself from images showing student accommodation and a hotel replacing historic facades, and said it hoped to keep the front of the Futurist cinema, but expect more information to be revealed this year on the plans for Lime Street. The image here is a "merely illustrative" design by Infinite 3D. Castle Street - The listed Queen Building on Castle Street is undergoing a huge renovation, with ongoing work obvious to anyone walking down this busy street as the entrance remains hidden by hoardings. This year that work is set to be complete with Tune Hotels becoming the latest hotel in the city’s business district. The site will also see the arrival of popular Argentinianthemed restaurant CAU. Student development on Myrtle Street/Hope Street - If you travel into the city down Myrtle Street it is impossible to miss the large scale student accommodation construction site on the road’s junction with Hope Street. The first in the UK to be built using bedrooms built abroad and shipped in crates to be stacked up on top of each other on site, the scheme will see more than 300 students accommodated in the building once it is complete. More Student flats at Hatton Garden - At the other end of the city centre is another large scale student accommodation development, costing £25m. This 11-storey development will have 397 rooms, in addition to a student bar, gym, parking and shops.There are lots of student developments in the city, but the size of this project truly makes it stand out.

The Royal Hospital - On the outskirts of the city centre this is a project that has a major impact on everyone in the city. Due for completion in 2017. The new Royal is being built on the corner of West Derby Street and Low Hill, behind the existing hospital, and will be an obvious change to Liverpool’s skyline." Royal Court - The popular city centre theatre is undergoing renovation work, the latest stage comprising changes to its entrance. The refurbishment sees the extension of the building to fill the space currently covered by a canopy which will allow the Box Office to be moved to the front of the building. According to theatre chiefs the new entrance will be a “striking addition” to the site while lifts are being added to all areas of the theatre. A new basement venue will also be included.
